For the TV area add a TV mount that can extend past the opening that way it can hold a variety of sizes of flat screens and they can hide all the cords etc behind.

I was thinking the same. I might change the trim on the opening so it’s flush. So much better to have the deep space with a flex arm!

A lil piece of advice, if you are going to go the route of Air bnb please speak with all the neighbors about it and make sure they are on board with it. My mom had a neighbor that decided to move out but didn't want to sell the house so listed it on Air bnb. It was absolutely miserable for all the neighbors having nonstop different people crashing at the house all the time. They had to deal with people who did wild partying, random sketchy people wandering the neighborhood and trespassing on other peoples properties, animals that ran around out of control. It was a nightmare to have all the random, revolving house guests at this house in the middle of the neighborhood.
And make sure it doesn't go against neighborhood policies.
If you plan on turning it into to an Airbnb you might want to consider keeping the ceiling fans - lots of guests might appreciate you having to as it may be a comfort of home that they’re used to. Also saves you having to buy portable fans!
And the white noise the fans provide…use mine for that more than anything else!
I actually don’t like double sinks in the master. I prefer the counter space. I don’t need to brush my teeth at the same time as my husband. 😁
I was SO shocked! I kept thinking, “But her kitchen is so much bigger.” Looks like a good investment. I’ll be following the re-do closely.

Hand held shower/sprayers, fluffy towels, 400 count+ linens, great coffees, and snacks: that is what people remember about Air B&B's.
Don't forget to do the cement slab outside of the main (master) bedroom, it's no fun slepping outside in the mud/grass, especially when you want to sit outside the bedroom and have a nice hot coffee!!
Be sure to get bed bug covers for both matress and boxspring. Strangers their luggage and their filth. Get a pest control contract that covers bed bugs. Twin murphy bed that flipd up into a desk may work for the small area.
My mother is using Agreeable Gray in her new house that she just bought, and it is BEAUTIFUL. It literally does go with ALMOST everything.
If you're keeping those chair rails, go for a slightly darker grey below, slightly lighter above. It will look like the rails are there on purpose, and give some definition to the space.
Actual favourite - the front door. So pretty! But those wall colours are killing me. 😱
Maybe you could do a TV wall mount in that pocket above the fire place, one that swivels. And then have the TV lay flats in front of the trim work?
Christine, when my husband & I were looking for our first house, one of them really STOOD OUT! It had a living room with purple shag carpet, red walls & I realize these weren't staying, but for art on the red walls, were pictures of nude people!!! Needless to say we were a !little stunned. The layout wasn't what we liked & it didn't have enough bedrooms. But if we bought it, I don't think I could have forgotten the nudes in the living room!!
Is it super sad that I’m 53 years old and my favorite part of the new house is the cubby under the stairs? That would be great as a little cozy reading nook methinks, lol. 🤣👍 Seriously, some nice neutral paint throughout & some minor fixture upgrades and BAM! For me, I must admit, that the kitchen colours were just so...special !!???!!
I love the huge rooms of older houses. Large closets and the use of space under the stairs. Paint was a little out there. Sorry. But I love the sconces. What I didn't like laundry in the kitchen.(been there, done that) and the drop in tub surrounds. Make sure when wet that tub is not slick like and ice rink. When you rent please install grab bars and the tub anti slip mats. Believe you have made a wise investment. Congratulations.
I would put a swing out TV mount above the fireplace, frame the master bath mirror with nice trim & that’ll update that and I’d put a flush-mount ceiling fan in the bedrooms so guests still have the option of a fan. That purple is horrible and the kitchens all good but looks like someone had a hard time deciding on a color…Kilz is amazing stuff though! Best of luck!
If you mostly close that upper fireplace space. ( Maybe leave area for speaker/cable box etc.) But remove moulding above only... You could hang a big TV still over a fireplace, with reinforcement. They also make VERY lightweight, thin ( like a picture) TVs too!
If you are looking for good deals on furniture, look for estate sales in your area. I got a wine fridge for 35 bucks, seen couches for 100 bucks, etc. It's popular in seasons where garage sales are not possible.
Also, call your lowes and home depot to ask when they do additional markdowns. Last year I got two large vanity lights and two pendant lights for 50 bucks total. Original price was over 300 bucks.

My mom had that giant alcove for a tube TV above her fireplace, also at an angle like that and also framed out. She had a contractor remove the framing and simply boarded up over the alcove (I say “simply” - I’m sure materials and know how was involved!). The contractor left a small “cubby” so that she could still put a DVD player, cable box, etc. and she mounted her TV on the wall above the fireplace. It was done in an afternoon, and my mom is frugal so it could not have been super expensive! It looks great and really updates the room.
Can't wait to see all the little changes - paint colors, etc.

For the fireplace you could extend the plug in’s then shiplap over the hole. You could hang art or a smaller tv

Suggestion for the over the fire place tv. False wall, make a door that the tv mounts to that can open to reach the storage behind.

I think having some plants above the fireplace would look nice! Also, I’m happy that you were able to reach your goal of buying a rental property. I just wish fewer people in my area would do that. I live in a college town and have been trying to buy my first home for three years, but everything has been skyrocketing in price and is being snapped up with cash purchases, then quickly relisted as rentals with outrageous costs. It’s exhausting.

OMG. When I saw the walls I winced. My brother and sister in law bought a house right before Christmas, the walls and ceilings were a Dijon mustard color, so we spent the week after Christmas painting everything to white (Ceilings) and "mocha light" (Walls, light tan) While everyone was sick too, but we managed no problem.

The paint colors are deadly!!! There's no method to the madness--just dense blocks of heavy color. My house used to be all linen white, which I hated. Room by room, I've repainted everything with the warm colors I love. Only the kitchen (which I avoid) is a little crazy. Two orange walls, one red, and one chalkboard teal. Mexican style and very cheerful. All the colors go well together. The previous owners of your new place committed a crime against good taste!

Off topic, and you may already know, Misen has a Dutch oven with a grill lid! Plus you get the regular lid too. It’s pricey but not too much for a good Dutch oven.

Use good outdoor furniture inside. It can take just about anything - kids, spills pets, etc. Use colorful throw pillows, etc. I rescued 2 leather wing back chairs from the curb (they had great bones) and covered with outdoor fabric - puts up with our 5 dogs and the humans.
