If the house is intended for tourism and is a residential flat, all flat owners in the same building must agree to obtain a permit. It will be mandatory to submit the receipt to the Ministry. In summer sites, if a person does not copy and complains about you, you will be imprisoned as a family. An administrative fine of 500 thousand Turkish Liras will be imposed on those who continue their rental activities for tourism purposes without obtaining a permit. For the person who rents a summer event from Airbnb and lives there. A fine of €5,678 and 12 days in prison may be imposed.
This law is not just a law consisting of 1-2 sentences. It has a more detailed background prepared by experts from the different instutions no need to mention my source here.This is a long and detailed law, but it was published in the media with a short summary you read. It doesn't matter if you are an American or a citizen of another country, if you are involved in something illegal, you will be held accountable according to the laws of this country. Whether or not the renter has done any enough research is not binding on anyone.It's not just about Airbnb either. In a house community or village used by Turkish people as summer houses, and in sections treated like a hotel and motel business, there will be issues for which both the section owner and those inside will be held responsible. Even when this law did not exist, that there were many problems between the renters and the authorities resulted in authorities stations. There will be serious problems between the foreigners renting from airbnb orlike here and the residents of the site. Because, yes, there is a strong possibility that the owners will not fulfill their legal responsibilities for 2-3 months. Just think about it, even if there are an average of 100 houses in a summer site, the homeowner has to get permission from all of them. This is just a part of the law. And it is clear that this will not happen in many places.

Even if the Tennant pays for everything, if the Tennant doesn’t pay where’s the bonus for renting. It seems to me that renting in Turkey is as bad as Italy. Hence why hardly anyone rents their properties there. They lock the doors and keep them closed unless it’s holiday rentals. It seems that all the bells and whistles that Turkey was offering are now being stripped away now… it’s becoming smarter to just buy properties here in Australia once again… sure it costs more to buy, but the rental returns are at least twice as much, and if tenants don’t pay after 60 days they are removed… Plus our economy works, whereas Turkey is all up in the air and getting worse every day now. Such a pity 😕
Turkish economy has done incredibly well compared to many countries in last couple years. Check Turkish GDP growth over last couple years. If Tenant doesn’t pay, ofcourse there are laws in place to evict the tenant from the home. Ofcourse there is a process for this, similar to Australia im sure there is a proper legal process for eviction. Australia does have good returns though, however most clients looking to buy in Turkey are not looking just for returns alone. Taxes you will calculate after taking into account all the expenses then on the total income depending on whether you pay personal or corporate tax it’ll be 22% on total income or in 2023 20%. This is quite standard in most countries you’ll be paying an income tax on your earnings. Again the 30% mgmt fee covers cleaning, bedsheets linens, taking care of everything. You can do that all yourself and not pay the 30% as well, but you’ll just be spending your time instead. If you’re retired or have extra time on your hands sure that is something you can do to keep busy and save quite a bit off the 30%. Mind you there are other firms who may charge much less as well, this is just an example which I used to cover all the expenses which may occur to stay on the safer side. I realized I didn’t cover this question of the cost of apt so thanks for bringing it up 🙏

I sued tenants for about a year, spent $1,700 on a lawyer, and barely evicted them from my apartment
