I was delivering a container to a well known building company. The builders were saying that one of their bricklayers had been sacked because a prospective buyer had asked him if the houses were ok. He told them the build quality was crap and he wouldn’t buy one.

I’m a retired brickie and the guy I worked for employed only quality tradesmen and when I was looking after a build when the inspector came onto site saw who the contractor was he said thank goodness I know everything will be done properly, that’s how it should be proper tradesmen and quality building materials, as I was taught it’s far easier doing it correctly first time and don’t be afraid to point out someone’s error the guy might have been distracted and forgot to finish it off properly because true tradesmen don’t want to get a bad name

Hi I’m a bricklayer and your spot on in what you say. Today it seems to me that there are 3 main problems in construction today in uk.
1 The price mercenaries (subcontractors) getting is crazy. In Lincoln it’s over a £ a brick. So they are going to slam them in.
2 time constraints on getting house done
3 new gen of trades men out there are well under qualified in their trade. NVQ what a joke. A 2 year college course isn’t worth the paper it’s printed on. I know I got it. I passed 2004 and it was a better course then. But now kids are passing level 2 courses on work that we did halfway in level 1 it’s crazy. My apprentice has passed his course work in brickwork but never done a fire place a chimney and won’t get qualified until he passes year2 higher learning math. Should go back to city and guilds. Most lads out there now have little to no trowel time it’s rong. As long as you can half lay to a line you pass it crazy.

My partner and I bought our first house together around 20 years ago. It cost almost half a million pounds. The snagging list turned in to a bound volume of faults found by the surveyor I employed. We had the window manufacturers inspect the installation and every window was condemned and had to be replaced. This was just the start, eventually we were given another house to live in while ours was being repaired. This took 6 months. THE NHBC CLAIMED THEY HAD INSPECTED THE PROPERTY. In fact at the time of this so called inspection we had been living in the property for 3 months and I can't recall being paid a visit by this organisation. What we must remember is that the NHBC is funded by the house building industry. Talk about a fox looking after the chickens.

@Retrobunnies Bit harsh bud, doesn't matter what price it was really. 9 times out of 10 a house regardless of size is going to be the most expensive purchase/debt anyone owns. New builds get a bad rep and there clearly are some shocking builders out there who put profits over quality. But there are also plenty of sh*try old house out there also with no DPCs, riddled with asbestos, radon issues ect ect not to mention the energy efficiency rating (best of luck with the energy price increases).
I have owned new and old and would say both can be good or bad and mostly down to preference when the houses are good quality.

I worked in a school built in the early 1900s, as a child I went to schools built in the 50s when my home was built, there was always leaks if it rained. Where I worked leaks were very rare. The walls were mostly a foot, 12 inch, 30 cm thick. The drill bits often snapped so any repairs could take a few weeks as the drill bits were difficult to get hold of .

There was no accountability, the building companies are effectively accountants, they rely on contractors to police their own work, the NHBC was almost invisible. It's no wonder things go wrong! I see this argument a lot, but my question is why is it never raised that the builders ultimately have responsibility over their own work? We already know that construction work is vastly overpaid for its market value, so builders think they can just slack off and cut corners because some bean counter in Head Office says so? I mean, how much more incentive to builders need to do a proper job? Infinity pounds per job? A medal? A parade? This attitude is completely endemic to the building trade and perpetuated by those in it. A surgeon doesn't just cut your appendix off and then leave it in your torso because they think they're not being paid enough. A fireman doesn't arrive at a fire and put half of it out because they think they're not being paid enough. A teacher doesn't get to 1pm and stop teaching because they think they're not getting paid enough. A waiter doesn't bring you your starter and then just doesn't bring you your main or dessert because they think they're not being paid enough.
Never mind the fact that you go to any building site anywhere, ever, and you'll find the majority of builders at any one time simply not working. Either waiting for the outcome of fixing their own dumb mistakes, or heading for their fourth meal of the day and it's not even 3 o'clock, or increasingly only working school hours between 9am and 3/4pm, or on their phones in the van cab, or standing around smoking and vaping next to open sewers, electrical conduits, gas lines, etc.
Anybody else in any other industry would be fired quicker than you can say lickety-split for what builders in this country get away with, and get far less pay and social plaudits for much worse working conditions and protections.
I ask again, what incentive to builders actually need to complete the job they're being paid a far above average salary to an acceptable standard? Because we can't keep paying Derek £50K/year to rock up at 11am, sit in the van picking his arse for an hour, waltz into a building site, make a hash job of fixing two pipes together, and then say he's done for the day and bugger off down the pub.

That development of houses is only about 8 years old and have already had extensive roof repairs because they leaked as they weren't constructed properly. When the gable end went, it turns out they forgot to put the wall ties in, then lashed a few in afterwards, securing them to the surface of the inner wall with a rawlplug and a screw! None of them were done properly, so all the other end houses STILL have scaff bracing the gable ends up and still not fixed, months later. And they were all signed off by building control. NHBC are dragging their feet, and the council are trying to wriggle out of any responsibility despite signing them off... I'm bloody glad my house was built in the 1930s. I bought a new build roughly 25 years ago. There were minor issues such as a kitchen tile that had been bodged, three attempts to get the worktops correct, a pipe to the shower which started bulging out of the wall at the top of the stairs, one floor tile that was a different colour to all the rest. Most of these were sorted, but I discovered a crack running down an external wall through both the mortar joints and the bricks themselves which you could easily fit a pound coin in. I took pictures, wrote to NHBC as we had the "guarantee" and they said there was no cause to worry or correct it! If the NHBC don't have the balls, ( or made independent of the building trade), to actually act on poor workmanship and material failure then this will continue to be the standard the public can expect. Oh and don't forget, even older homes aren't exempt from poor workmanship. A lot of the suburbs we have now were built after the war, when housing was in short supply and there was a plentiful supply of servicemen ready to roll up their sleeves and build them, with minimal training etc.

