If I lived in Austin I would totally buy this house! The black kitchen is STUNNING! I would’ve personally closed off the formal dining room and turned it into an office but that’s a personal choice for the buyer. And the green tile in the master bath plus having a ledge that holds more than three bath products is amazing!
I agree. Painted brick just screams this is a flipped house trying to hide it’s a flipped house. It would’ve looked so much classier and more timeless if they kept the natural brick and just cleaned up the exterior and maybe paint the trim.

I have an almost black cabinets(charcoal gray) and love it, but I don’t enjoy cleaning them everyday. It shows every finger prints and cooking splatters. 😅

I'm always surprised when you paint homes in Texas in a dark color. It's super hot there, and with global warming, it's just going to get hotter in the coming years. I can understand that dark colors might be trendy, but I would definitely not buy a dark colored house in a hot climate. Also, some day, I'd love to see you add solar panels to the roofs of your reno homes. Gotta take advantage of that Texas sunshine, and also, I know Texas has experienced a lot of electricity outages in recent years. I would think Texas buyers would love it if their homes had some solar power to rely on.

In most homes I prefer a bit of color, so the pop of green in there giving a call to the green exterior was nice. The black kitchen nicely reflects and ties in the fireplace so neither become visually overwhelming. The new pantry cabinet adds nice symmetry to the fridge location. My only other thought would be to consider closing that front dining and making it a 4th bedroom/office by using French glass double doors for entry. It could have brought the potential resale up a bit I think. But that depends on the comps for cost versus return.
That was a lot of work for a 33-something thousand dollar profit - which might have to be split between the investor and the Austin Flipper/Homemade teams - but maybe my expectations are off
It seems like that but it comes to 3000 passive money a week. Even if it’s half this is the very definition of letting your money make money. Also in 10 weeks the investor has invested like 3 mortgage payments.
Really like the redesign of kitchen, bath and closet. Also, the light oak accents. Not a fan of painted brick or the black cabinets! I know you were going for a modern look, but I would rip them out and put some high quality wood cabinets in. Overall very nice job!
That house is the EXACT same floor plan as the house I am currently renting in North Austin, even down to the deep windowsills in the breakfast nook/living room! I thought it was my house for a second 😂
I like the light colors on the front of the house. Even before they picked a some what darker paint color, the light colored door and window treatments make what had been rather cave-like in to an inviting entry. And when I first saw that CRAZY master-bath... WOW! What did the original builder think he was doing? I'd be afraid my clothes would get moldy in the humidity of the bathroom because sliding doors like those don't keep the steam out. Thanks for the save on the new home owners!
What if, instead of defacing items for demo, you save them and donate them to Habitat ReStore or somewhere similar? Then someone else gets low-cost building supplies and the landfills catch a break. I really enjoy this program and others like it, but I cringe when perfectly good items are casually disposed of.
Overall this looks good. However, the kitchen is giving off an RV kitchen vibe. Plus I'm not sure about the black, it will show the dirt very easily. I think you tend to go for looks at the expense of functionality.

I like the inside but not the outside. There's too many contrasting colors and too many competing vertical lines with the pillars and contrasting window trim. Also wondering about landscaping? Does that get done before it goes on the market?
Now why would you put the entry to the closet...IN THE BATHROOM? What someone needed to get something from the closet while someone else was in the bathroom?

For the kitchen that small in that space, it would be logical to put a small dining table and at least two chairs next to it. Black... Good luck cleaning that, and black and preparing food, i can tell that psychology of colour haven't been applied here.

They made this beautiful house ugly and actually think people will want to pay more for it.. Why why do they always do this and the door they took away was so beautiful! Modern is so ugly..

I agree. Leave the brick alone or if you must change the color, either stain it or lime wash it white. Paint is so bad for brick.

Here in Houston, I've never seen a closet in a bathroom. I would've loved the new kitchen in the 80s. The yard still looks like crap.
