      tbh They are all way too expensive for Kiev (as an investment). I buy mine in kiev less than $2000/m2, ideally $1500 depending on location. If you buy something at $3200 there is a good chance you will be in a loss in a couple of years time in terms of asset. When there is a downturn in kiev, rentals places above $1500 take a massive hit.

    LOL......That 'tiny room', off of the kitchen in #2, is what those of us who COOK, call a PANTRY! One keeps FOOD, (appliances, and anything else), STOCKED in a PANTRY.

    Ukrainian laws impose almost no restrictions on the acquisition of real estate in Ukraine by foreigners. Legal transactions on real estate acquisition in Ukraine may be concluded by foreign nationals who have reached the age of 18.

    There are a lot of Turkish construction companies in Ukraine. Third apartment exactly your are in Istanbul. Design and outside look same. My favorite is second one and has characteristic Krushev kuvartira design. ı agree with Derek.

    Buyer beware when buying a new build, there are no building regulations in Ukraine. Take a look at those apartments in progress very thin walls and floors also is the cladding fireproof. Also don't put a deposit on one under construction the company will go bust and a few months later another company will take over and you have lost your money.

    Hi from Marbella. Just subscribed. Interested in property. Ukraine has future investment posibilities. It seems to have a simular sitiuation like Budapest, Kracow and Latvia had 10 years ago. You could pick up really cool older apartments. Fantastic locations. I think Kiev properties will take a few years to generate ROI. As an investor seperate from emotional buying and change to logical. Forget about nice kitchens or cupboards. The winner as u mentioned location and Sq meter size.Apartment number 2. New properties lack charactor, equals higher monthly service charges. Buy cheap, renovate and rent. Great channel, keep it going !

      You are wrong. The Baltic states were occupied by USSR for 50 years. Most young people moved to Western Europe to work & live. Who would want to live in soviet apartments? Please ask yourself this question. Those ugly looking soviet blocks were built by soviet occupants. They hate those buildings in the Baltic states. The younger generation has money for new modern houses. Latvia is twice bigger than NL with 2mln people vs 18mln in the Netherlands. There is so much land left there. There is no point to buy the soviet blocks. You will regret it 100%

    I love the added music and the credits for the creators...cool idea I have not ever seen on UA-cam. Do you know if Masha (sp?) handles the Lviv area and Kristina (Lawyer)? We are hoping to move to Lviv in the next few years and want to deal with a reputable realtor and lawyer when buying real estate.

    These three properties are marketed towards either rich foreigners or rich Ukrainians and Russians (most likely corrupt) who can buy them with cash or nearly! No normal Ukrainian could afford them and if looking to buy would search a larger apartment for less. Probably USD 80,000.00 maximum but with 2 and a half or 3 bedrooms. The game you're looking at even from an investment point of view I don't see heating up anytime soon in Kiev because I don't think the interest and demand exist to justify the investment. Unless Kiev finds itself on steroids as Dubai (or similar destination) once did (which I doubt will happen any time soon) I think it's all about looking very far down the road in which the developers believe it will be a HOT destination for tourist and or a massive business development playground.

    The first one - first impression, though subjective, is too Lockeroom, but that may appeal to some.
    Second, a little warmer looking, but so so. The balcony is the best feature, and the location. I think there's always room for negation.
    Third, convenient, good location.. Modern, large, unfinished complex. Small n narrow elevators, but good idea about the elevator readings inside. Balcony - yeah!
    Good that you're looking at the quality of fixtures, etc.
    Are the rooms sound proof?
    That may be a concern to some, i.e, kids upstairs, teenagers, etc.

      In general the new builds aren’t as sound proof as older buildings that have thicker walls.

    I too (probably like so many) am so tired of the politics in the USA but since covid-19, it is way off the charts. I began my 'Ukraine' journey by watching Peter Santenello so when you referenced the corn bit at the party, I was the only one in attendance that could shout out his name (oh wait, I wasn't there at your party). haha. Hadn't any of them seen Peter's work? It was brilliant!

    I've watched a few videos now of Johnny's on apartments in Ukraine and they seem pretty expensive to me for Eastern Europe... You can find far better value elsewhere in my opinion.

    I wonder how the soundproofing is in these old European apartments. I'd imagine Ukrainian buildings are made with tough and rigorous Soviet standards.....

      The old buildings are great as they have 3.3ft brick walls in between each unit. The newer buildings are noisy with thinner walls.

      @@JohnnyFD As I expected. Soviet apartments are made with brutalist standards. But I never thought that the newer buildings would actually be worse, since they probably cheap out on materials but soundproofing tech advancements might help.

      It depends on how early in the build you buy it. But can start around $100,000.

      At the very begining, at summer 2015 it cost $1-1.1k per square meter. 3 years later - $1.8k. But 2015-16 was the bottom of local market price.

      @@terraGaliciaXXIV ​ @Tom Petty The lowest in FK2 for 2d apartments now $2.4 with horrible blueprints (narrow, lengly flat) and 2.8k for something with better market liquidity. U can check on Flatfy
      But complex already done, and sellers put in price their selling tax (7.5% if hold less then 3y) and premium for risk-free deal.
      To avoid this huge price bump, a lot of buyers looking for 90-99% ready complex, with acceptable level of development risk.

      Lisbon is more expensive, €3,500 per square meter on average. Barcelona is 2x that price.

      Which begs the question Johnny....whenever I convert the square meters to square footage, I always find myself thinking 'no way' it seems much bigger. Is there something they do not calculate in the square meters? The kitchen? The bathroom? The entry way? Closets? Curious!

      @@reallifewithkids6913 We usually calculate everything, but there is also such term as "living area", which includes only rooms (without a kitchen, toilet, bathroom, hall, so on). When we count a number of rooms, we don't include a kitchen, toilet and bathroom.
      53 m² is normal for a flat with two rooms. That flat had only one room, correct? The layout was strange, not typical for Kyiv. Narrow corridor, huge bathroom and kitchen. Here we usually have a small kitchen, small bathroom, and rooms are closer to square shape (for flats that were built during soviet period, but layout often depends on exact period).
      I think the flat might seem bigger because of the type of filming. (e.g. the bath sometimes looked normal, and sometimes it looked like a train ☺️).

    Ukrayna Kiev evleri kazık fiyat 70 metrekare ve çok küçük,orada yaşanmaz,manzara da yok. Bir aile nasıl sığacak oraya. Türkiyede 182.000 dolara 200 metrekare,şehir merkezinde lüks bir daire alınır, hatta müstakil villa bile alınır.

      Location, location, location. Theorically, you could buy a similar condo in Siberia or the Sahara desert for much cheaper. A condo like this could cost millions Usd in London or Manhattan.

    How do they maintain the buildings with such low monthly fees?
    Who pays for cleaning common areas, removing trash regularly and repairing items that are broken? Who pays for landscaping like cutting grass, removing snow etc. Who pays for regular inspections ,repairing, and maintaining electrical systems, heating and air conditioning systems, and other utility services etc?
    These buildings are supposed to last for 70-100 years? You need to look after them or they will be demoed after 50 years :S

      Old buildings don't maintain common areas. In the new ones...I have no idea how they will maintain it without raising costs.
