No mutation is not required if this isn’t a freehold property since you have done TM then this must be authority leased property so mutation isn’t required

Ek property final ki hai recently ,resale case hai.... toh internal transfer hona hai builder se iss case Mai bank loan bi hai jo ki bank disbursed krega ab, transfer set ready hai, humne ab baithna hai fnf k liye finally its a last stage so pls suggest company se hume kya kya documents milenge iske against mai, jiss se cheez hath mai a jaye because rest amount bi humne ussi din clear krna hoga...... If a seller is living out of india , can he sell his property in noida extension via Power of attorney. Can the attorney be registered and then transfer can be done?
Is the NOC charge by builder for Registered flat legal. Generally if the charge is minimal, then sellers usually pay it to avoid the hassle, but if the NOC charges demanded by the builder are huger (+18% GST), then what can be done, if anything, to avoid these charges, as essentially the builder is not providing any value add service. Please suggest
Logically builder should not charge for NOC once registry is done Though AOA or builder can see if there is any maintenance due that should be cleared .as far as I know builder usually charge different amount for registered and unregistered flats and usually charge is nominal in registered flats .

Apart from the flat price....broker is asking me these charges....tm, registry, rwa noc, brokerage, lizening work ( up to mutation), afnhb noc.....but my point is lizening work ( up to mutation)should not be there as it is lease hold propert , right ? And second point is ...rwa noc and afnhb noc should be paid by seller , right ?

Noida extension is overrated, price will undoubtedly fall in October as most of the companies has hold off … don’t waste ur hard earned money.

If it is unregistered then there won’t be any Tm charges but you will have to pay builder transfer charges for enforcement
