      I'm going to have a maintenance interview tomorrow I previously worked as a residential hvac tech and commercial technical but I hate the repeating the same thing like I like learning all the the trades

      Honestly pretty simple answer tho, it same thing with fuses, sure I can replace a fuse, however I would want to look at what causing it blow before I just replace.

    Strangely enough I took hvac course at my college, got EPA uni and a osha 10, I have yet to do alot hvac work but every company is immediately interested in fact I have this card, I literally don't know why it matters, but companies treat this has gold.

    And I hate how alot of people assume that your a pro if you have some certificate. Its the hands on experience is what makes you more valuable along with a passion of learning.

    Great questions Lex. Up here in New England HVAC techs start at $30 an hour with no experience, and average $40-$65 an hour with experience. Same for plumbers, electricians, and pipe fitters, because no one up here is going into the trades. All the college Millennials want an office job inside, out of the heat and freezing cold. That's whats driving the hourly rates up here very high.

      The typical trades job wont amount to the salary of a maintenance tech in a distribution center. Maintenance at my job starts out at $20

    I thought about going into Maintenance to get away from just doing HVAC but the pay sucks. I think it’s crazy they want you to know all the trades but want to pay you crap. I make over 60k/yr and the last job ad I saw for maintenance was for $15/hr. Hell to the Naw.

      Eh i make 60+ as a maintenance supervisor and i make more than i did as a hvac tech but now im making the move to get my contractors lic. You gradually grow and become better at everything you do and unknowingly start to act as an independent contractor after a while but look into student housing conventional/Multifamily housing sucks.       I think this area dependent, I worked at meat packing/slaughter house making 27$ a hour, I just got interview for another company offering 31 starting and 41 on weekends.

    100% agree on the EPA card...i have mine and i still have alot to learn on the A/C side...i know the basics of troubleshooting but im much stronger on the heating side working in new england....i eventually want to work down south so i figure get the universal and be done with it..

    I’ve been on call 24/7/365 for the last 6 years cause I’m the only one that does what i do at my job . I’m maintenance/ service tech at a hotel . I work on the water heaters , a/c units ( not talking about the ptacs although I work on those as well ) , washers , dryers , refrigerators , freezers , reachins , kitchen appliances , plus the regular maintenance and construction plus the groundskeeping .

    My does not provide the big stuff my Milwaukee, Dewalts power tools my Purdy brushes and rollers buckets, paint grids pressure washer socket wrenches sockets pliers all Klein Tools , tool roller luggage and more is all mine....you know I’m going to ask for a raise this week 17 months.     How I see it is that they want us to have HVAC certification, have plumbing experience, drywall, carpentry etc. etc. etc. "OK nice when can you start, we pay $15.00" 🤣🤣🤣🤣🤣🤣🤣🤣

      That's the part of the industry that HAS to change. Otherwise, it will be a thing of the past and maintenance techs won't exist. Also, they want you to be a 24 hour emergency responder. 😆

    My background is HVAC but maintenance is my PASSION. I love helping people and doing things for them that they can't do. Mixing my day with carpentry, electrical, plumbing and painting adds variety and challenge. Knowing that no two days are the same makes the day go by fast.

    Great video, again. I know a guy who, as a property maintenance manager, asked an applicant why he wanted to work for this company. The applicants response was "I just want to meet some babes". Short interview.

    I used to be a maintenance supervisor. The problem is that once they get good at something like plumbing , you quickly find out that you can make much more doing that. I am now a plumber and I've been doing a lot of service lately for apartment communities as they are having trouble keeping maintenance. Some apartment managers say they have no maintenance at all.

    Im gonna start enterviewing prospects next week for the complex I supervise they all come back with a" high proficient " on the assessment test but the real test is when they ll work under pressure, finding a good maintenance tech now days its like finding the needle in the haystack

      Maybe part of the testing process should be in the field. Like let's head out to this unit and it needs this-how do you go about rectifying the situation? Do that with a few separate jobs and you get your answers if he would make a good tech.

      @@elmbaker1683 i thought the same but companies can't allowed that cuz of liability ( someone could get hurt and sued the company) so we can't know what we are getting until we hired them and put them to the test thats why its so hard to find a decent tech

    Property Managers: We as techs know our value we provide. Stop using loop holes to “save” money. You’re stuck in a diminishing returns mindset. You need to spend money accordingly to provide good service in order to succeed.

