That was a nice duplex. If I was looking I would consider buying both units and combining them into one. It would need extensive work on the inside. You could make 2400sqft into an amazing house. Room for a pool and hot tub and as big a boat as you could ever want.

I wonder do you have any videos where you mention other expenses like taxes, insurance, association fees, utilities etc. to give us a clearer picture of what it would cost to really live there?

Nice little duplex, although it being a ground level home would make me nervous about flooding during a Hurricane. I really like the homes built on stilts as you get that awesome shaded living area underneath. See ya next time . Brian
Hey guys, you are providing me a much deeper understanding of the Keys real estate market, thank you! Curious, that right unit (the one without the garage), do you know roughly how much that $559K unit would command for monthly rent with 1/2 of the boat dock and shared lift / fish cleaning station, and how much less could you charge in rent for the $559K side without any dock access? (asking for a friend, LOL)
So this is an educated guess, but I would say for a long term rental (year or more) the side with the dock access would probably rent for $2500-$3000 a month and the other side about the same even without access to the dock. On a short term vacation rental, you could get somewhere around $2000 per week for each unit, possibly a bit more for the unit with access to the dock. There a lot of people here who purchase a duplex like that and live in one side and run the other side as a vacation rental. I spoke with a vacation rental agent here and was told that a well located properly cared for rental unit would stay booked 35-40 weeks of the year on average.
@@GablesOnTheGo nice, so figuring a mortgage in the $3800/mo with another $1000/mo for property tax and insurance, you're probably talking $5500/mo in costs for both units factoring in utilities, which you could certainly offset almost completely by renting a unit 35 weeks a year at $2K per week. Aside for caring for/cleaning the rental property, you could pretty much cover the entire property costs of both units by having one as a vacation rental. Been watching your videos thank you. Can you tell me more about living in the keys full-time. I am looking for my retirement home. Things like groceries gas prices and how often we have to escape hurricanes etc
I saw homes in there during my search to buy a home. I loved the area. But I was hesitant because it was under water during the last hurricane. The owner told me they had 2ft of water inside the house. They had to redo the whole interior of house. My question would be can you still get insurance on ground level home like that and if so how much would it be for that home you are showing. Also second question are you forced to raise the home on stilts??
You can get insurance on the ground level homes but you will pay a huge amount for it. A lot of the homes we see here that are ground level, people just buy them and don't insure them...of course you have to have enough cash to buy it out right with no mortgage. I cannot tell you actual numbers, but I will say we have heard more than once that the insurance on a ground level home could easily be equal to or higher than the typical mortgage for that same home.
Funny you should ask! They are Bimini Bay shirts, and shorts. I picked mine up here at the Big Pine flea market! $20 bucks for the shirt and the same for the shorts. Love them! Here's the cool part, they have this thing called blood guard on them...some sort of nano tech coating or something. They guarantee stains, specifically fish blood will not stain them for one year! I ruin good shirts every time I go fishing...until now, it really works! The blood washes right off! I've been so impressed with them I just might do a review video! Maybe Bimini Bay will send me some free swag!
