But that’s just a consequence of the fact that corporate luxury real estate all looks the same, and is built for a quick profit while adding nothing to the character of the city. Just look at the Seaport. It’s such a sadness what happened there. Fenway is a giant shopping mall now... It’s hard to watch.

    I’m from Boston…I can tell you are trying to sell these luxury condos, but I have 2 suggestions for you. First, get a new designer who connects better with the city and it’s uniqueness. Big colorful maps, some kind of color palette bc the gray is way overboard. Something to do with sports, history or the ocean. Original art is everywhere too. Then, I suggest you point out that south station is down the street and access to cape cod by train. Also, ferries to Provincetown or Salem. Good luck.

    I used to live on Shawmut Ave late 80s/early 90's. 2 doors down from the then famous 'Franklin Cafe. MOST def a neighborhood that was in transition. Several nights walking home did not feel safe....Wow how things have changed.....

    I purchased a few units before the pandemic which was a good investment but now due to high interest rates and high property taxes (and high condo fees) its difficult for me to get a good return from the cash I put in. For example if you have $1 million cash you can get min 5% return from a high yield CD/saving account giving you $50k return each year. If you put that $1 million cash in the S&P 500 you can most likely get min $80k a year in income. But if you buy a $1 1BR luxury condo you can most likely rent it out for $50k a year - but you also need to pay for $8000 condo fees plus $10k real estate taxes. So your $50k retail will be left with $50k - $18k (fees) = $38K profit after condo fees and real estate taxes in a year. So your $1 million investment can only make around 3% return. And now many multi-million $ units have been in the market for a few months and some are selling lower than the seller's purchase price. There is a limit how much a condo can go up. I feel majority of the units in the market now are too expensive to make any good profits even with cash purchase.

      True, it’s important to do the due diligence. Condo fees and taxes have gone up making it harder to use Boston real estate as a method of investment. However, I do believe there are still great deals out there - especially within the buildings mentioned.

    Locals know three things. 1. These buildings cut corners to turn quick profits 2. The Seaport is a capitalist wasteland with no culture 3. Whole place is gonna be underwater. Don’t be a sucker

      Some developers do, certainly not in the case of this building. If you’re not a fan of new construction and lots of shops then yeah, avoid Seaport… not everyone feels this way.

The Seaport is an alienating mass of heartless construction that looks like every other money-grabbing development. The only thing good there is the ICA. It’s not a neighborhood, it’s storage space for people who like to make money but don’t know what else to do with their time. And it’s all going to be underwater. Bad investment.

    I appreciate how nice the unit is, however the square footage and level of finish doesn't warrant the price. It's the hottest neighborhood, but the unit isn't a 9M dollar unit. But ,they'll probably have someone with money, and no taste or idea of what bang you should get buy it . The laundry sans sink looked as common as a laundromat.im sure the amenities in the building are top notch,but the unit itself to me is a bit lackluster in what it includes.

      I understand your perspective. The price is dictated by the uniqueness and lack of comparable homes in Boston - particularly within the Seaport District, on the harbor.       Sometimes I wonder if real estate prices in (or near) Boston are also influenced by various kinds of taxes (federal, state, and local) for real estate transactions in the area. I would suppose that sellers pay capital gains taxes for transactions, and I would suppose that buyers pay real estate sales taxes for transactions.

    I have viewed many videos on this UA-cam channel. They are always good for vicarious enjoyment and education even just for ordinary people like me. It's good to see what people can accomplish if they have sufficient wealth and materials and technology. I'm reminded of an old brief poem entitled "Boston" by Edwin Arlington Robinson (1869-1935) copied here from Wikisource ..... "My northern pines are good enough for me, But there's a town my memory uprears, A town that always like a friend appears, And always in the sunrise by the sea. And over it, somehow, there seems to be A downward flash of something new and fierce, That ever strives to clear, but never clears The dimness of a charmed antiquity."

    Born in 1960, I vaguely remember trips into the area around '65-66, and what was there before this high rise went up. Unfortunately, the front of the building never seemed to attract enough of the upscale clientele the neighborhood needed. Shabby storefronts proliferated through the decades. The fact that there's a large public housing property hidden behind the block is not a plus. A nearby alley was a notorious hangout for addicts and criminal types, which the police had trouble monitoring. Was in the area almost daily until about a decade ago. Would like to think that things have improved there, but have my doubts.

      Thank you for your insight. The area has certainly changed a lot over even the last 10 years but can still be “shady” at times. This activity seems to be centralized around the Brewer fountain & Boston Common entrance by Park Street. The area in front of Tremont on the Common & side streets have cleared up for the most part.

      One time I saw a dirty black there. Everyone left the city that instant and ever since Boston has been in shambles.