    I work for a conpany here in San bernardino ca and I am a porter I went to a technical school for hvac and got a real certification for hvac the conpany thosent wanna hire me and there tech for hvac suck what should I do asking for advice? Allsow if I go to a other conpany how much should I ask to start out I nkow how to troble shoot and braze and all the good stuff I owen most of my tools to

    Hey Lex,
    I'm thinking of going into this trade but finding a problem with technician pay. Most apartment owners are paying $17 to $20 an hour for a seasoned technician but the apartment owners are not required by law to compensate you for overtime and being on call according to the Fair Standards Labor Act rule from the Department of Labor when paid $17 hr or more.

      Yep! I've made a lot of videos about the crappy pay in property management. My hopes are to bring awareness to it and get it reversed. There are some diamond in the rough properties out there who pay well and give overtime and great benefits. You just have to search them out. Thank you so much for watching Steve!

    Or being an onsite manager/maintenance person. Plus having to work a full time job for health insurance. I was almost shot in the back, by a terrible tenant in Neenah, Wisconsin.

    I just turned 30, i did odd jobs but stayed a chef for 7 years, made my way up to head chef after bouncing around 5-6 places. Now im going to school at a local union for "operating engineering" (building maintenance). I took a basic building maintenance course and. A basic electric course. I got my EPA universal and osha 30. Still having a hard time finding a job as even a helper..... While 19 year old kids who never got a job get hired. Advice? I know on any job site i go to i won't know shit but i do have common sense and a little experience using tools on my car etc and what i learned in my classes.

      I got in at a student housing apartment. They'll hire anybody. If you have any student housing near you, go there. Work there for a couple years for experience and then move on to a 4 or 5 star conventional property where adults live. That's how I got in.     I work as Clerk for the USPS, on april 2024 I took the USPS 955 Maintenance Mechanic test for third attempt and Finally passed. I had my interview today, and everything went great. However, I received an email with the results, stating that I am ineligible for the MPE and Maintenance Mechanic 7 positions
    The managers were great, and I believe I answered everything correctly, but unfortunately, the email indicated that I am not eligible for any of those positions.
    I feel really bad about the outcome. 😔

      I got into maintenance at a student housing apartment complex. If there's a college in your town, then there's student housing. They'll hire anybody. I hope everything works out for you!

    The main issue I find is nobody wants to work or show up on time everyday & wants $20+ an hour when they can't do everything a Technician should be able to do, & gripe about being on call. I was running my 284 unit property myself for 2 months with a temp that I would have clean the pool, pick up grounds, & do make ready's. But the company got tired of paying that high dollar amount to the temp agency and I had to hire guys that didn't know hvac, appliance repair, and barely knew electrical. Basically they could do the same things the temp could do with the addition of some minor work orders cuz the company doesn't allow temps in occupied units without a staff member. Which I see the company's point in paying a guy $16-$17 in house instead of paying the temp agency $28 an hour for the same production. It's just a lose lose situation when the talent isn't out there cuz companies that have those guys hold onto them. Great talk Lex 👍

    What advice would you give a hvac tech/installer of 6 years trying to get into maintenance management. I know an employee recommending me, but I am absolutely horrible at interviews. I have been turned down 3 jobs because of failing the quote on quote interview

      I haven't done an interview in 10 years and I don't do them so I'm very rusty. I just be honest with them and let them know if I don't know something, I'll find the answer before the end of the day. I hope everything works out for you! 🤞

    Hell yeah. I have my EPA. Spent 9 months in school. I'd rather work on a chill water system 😆 I really don't have allot of refrigeration exp., But you know what? I'm still not bad in my opinion. I know enough not to mess something up. I know a small job is a big job, a big job is a big job. If you try to come at the problem correctly, it won't win. Shyts hard out there for real. It ain't an easy gig.

    The main thing I look at is how they move...body language. If they come in walking on the front of their feet with a bounce in their step. I don't care how they answer questions. As long as someone isn't lazy...anyone can learn. It's all about how they move not what they say...in my opinion

    I'm transitioning late in life to something like this. Facilities Maintenance Tech. No experience required which is a flag thrown they're looking for someone younger. Hopefully I clear that hurdle. But that's what I like, addressing a variety of issues rather than just one or two. I transitioned out of the rotating schedule world with 25+ years electrical experience. Not so much HVAC or any of the others for that matter. Although I know some about all. But as you said, I am teachable bc I love to learn. But I'd rather work in an industrial environment than a residential one. Just concerned about age bc many co's discriminate on that basis and cover their tracks bc it's illegal. I've been turned down at jobs I was qualified for. It's like they want someone 21 with 10 years of experience. And that's almost what the job description years : must be at least 18 with 5+ years of experience. The experience requirements that you're dictating means you're going to have to have someone who's at least 21, not 18. Very frustrating.

