      Honestly, this place was pretty budget friendly.. I'd say they didn't go over $200,000. Permits for a remodel / addition are much cheaper than New Construction building permits too.

    Your content is dope! I am a wholesaler, that expanded to flipping using only GC's and not really understanding the construction process myself. Now I have expanded into new construction and am managing my first two projects. Your 10-day build gave me a lot of context with regard to what goes into the framing process.

    The room under the deck is nuts. I can't imagine that renter is going to happy. I hope the builder spent a bit to put some rockwool or some resilient channels.

    Never understood the American love of "large bedrooms", nice to be able to get around the bed but in the UK, bedrooms are tiny compared to North America. Rather have extra common space. Nice little unit, AirBnB no doubt. For contrast our first apartment was approx 500 sq/ft. We sold that, moved to Canada and bought 2 acres + house. :-) expat living, never looked back.

    very impressive for your building skills. One question: i see your roof is flat. I am thinking how it can be water proof. i also don't see roof has insulation to keep house cool in summer and warm in winter. Maybe the video didn't show. Thanks for sharing your video. i live in Canada.

    Great content that house turned out great. Your right that living room is difficult to layout and wow thats crazy how does a college student afford 1400????

      Rich parents! Not to sound bad, but these kids don't appreciate much. Not the ones that rent in this specific area.. They trash the homes, bust holes in the walls, spray paint the exteriors. It's pretty upsetting to see!

    That rent is insane, here in NE Ohio an apartment this size rents for like $500 a month

    Yeah. It doesn't take long for college students to totally trash a new house. The only way to cover yourself is to jack the rent price up so high they can't afford it, but then, neither can most other renters. It's a catch-22. I guess someone with money to invest should try to find some other way to invest it.

    I loathe 'natural light' in most cases. I live in a house with 36"x72" windows and the cooling is a bitch. It's genuinely not worth the 'savings' on lighting since LED bulbs are more commonplace now.
