    SooOOOOOoo many good tips you have shared Barry, and U explain simply and well, thank-you! I especially liked knowing about why NOT to seal around a toilet. When I had 2 move and did some renos B 4 leaving, it was confusing 2 face the different schools of thought = old ways vs new ways. NOW...this wee mind understands = luv that! The flooring is beautiful and HARD 2 choose I know. P. S. Nice hat! :)

    You're doing such an amazing job on this house renovation! Those Studor valves look like a great invention. Unfortunately, I found out that they don't meet code here in Minnesota. However, all the home improvement stores in my area sell them so people must be using them on their own home projects. Looking forward to your final reveal when your renovation is complete!

    Question, after you lay the flooring, do you seal the surface of the ldl tile? And if you do, what sealant would you use? long house, hot water, um why not use 2 tanks? One for kitchen and laundry room and one for showers?

    • @EmptyHammock
      @EmptyHammock  2 роки тому +1

      No. The LVL is plastic. It's already sealed.

    Barry, please list this house on the 2022 autumn real estate market at near $500,000. I realize that is more than you (and your partners) originally thought about listing it at. This home is on many beautiful acres, private but not isolated, near necessary communities. It was built and owned by one family and maintained until they aged and died (yes, he was a loving DIY home owner and overdid many things without proper skills). Your business corrected almost 50 years of their hard love and then added so much beauty to the high quality home’s bone structure. You did it more than right. In this day and age, this property is not only construction sound, but totally unique. It demands top dollar! Someone in the southern half of Virginia has the money to purchase class and quality from your firm. You have earned every penny and what a great solid investment for the buyer. It is win/win time!

    • @EmptyHammock
      @EmptyHammock  2 роки тому +1

      Thanks. I would love to list it at that price, but the market where the house is wont hold it. That's the unfortunate part of real estate. It wont be that high.. :)

    • @bonnieodoon2980
      @bonnieodoon2980 2 роки тому

      @@EmptyHammock OK. I respect your experience and knowledge of real estate in your area of Virginia. Please list high and be willing to cut the price as needed. Higher price often signals the higher standards of the listing. You only need one buyer.
      And yes, I once sold real estate in Charlottesville, Va. Homes, several restaurants, condos in the downtown historic area, once even sold a trailer park in another rural county. Mr. Jefferson and I go way back…lol.
      Then I went to work for state and local government in two different states. I still have a deep affection for real estate and follow it on MLS in Virginia, Florida and Tennessee. I like people and sincerely want a great buyer for this property. Best Wishes.

    Hi. I think a little bit darker flooring in main areas would be nicer so it doesn’t show the dirt as much. Also the tankless water for a family of 3 or so I don’t know would be useful, but for a family of 8 like my daughter she loves it. Enough hot water for showers one after the other without waiting for it to heat up again, dishes etc. (they use a lot of water 🤦🏽‍♀️ lol). Y’all are doing a nice job. Take care

    There are electric instant hot water systems…people have then all over south Florida. When it came time for a new water heater, we bought another tank. Why? During hurricane Irma we lost power for 3 days and still had warm shower water until the power came on!! This is another good reason to avoid instant…LOL!

    • @EmptyHammock
      @EmptyHammock  2 роки тому

      Yep.. ALSO electric units that can supply the whole house can take 150 amps to heat the water.. That means you have to upgrade to 400amp service, or, when you turn on the hot water, your main breaker will trip.. :P

    All of your hard work and long hours will be worth it Barry when your reno project is completed and sold. Keep your eye on the prize (new shop). It won’t be long now!

    Flooring choices are great, but I knew from past videos that Molly would pick good stuff that looked good. She has an eye for design. One thing I wish ya'll had done was to take those spindles out. They date the house so badly.

      @@EmptyHammock It wouldn't stop me from buying the house but it would be just about the first thing I would change if I owned it. Probably not a mistake to just leave it, from an expense point of view.