      Yea, that sounds frustrating. I hate how everyone is still so picky when there's little to choose from. Like the saying goes, "Beggars can't be choosers".     Do you feel there is use for technicians without HVAC experience? Maybe in a different environment than apartment maintenance? I'm going into my 4th year of maintenance and still have no HVAC skills. I started working construction young. Then I worked at the city doing maintenance on aquatic centers and water features. Then worked building maintenance where the company has contract with a company that handles all HVAC.
    Im well versed in plumbing and electrical. Ive fixed a lot of stuff over the years. Still just don't have that HVAC experience though and it seems like the most important thing for maintenance workers. Would someone good in these other areas still be considered a good candidate? I've had a couple interviews with companies recently for higher level jobs and I just tell them I have no HVAC experience. But I have these other skills.

      Thank you! Hopefully I can find a company who invests time into training me in on HVAC. I have seen the company I work for waste so much time and money bringing in outside contractors to fix issues.
      They'll come asses-order parts- come back and install over a matter of weeks. If they trained their staff and kept parts on hand they could honestly stop wasting so much time and money I feel as though they're just too cheap to do so.

    I don't ac work. But I see the money we pay the ac guy..... im thinking about getting in to it.. thats how I got in to locksmith. I seen the money we gave the locksmith and I was like..... thats easy that could be my money.... so I invested about 1000 bucks in to it and made all my money back in 2 months

    How do you get experience if nobody wants to teach ? I got the basics but the in depth nobody wants to teach it in the apartment maintenance it seems like most of all the people
    I went to school with they hop from
    Job to job I keep telling these apartment owners nobody you’re hiring for 15-17$ an hour has a lot of experience. Constant revolving door

      Watch youtube videos about the appliances and equipment that are on your property. Then, go out and apply what you've learned. Now, you will make mistakes in the beginning. That's what happened to me. I set driers on fire, I flooded apartments accidentally and I drain a swimming pool... TWICE! But, I kept trying and got better and better and better. Hope this helps!       It's not the property owners fault It's maintenance supervisor being picky on interviews weeding out the guys that want to work but need someone hands-on to teach not youtube video for a super tec Sad these Supervisor these days never want to hands-on new tec they are fast to say go learn on UA-cam.

    All the techs I have met just give the unit some gundy, and go on their way. Lex, are you a maintenance tech? if so, what would be a decent wage for the position? i've been asked to take the position but I'm not sure how much to ask for

      Find a temp agency for apartment maintenance. Start as a porter cleaning the property. Most good leads will teach you the basics along the way. They don't advertise job openings at smaller properties. They just call the agency. The bigs list on Indeed quite often.

    I’m currently am I maintenance supervisor, for about 1 yr 4 month, but I was throw in the job.
    I really like it. I love working with my hands!!
    I have a lot of tools. I have my epa. And know a good concept of hvac but I really didn’t have anyone to help except UA-cam which helped me a lot. But I really would love to learn more.!! I live in Ga but my family wants to move to Fl so this would be super cool! Thanks hope you see this!!!!!

    Property Managers: We as techs understand math measuring consumption and ratios. We know you’re purposely harming customers and staff to move up. If you’re going to climb the ladder and then pull it up after you make it then we won’t help hold your ladder.

    When I want, or need more contract work, I just take a binder of 300 to 400 of my most recent Work Order Completion Reports to a prospective Residential Property Manager or Real Estate company. They can see what I did and for how much and for whom. They immediately stop asking questions and start shooting me Work Orders. I accept no hourly pay offers and accept only pay by the job.
    No disrespect to my Apartment maintenance brothers, but if you can handle owning your own small business... Forget apartment work and jump into contract rent house work if you want to make real money. Easily average over $60 an hour, pure profit, year in and year out. The cash flow never stops.

      lol... i have my EPA universal and still have not mastered brazing in line sets yet.....these guys that brag about there " credentials" in my experience dont know that much...watch the guys that keep quiet and go about the job...those are the guys ive learned from...

    You hire people Lex? Usually if someone has an EPA card they are knowledgeable in hvac from going to school, but your right only entry level with just a card...you should think about going HVAC Lex, I made $400 in 2 hours the other day...simple shit too. Shit you already know how to do bro...
