This is the best flip you've done! Nothing seems cheap or like a flipper shortcut. It's just all massively improved. The neighbors must be very happy. That house was obviously a drug house hangout before. You guys should feel proud. Great job!

Id honestly like to see more dark and moody goth vibes in some of these . There is way too much white over and over again . I like the dark moody siding but more color is needed in the homes.

yeah i was thinking that kind of sucks, but in the end its better to make a beat up and ugly home livable and beautiful again for someone to enjoy. thankfully they didn't lose ton of money instead
Doing all the numbers on paper is like a house of cards- it all comes falling down once you start to tear down those walls.. 20k profit while you’re out the country… is a huge W.. if they can get 4 more in a year that’s 100k. Passively. A Profit always beats a loss in my book lol..l

I mean, that's what I thought at first but when you think about the fact that they weren't even there, didn't do any of the renovation work, and just had $20k land in their pocket after a few months, that's not so bad, I guess.

I finally found a flipped house that has the same issues as our current home, now ik what I want to do with our home and show this to my husband definitely opened up his eyes to what I wanted to do. 🤩 love how this house came out! ❤❤❤
Investing 580,000 just to earn 20,000 is a bit painful. That to me is too risky. Finding the extra space was lucky, if not they would have lost money on this one. Also, imagine that the home inspection did not catch the rat chewed electrical. Wow!

I think they overpaid for the house, obviously the rat eaten wire rewire ate into the profit, also the holding and financing cost seemed high.

Y’all did great BUT next time please put a door on the bathroom 🤦🏽♀️ the moisture from taking a shower is now going straight to your clothes with no barrier. Plus now you can’t access the closet if someone is on the toilet.
My thought exactly! If I were to live in that house, that would have to be done before I could move in, especially since there is only a barn door on the closet. Barn doors are not very private.

I think this is my favorite too. I just can't understand why the original layout had that HUGE unused space. The only thing I would have done differently is make a knee wall in the place where the second bedroom was so it would be open to the stairs and living room. It would make the little room feel even bigger.
We planned to do that originally and you can see it in our 3D rendering. But unfortunately that wall is structural so we couldn’t take it to half height.
For the wasted bedroom space.. The only thing I can imagine is that the builders ran out of money?? It seems like such a loss! Amazing outcome in the reno though!

If they hadn’t had the $14,000 wiring cost the proxy would’ve been higher. This house required a lot more than just cosmetic fixes :(

Is this a ritzy area? Seems like a lot to pay for a rundown 2 bed 2 bath. Can't squeeze out a profit if you overpay to begin with.

I think it would have been worth reconfiguring the kitchen so that the entrance was coming from the living room, it’s just seems weird to have walk towards the front door to go into the kitchen. But besides that… WOW! From exterior to interior, this one is pretty amazing! So many windows and great light! Moving legos to make that powder room appear out of nowhere and then for everything to flow so well around it is mind blowing! And the extra space upstairs 🤦🏾♂️… like how does that happen? Best find in house flipping history! Lol. Thought the profit would be more, but I guess it’s better than no profit at all.
usually the house gets in the way of the reno but this house gave and gave and gave! truly the best circumstances which made for a fantastic reno.

With you, HATE all kinds of flooring mixed together! Those are TV holders like you used to see in sports bars in the 80's. Place looks great as always!

Looks great. One thing I didn't care for was the exposed primary bedroom closets. Definitely need doors. And please put toilet lids down.
I think this is my favorite because the design is so classy and fresh, and I love peacocks and the wall paper has a lot of personality 🦚
Really great job guys, love everything. The only thing I don’t care for is the pop up outlets on counter. We did this six years ago and I hated them so much, they would stop working and we had to replace them twice. I also realized I hated seeing cords all over my counters. I redid my slabs and removed them. I changed it out to hidden outlet strip underneath island where barstools are.

Since moving to Texas I have noticed not enough noise reduction between rooms, that has been overwhelming as a light sleeper.

OMG the light switch cover you show at 2:10 in the video is identical to the light switch covers we had in the Victorian I grew up in! Wow that really unlocked some memories!

Well done. I like most of the changes, but I wouldn't have put the cooktop on the counter between the LR and the Kitchen - that makes it feel like a hibachi grill. The big window in the kitchen caused could have neen a bank of windows there instead, above a counter, with the sink and dishwasher there. I would move the stove on the side of the kitchen where the sink was. That way the counter between the K and LR could be a buffet or eating bar. Love the new powder room, and primary bathroom, and the upstairs, kids will love the family room space between the bedroms to play. Or, the new one bedroom could have been bigger, insead of the big bonus space. It could have been a larger hallway, with built in linen storage. Brainstorming options 😁
Totally agree about the kitchen. The big window wall was devoid of cabinets and countertop. Not enough cabinetry in that kitchen for me. So glad they bumped the ceiling up and widened the opening to the LR!
Yes! I am aways so disappointed to see a lovely island or peninsula surface interrupted by a cooktop or a sink. Also, if the range hood is on an outside wall, it can vent directly to the outdoors.
The high corner platforms were probably shelves for speakers.
That flex space with bedroom would be great for an in law suite type situation!
It's an amazing job of how you could change this place for the best!❤ But I have some questions to the original plan-maker! The ceiling is to high,to create the second floor could be the perfect match with a big family room and 3 bedrooms upstairs. Anyway you created a very nice variant, but the profit is low for all that efforts.
Really fun renovation. What great luck on that hidden space, but moving the plumbing and still not adding a second shower head is rough!

The house turned out bea-u-ti-ful!! Love the blue and gold theme going on. Glad they added the powder room and found the extra room, only if they gained more profit from it.
That being said my eyes cant go pass the middle tile at the fireplace being slightly smaller then the side ones and the penny tiles in the master bath not being perfectly aligned... huhh i am sorry

Suggestion: The shared bathroom upstairs you could have gone with a floating cabinet which would have given the room the illusion of being bigger and roomier.
Was there a linen closet upstairs? Where are they going to put all their linen?
Couldn't you have taken some space from somewhere to expand that upstairs bath a little and include some storage? For such a large home it really lacked storage. Cheers!

I think the reason the wall in the great room was padded was for sound dampening. As you noted, the room felt cavernous. Large rooms tend to echo. This is why I have hung quilts to decorate some walls in our current home. They absorb sound.
I’m my opinion the windows Obove the garage were so pretty and really added to the house, sad to see it being replaced by a ugly vent

Not all renovations will earn you big profits. 20k is still decent.
@@stefawn4042 no, it's not. Your capital is wrapped up in the project and could be better leveraged elsewhere for that length of time. 20k is 20k but you'd make more putting that capital in another project for the same amount of time.
Without that extra space they found they would have lost like 80k, yikes.

Vertical tile = flippers using cheap tile and thinking it looks modern. Also, close the toilet lids. Much better than some recent flips though.

Those corner shelves held TV's, as if you two don't remember the 90's, or even the 80's... or they were for hanging plants. Love the Tardis blue on the front door! But with that huge shower, you totally missed an opportunity to add a 2nd shower head on the other side!

A seriously great job, wonderful finish choices, smart layout changes, and lots of funny jokes (e.g. how many dogs you can fit in the shower with you). Numbers a bit underwhelming but at least there was some profit.
