Curious as to how they solved some of the bigger issues in the report, did they deny fixing some of the issues and what can you do with that?
I'm also curious how the bigger issues were fixed. For example, issue 32 - inadequately sized mortar joints. How can you fix that without knocking down half the house and rebuilding it?
@@thomasdalton1508 he does touch on this in some videos and they would normally have to rebuild that part of the outer wall - that’s just the exterior brickwork and won’t affect the interior of the house.
Plenty of defects...
When I do reports I will number every single instance I find. It prevents a lot of back and forth.
For example;
Issue 47, bed 1 damage to paint work
- 47.1 bed 1 west wall
- 47.2 bed 1 west wall skirting
- 47.3 bed 1 door jamb
That way the builder doesnt come back and say "you never told me" because I can immediately say item 47.3 page 15 of report dated xx/xx/xx.
But it still keeps the report readable and doesnt get lost in 27 thousand tiny problems. So the PM can read the heading and see 6 issues with paint work, then the painter can read the detail and see 27 instances that need fixing.
Great video. My new build will be ready in one month and I will book your services, I have been following you for a while and your work is amazing. One suggestion on the video, I think you mention to many times on how you don’t keep counting the same issues and always make a note “as above”.

I’ve booked a visit from you guys on my new home. I did I snag list for my daughters and after listening to your comments I probably went overboard on the paint issues but I did get them to rebuild a gable end wall and replace the garden wall thanks to the NHBC guidelines 😃
They did try to fob us off and it’s taken 20 months
Most of these issues are absolute shocking I don't know how they can be allowed to sell a house like this they should compensate the owner by new laws that should be introduced.
That was quite a worrying report. I knew things were bad on some sites but it would appear that the final finish is where most of the snags are. However even poorly done paintwork can hide a multitude of sins. I guess a full report to that standard would cost what around £1,000? Or do you work on % on sale price. Brilliant report nice job.

im building a garden shed right now and judging by your videos im doing extremely well, im fussing over 2mm here and there, joinery is easy its just knocking bits of stick together

Do you inspect the roof externally with a drone?
Do you check that toilets flush properly and drainage clears adequately?
Do you inspect the roofspace and correct depth and correct insulation installation.
Do you cover the north west around the southport area?
What is your lead time? I'm scheduled to complete on my new build around the first week in October.

Are you called in to re-inspect a property after the developer has worked on the issues?
Gas bonding is always required as is bonding to internal coper pipes. A lot of plumbers will refute that on the basis that the supply is MDPE but its exactly that that requires the bonding. If there is a lightning strike to the property and there is any pipework in the loft space that strike can then travel through the entire plumbing system with no where to go. Bonding gives it a line to earth to safely pass. In older houses in Scotland it used to be common for open vented hot water cylinders to vent above the roof in a walking stick curve. Such a vent is a prime lightning strike target and one of the main reasons why all copper pipes should be bonded.
Do you ever go back to properties once the work has been carried out? I'd not have much faith in the builder who built the house being capable of carrying out the work correctly a second time
Indeed, with our property most repairs only made it worse.
If you received a brand new property in this condition, how can trust that the repairs are going to have quality?
That’s bad having that many snags in a brand new house ready to hand over 😬 some seriously lazy tradesmen about nowadays , no pride or love for their work anymore , just about the cash and early finishes (not all tradesmen tho) some still really do take pride in their work , I was taught to work in every house asif it was my own

The pipework to the soil stack- should be a 1 in 40 drop at most. Very confused what happened there to necessitate that mess. Worth seeing if all the other properties have that.

It's great that you can make a living from pointing out stuff that is so obvious, yet the "not that poorly paid" workforce who build these identical boxes cannot be bothered to adhere to the standards they sign up to. End of the day, the developer only pay's the workers, the workers should be keeping the standards up, site managers and work teams have the duty to be proud of their work. I'd love to see some tips and pointers on how to become a snagging inspector, looks more fun than my current job :)
This is absolutely disgusting. If this was a car, would you accept this from the manufacturer? NO!!!! ABSOLUTELY SHOCKING Workmanship
I would accept the the door needing trimming as they don't know how thick your carpets will be, but anything else is definitely not acceptable

We can only socket test and see what's on show, so there's usually not many issues we can see with electrics
@@newhomequalitycontrol Worth taking pictures of the consumer units. I have seen some on new builds with massive gaps that you could put two finger into. Obviously don't stick your finger in a hole where there could be electricity, that would be dangerous.
Brilliant as always! Id be gutted if I just bought that house and it was in that state!! What would worry me is if what you can see is that bad, just how bad is the parts you cant see!!

@@newhomequalitycontrol When you go onto sites to perform an inspection, do you carry leaflets with you? You could pop one in the doors of homes that look like folk have moved in saying their neighbour has just used your service etc! be a good way to drum up business! Imagine if a neighbour knocked on the door of someone who used you and asked how it went, id me straight on the phone to you!
The builder will not permit access to the property for snagging until you have completed and they have your money

Good explanation, excellent work (from your side). Around mediocre from a developer, and in some cases - really bad - while sitting plates are missing ? Why paint in such a state? What they have no proud in their work?

What qualifications did you have to complete to carry out the work you do. Think I remember from your other videos that you were a carpenter by trade.
Do you give two reports, one for the development and one for myself. Do you come back after the developer has rectified the problems.
How long would you be on an average 5 bed detached house.

Is it because these roles are sub sub sub sub sub contracted out and there’s basically no money left for the last person so they just get the apprentice to slap it in?? I love snagging and calling out poor work. What if any qualifications do you have or need for what you do? I know a good site for you to drop your card into also. I'd love to see you video it. Worse than anything I've seen so far on here!

Absolute madness! This would be bad enough if this was a list of snags you found on an entire new build estate but for it to all be on a single house is crazy.
What is the reason that the driveway was snag #22 and not #1, it's the first thing I would have noticed

Summary of report "Absolutely Shockin and Rrrrrriddickalas!, knock it down and start again".
They must have left this house as an apprentice build, shocking, if it had been my house I had put a deposit on I would have refused it, the brickwork was dreadful.
I know people have bad days at work but how are these things missed?

Are they legally required to actually do these repairs? You said that you wanted to make a report that they wouldn't just throw away into the garbage, so I was just wondering.
There's a set amount of time where they have to make any repairs, not sure how long. Else home builders would just get away with anything they wanted
Problem i see with a lot of these “snags” is they can’t actually ever be truly fixed because that would mean starting again with the house
Was that fridge used or something? An appliance should just be something you purchase from a shop and plug in, so it's weird that a part is missing.

So what happens when you give the clients this report, they pay you for your time and effort. then take it to the builder and he's ment to fix everything? Or can they get money back from the developers instead? Forgive my ignorance lol
I think developers should employ you guys to do report before handover and fix the issues before handover. It’s crazy that you then have to pay for this after for the developer to fix things 😂
They won't want to pay and they hope that most new homeowners just won't bother and they will get away with it.
Employee a Chartered Surveyor to undertake a pre-inspection survey as part of the purchase..,I cannot understand when buying a property buyers skimp on a survey report - in the belief that it's a new build and should be okay!! These videos show otherwise.
Seems like all minor finish issues, I wonder what the build was actually like o_O

It seems like the only difference is you are titling it "As above" rather than "Issue ..." You're still including the same number of examples, you are just titling them different things to fluff it up for the contractor lol

This is beyond a joke. would issues can you not see? foundational and with the brickwork. I cant see new build value holding. Probably fall apart in 50 years
