I've been running back and forth for the past 3-4 months trying to bird dog and locate deals for a cash buyers outfit that taught us to focus only on traditional and often expensive marketing for off-marker deals. As a result, I been burning through cash with little to show for it. And while I'm not a huge real estate investor, I have gotten a few short sales and one buy-and-hold investment property here in the Oakland-San Francisco Bsy area that we edited back on 2018.

He made it seem like I couldn't be taken seriously without having a buyer agent ready at my disposal.

There’s a way to do it. He talked about it in another video. You can tell the agent the EMD will be sent over at the end of the inspection contingency as long as contingencies are met. I can’t think of the video offhand so I can’t link it but he goes into more details about it in the video.

I've called a few firms but not getting much luck with it anyone knowing what a single assignment closing is. Do you have any more tips for find a decent attorney to do this type of work ?
You give a lot of mixed messages when it comes to telling the agent what you're doing. In some videos (like this one) you say to be honest and tell them your intentions, and in other videos you say that it's none of their business and they don't have to know

@@hunter-zp2hfall you need to do is take your two contracts to a title company and they'll cut you a check for the difference.
You would have to do a double close if you don’t want the seller and buyer knowing. Otherwise both parties will see your wholesale fee.

Don't waste your time on that agent. Save the address for when the listing expires and focus on agents that will work with investors.
