Sorry I have to say it, 3k a month HOA. And that's surprisingly low? Yeah, anyone that buys this at 4 million might not blink but I'd look for a place with lower HOA, or a rental.

Depends on which space and for how long. The golf simulator, movie theater, and parts of the gym can be booked at no additional cost.

It’s low considering the price & amenities you get. Homes in this range are usually 4K+ a month.
