Reality is we have to work work and work until we have enough to start. We all start at the finish line during the rat race but only a few actually work hard in the beginning. That’s the part working your ass off in the beginning

100k to control a 500k asset that appreciates and someone else pays for that.
The equivalent would be you taking out margin. And hope the market doesn’t drop and you don’t get margin called.

the biggest flaw in his logic is he started 30 years ago when house prices were 100k. They are now 750k like he said. i dare him to explain to common folk how to replicate what he did with 750k properties because he only had a 6k deposit! 15 properties for 750k each is impossible to attain. the down payment 150k....
Yeah you gotta watch out and know what a bad deal is. Last thing you wanna do is sign a bunch of bad deals at the top of the market

Is it a flaw in logic, or just him explaining how he did it?
Obviously the market exploded where he lived, but he wouldn’t have had that “luck” without investing and working for it before hand.
In multiple neighborhoods around pittsburgh, 15 years ago you could’ve bought a place for 30k but no one wanted to live there because of crime. Today on the low end those homes are upper 200’s low 300’s.
Also don’t forget he was high income from his job, wholesaled and had paid off rentals as well.
You can’t just skip all the steps he mentioned in between.

@@mr5timewcwchamp well i live in new zealand, one thing you need to realise is you can't replicate what many of these guys did back 30 years ago because price to income ratios are much MUCH worse today than they were back 30-40 years ago. For example many people brought houses back then for 80k with 5k deposit. I recently brought a 900k house with 160k deposit for an average home where in NZ the average home price is around 800k-1mil. The average income is 55k. Theres is no way you can replicate that today?! even living on a 55k income it would take atleast 8 years to save a 120k deposit, then you also need the aditional 150k in cash to rennovate the property. None this will work today. Tahts all im saying. Its just unfortunate for millenials who can't do this. Because when you
