Favorite areas, the upstairs office, the bathrooms. The outdoor terrace spaces are EVERYTHING to soak up the endless city views and escape to tranquility in a lovely, lush setting. As a recently-former Manhattan resident and nerd of these kinds of videos, the outdoor space available here is unprecedented and spectacular. There may be something comparable that _exists_ but I haven't seen it for sale. The fact that any "billionaire" would spend millions on a sky-high, enclosed box nearby, rather than snatch up this spot simply goes to show those "billionaire row" towers are for people to park their cash. This is apartment for people that want to live their best life. Amazing!
I had a client who lived on the west side of the park and so am very familiar with that area. I also lived in Manhattan and can say without a doubt this is quite possibly the most exciting and romantic place ever. That apartment with that roof garden is a gem though

Couldn't agree more. Of you pay a full price up front of cash 22M$ you shouldn't have a maintenance fee like that. If you lived here for 20 years you will have paid 3.1M$ just on maintenance fee alone. Never mind all the other little bills and refurnish. You buy this building you will never get that money back! In 10 years 20 years God only knows how bad NYC will be and if a war breaks out in the next 20 years? Yeah you're in a very bad spot. But look anyone who does buy this place 100% will be able to afford all that. Its just as great as the views are. There are way better places Ryan has shown imo.

I don't think this is entirely true. There are buildings that have reputations for being very tough socially. The tower of power for example on Park. But co-ops can only discriminate so much since the pool of people with money AND acceptable credentials is small. It often hinges on finances first, followed by other factors. We turned down someone who was socially acceptable, but didn't have deep enough pockets. They could afford the unit, but didn't have the wealth level to insure that if something went wrong the rest of us wouldn't be stuck covering their monthly costs. Remember, each unit has a monthly maintenance fee to cover all the expenses - from taxes to doorman to utilities shared in common by the owners. Some of these fees can run 5,000 to 15,000 a month depending. Some units, much higher. Co-ops often look for someone who has enough resources so that the unit and its running costs are only a small percentage of their total next worth - say 20% max. So in reality, in the fancier buildings, you'll need 5 times the purchase price in additional assets. Want a 10 million apartment in a co-op? Better have 50 million in the bank. This "multiple" varies building to building of course, so take this only as a general rule. As for social aspects, yes it is true some co-ops discriminate. They are not traditional condos or housing units. You are being invited in as a shareholder in a common investment. So any negative behavior that would take away from the value of the investment would not be desired. Many actually do not want celebrities who would cause problems or people who have polarizing public profiles or reputations for boisterous rude behavior. The Dakota, for example, has become a tourist attraction with its association with John Lennon, Yoko Ono, Mia Farrow, Woody Allen, etc... That's nice for the tourists, not so nice for people who live there. That said, the co-op process is tough. They look at everything - all your finances, require letters of recommendations, employment history, school and educational background. Everything. But is is only a small number of buildings - maybe 20 or so where this sort of social barrier is likely still enforced to some degree or another. Money, decently and legally made, will generally carry the day.
The outdoor space and the views certainly outweigh any problems I have with the apartment itself (Like it basically having only 2 true bedrooms (other two rooms that are counted as bedrooms include a room whose only connection to the rest of the flat as far as I can deduce from the video is trough the kitchen and a room that, again, as far as I can deduce from the video, is the only way to get to the rooftop terrace.) Basically if you have two kids of different sexes you can't put them in separate rooms and if you ever have guests they'd either have to sleep behind the kitchen or in the room that is your only entry to the rooftop terrace.
The only way I could make it through this video was to mute the fawning broker-babble. These guys always look awkward in their suits. The no socks look doesn't make him hip as much as unprofessional.
