You might have covered in previous videos, but I recently observed that few projects like Panchshil Towers charge 12% GST whereas few others (new ones) like Balmoral Riverside charge 5% GST. I understand that builder who had rera registered before 2019 they had option to choose 5 or 12. But why builder doesn’t select 5? Can a customer influence or do anything about it?
Can you please tell me where is the planned metro station in waked? Several builders in the waked area are saying multiple locations. I will be very thankful if you can advise

I see a pattern in Pune that builder ask to opt for registration immediately after token, that requires full stamp duty payment. Is that right? Should not the stamp duty be paid at the time of possession when they do a final deed?
It will lead to your loss from both party. Having done Registry as soon as possible is important for both buyer and builder. You will be saved from increasing stamp duty any time during construction period
If your agreement is not registered then obviously you will not get funds from any bank hence it is obvious and correct practice to register your property as soon as possible

I will just say don't wait for this reason. If you really don't need a property it's okay to wait but if looking for investment/self use, don't wait. Prices will go up or will remain stable. They won't come down
Stamp duty waise bhi apke agreement value pe hoti hai ..ab ready reckoner rate badh gya hai to possibility hai ki locality mai property value hi badh jaayegi to builder mehnege hi bechenge hence higher agreement value hence higher stamp duty
