Most definitely they should’ve reached out to y’all. You can’t paint cabinets on something that you’re renting without their consent. Do not take the risk of getting sued for damages.
They should have let the person renting the house knew they wanted to sell the house they were renting the renters should have had the first offer. That was the wrong look in your contract about the houses you rent so they can't sell the house from under you.

That was a quick find for the new rental so that was a blessing. Aside from setting up the barbershop I wouldn’t bother with any major cosmetic changes. If you do upgrade the kitchen perhaps the owner will deduct from the lease.

You caught a blessing....HOA's are programs from the pits of hell. Why anyone would buy a house that's regulated by a HOA is beyond me. HOA's get more complaints than praise.

It’s all game, the owners you were leasing from were doing ll of it- I was a real estate investor , wholesaling and lease options for 8 years and we were taught if you do a lease option- you get $3-7k down payment with a one year lease with the option to buy- and at the 10 month let the tenant know that the property has been sold and then re-lease the property again and collect another 3-7k down payment all over again- you should go to your local REIA meetings (Real Estate Investment Association) and learn the techniques of buying and fix N flipping homes- if you can locate a home in one day- then you would be good at real estate investing, best wishes to you and your family on your new home 🏡
