    Cleaners aren't just there to clean for the next guests. They're your property, Mgr, so that's why you pay them as such.. my twin has had her property mgment for 25 hrs here in Florida and makes a very, very very good living..I can tell ya she works her azz offf, ya here me. She's still strong at age 60 making those turns! 😄

    What is your professional relationship with your cleaners? We have a very seasonal location how do you hang on to the cleaners through the slow season?

    Found your channel like a month ago with the thought of owning a property to rent. Appreciate the guidance, currently saving for my first place.

    Hey rob, great video as always. Just wondering how are you managing the access of all these external parties into your property, do you give them a generated access code everytime? Or they would hold all the keys?

    Thanks for your incredible insight on breakdown of the essential team members for managing an Airbnb portfolio. Can you share a memorable story where one of these team members really saved the day for you?

    Aside from asking for referals from the networks are there any suggestions you have for ensuring you are able to vet these members as best as possible? Also, how do you know when you're getting taken by your cleaning crew. Do you have an avg. sf cleaning cost you are targeting? Thanks!

    Great video! Who do you send when a company requires someone to be on site for a repair? We’ve found that most technicians are ok being remotely let in but there are some instances where they require someone to be on site for liability reasons.

    What sort of items should be included on the cleaner’s checklist? How comprehensive should it be? Do you have a list?

    Is it a bad thing that each of these people Rob named off is me (minus the cleaner)? Margins are looking pretty nice this year though.

    I pay my cleaner $100 for my cabin the same size in Joshua Tree. She also wants to increase my price from $200 to $250 for my 3 bed 2 bath in JT since I put in a cowboy tub, horseshoe pits, outdoor shower and hammocks and I'm asking her to ensure outdoor area is clean and put together in addition to interior. She does laundry for the place too. Is that crazy expensive?

      I couldn't get anyone to clean my 2/1 for under 200. You get what you pay for. Pay your people well or do it yourself.

    This is why cities are locking down on Airbnbs. And what can of business man doesn’t know how many he has? Are you trying to avoid paying taxes?

    Wow! So this is why my pregnant wife and I couldn't find long term rental housing and had to move thousands of miles away from our families to have a place to live. My home town was ruined by people like you.

    • @billypham3810
      @billypham3810 9 місяців тому

      Sounds like a yous problem. America is a capitalist country in case you forgot. Home owners aren’t obligated to rent their home to you. Save up some money and buy your own home to live in and stop blaming everyone else for your problems.

      AIRBNB Party coming to an end .. Monthly Rents don't support what the mortgage is on overpaid properties... Everything comes to an end.. NYC , CALIFORNIA making airbnb illegal if you don't live in the home.. THE WINNERS will be those who sell first... Let's see who makes the first run .. 🍷

    • @Ari.arlert
      @Ari.arlert 9 місяців тому

      @@Emmanuel-lh6tfthey didn't just decide that they can't afford it, their income doesn't support spending $600k on a home, and can't afford $3k a month for rent. Airbnb created a housing crisis in many US cities. With the crackdown on rentals in NYC, the housing market is finally going to regulate itself because there won't be as much scarcity.

    • @Emmanuel-lh6tf
      @Emmanuel-lh6tf 9 місяців тому +3

      @@Ari.arlert we shall see but in LA theres only around 10k airbnbs, many of them within the same house as the owner. Out of the millions of homes, do you really think airbnb will make such a dent on affordability? I dont…if anything it may reduce tourism due to the increase in cost for hotel rooms since the tourists have nowhere else to go, that would cost way more to the economy…
