It does look like you've been at this property before I recognize the two separate structures. As soon as I saw the Ocean shoreline, its winter and there is little sand, you can see where the water over night came up almost to the property hmmm? 3rd house views are lovely, my kind of views. Nice to see you again 😊. #1 when you walk in the front door it already feels welcoming and beautiful. Small kitchen but very workable. Love the secret room. I’m really trying to like the look of the wood walls inside but maybe it’s just not my style. I do like the choice of tile downstairs. Great views from the porches. Very nice outside areas. #2 This house Definitely looks familiar, Maybe you showed another home in that area with the same Architech (?) love the tall vaulted ceiling’s. Looks and feels like a beach home. I Love the tile work in the main house(the first rental could use some tile upgrading). OH MY GOSH 😮❗️What awesome views of the beach from the master bedroom porch. I couldn’t ask for anything better. This would be a wonderful place to raise a family. Santa Barbara is such a kind of weird place, Someone might just see the last house and make an offer because of their situation and money doesn’t matter and other buyers will “Nickel and Dime” you to death. Sometimes it’s great marketing and some times it’s just kind of luck when you find the perfect buyer. And while talking about Insurance… I think that the insurance companies are just nasty. Flying drones over your house to fine you and get estimates is insane. And because of all the terrible hurricanes, fires and so forth these insurance companies are making others pay for it. Insurance these days are Scams! #3 the little guest shack is more like a little wonderland😂. Oh my gosh what an amazing entry from the front door 😮! But then you go downstairs and BAM So very dark 😢. That kitchen/Dining area looks like fun, But from experience I’ve found that these cool large Stoves have to have heavy duty vents which can make a lot of noise depending how they are vented behind the walls and ceiling’s. The kitchen and right outside have heavenly views of the ocean… The location and outside areas are amazing 🤩. I wish that the inside had more natural lighting. What a bunch of expensive beautiful homes but none of them gave me the “WOW” factor. Your guest today has some interesting inputs on this tour and I appreciated them. Thank you again Joe for another great tour of homes in the Santa Barbara area. I would love to know the last sales price and year these houses were last sold at. I worked on a tear down @ 222 E Mountain Rd in approx. 2003. We went up the hill to this last house when it was a rental, a very crude build with oversize beams. Both houses [ like many up there were non -conforming. This one tried to utilize the existing footprint,...hence it's lack of a more contemporary layout. Great Views!
Last house seemed like great value for the money - it's not a cookie cutter house - it's not overbuilt sf wise/no wasted space, etc. and looks like they have taken precautions for fire/earthquakes in their use of materials.
Hi, I really enjoyed the Carpinteria homes over the Montecito Luxury hom.. Carpenteria homes staging was more organic than the Montecito. My favorite was the first Carpinteria home.

First House: $4,495,000 - 1947 Paquita Drive, Carpinteria - Perfect address for a ballet dancer. LOL. Love the long driveway. So dated. Indoor/outdoor fence would have to be removed. Old-fashioned wood would have to be stripped. Fireplace needs to be updated. Create three bedrooms/baths downstairs. Reduce garage space to create a ballet studio. So many renovations, it's pretty well a tear down; not worth anything close to the price. Taxes? Second House: $16,500,000 - 3519 Padaro Lane, Carpinteria - Nice gated entrance. What a waste of beach-front property. What greed! $16.5 million for all those poky little rooms. A ton of renovations needed to turn that property around to incorporate that amazing view and location. The only potential area is the top deck. A no-go for that highly over-priced property. Anyone with the wealth to fork out $16.5 million will demand a much better designed home, or a much reduced price to enable a rebuild. Taxes? Third House: $7,250,000 - 226 E Mountain Drive, Montecito Like the elevation. Sellers obviously have no talent for interior design; however, I think there is potential to update and redesign without too much rebuilding, just to grab a property in that location. So for, maybe $6,500,000, pending insurance, tax, water assessments, a grabber for those with the funds and yearning to live away from the madding crowds. Love the infinity pool. I have just seen two of your videos so far. Love them. Most of the homes you have shown so far would be more suitable for developers to tear them down, redesign and rebuild.