It’s not the responsibility of building control for quality issues mate, building regs are the absolute minimum you can get away with ie the lowest of the low, the only way that house builders will learn is if the trades are competent, correct wages are paid and the people doing the work take some pride in their work but everyone needs to put food on the table. A clerk of works is the way but not many housebashers would want to be on a site that they can’t get away with sub standard work so they move on to the next one to have a go, a snagging inspector gets paid for finding the faults after the event; qualifications required - none really; anyone can do it so that isn’t the answer. If everything was perfect then a snagging inspector would be out of a job so go figure. At the end of the day EVERYONE is doing it for the money and nothing else.

I was already waiting for the electrician to fix the switches as I could turn the living room light on/off every time I used the kitchen light switch. Following week there was a loud bang from upstairs. I went up to find my sons bedroom had a hole from floor to ceiling in the corner that I could fit my fist in. I spent the next week in a hotel and moved all my stuff out - I handed the house back after speaking to my mortgage lender and their financial team I got a refund plus compensation etc. The hole had appeared in the neighbouring house as well. they also handed their house back and the pair were demolished and re built. I now live in a solid house built in 1953. Never again will I live in a new build.

I use to install flooring, one customer flipped houses , new furnace waterheater air-conditioning all the major things new paint and flooring, I once walked into a house they flipped and said you built a closet in the bedroom? And he said yes wondering how I knew since I hadn't walked into the bedroom I said it's the only square wall in the place, from the floor to the ceiling the house was leaning about 2 or 3 inches. They sold it contract for deed.

A few years ago a new build bungalow at Hartford Hall Estate, Bedlington had been completed with no damp course installed. The old bloke that bought it was distraught after damp crept up the internal walls in five months. The builder conveniently went bankrupt on a Friday and started trading again on the following Monday under his wife's name. Wansbeck council had to pay for the remedial works as their "Building Inspector" had signed off that the damp course was "satisfactory" when in fact he had never paid the site a visit. I have read that he moved on not long after the problem came to light.
Another recent build at Malvins Close, Blyth had houses built on a filled in railway cutting that had had the embankments "reinforced" with Japanese knotweed as was common with the railway companies many years ago. The "builder" (and I use that title very loosely) used clay to a depth of three metres to "keep it at bay".
Well the clay will most likely do that at least until the ten year NHBC guarantee expires, then the darling little knotweed shoots will start popping up through the concrete living room floors to announce to the world that the clay did not kill or stop it.

The abolition of apprenticeships by Mrs thatcher, deemed as too costly, and time consuming in the 80s. Along with cheap foreign labour. This signed the death nell in the building trade. Here's a prime example.
Future governments, including Blair, just added to this decline in quality built homes.

    • @stevehallam6495

it's not the abolition of apprenticeships that's the problem. Clever kids don't come into construction trades anymore because it is hard work and you need to graft for your money.....this has effectively weakened the construction genepool so this is what you are left with.

I once on a site sat & watched a carpenter with a £500 compound mitre saw waste about 100m of architrave trying to cut 2x 45 degree cuts, i left to return the following day to find the 1st floor with a set 3 degrees out on each cut & the other 6 floors just butted square on. I could have made those cuts with nothing more than a bevel, hand saw, pencil & a scrap bit of paper, it would have taken 30 seconds not the 2 or so hours i witnessed.

However we recently bought a new build from a developer with a very bad reputation, but to be fair to them, they have cleaned up their act and we have had very few snagging issues, and the standard of workmanship has been mostly excellent with none of the issues I've seen in videos like this one.
Where there have been minor issues, they fixed them within ba few days

  • @Thematt11

The tragic thing (for those asking 'why do people buy these?') it's because the developers rely on selling people desperate for housing a 'cheap' house off plan. These buyers rarely know what they're talking about when it comes to any aspect of house building and likely don't see much of the property before move in day by which point the developer has thier money and any issues are hard to rectify. It's not limited to cheaper houses either. A long while ago when I was a mover I moved a couple into a brand new high value executive house (they were both senior doctors). The entire place was riddled with poor fit and finish, half the sockets didn't work, the downstairs loo didn't flush and the kitchen island worktop (which was a solid slab of granite) wasn't fastened down.

There's a snobbery attached with having a "brand new" house. I saw through it years ago, my wife always talked about it but I've worked in enough of them to know what half arsed crap they are. In addition to being soulless boxes. Would not in a million years buy off plan. Much much rather buy something old and run down and spend a few years renovating it, then move on to the next one.

We can thank Tony Blair for this. It was his Govt that stated an intention of sending 50% of 18 year olds to University ( up from 15%)....the result is tens of thousands of young men who do not want to do apprenticeships in building, but would rather have 3 years at University - and racking up £50k of debt into the bargain. So we have cheap, unskilled Foreign 'skilled' labour filling the gaps - or Not, as the case may be. Another scandal in the offing, courtesy of New Labour ( policies that have continued under the so-called Conservatives)

This is pretty much it. Two thirds of population growth in the UK is immigration. That's why we need to throw up so many of these half arsed overpriced dumps. You ask yourself who's even buying these shitty houses? Well its the middle classes fleeing from the cities as they fill up with the fucking third world. Funny thing is they are attracted to the idea of a new build. My wife always wanted one but we could never afford it thank fuck for that, we did up a few old places and moved on each time.
