    Great vid (as usual). Maybe consider some of chats with engineers regarding the setup and conditions for placing one of these properties. What basics need to be taken into consideration and what costs.

      Cost, build, installation, delivery differ upon where in the world your located. This needs to be worked out with the parent company before hand. So it would be impractical to gain a quote for everyone. These prices are for basic models and are roughly starting prices.

    I love the model they sent the pricing on personally I think it’d fit my needs perfectly. Thanks again Kerry for your hard work and enlightening ideas that are outside of the normal mobile homes you are doing a wonderful job and you have impeccable taste in my opinion here as well

    Kerry, you have the single most reliable channel on state-of-the-art manufactured homes going. There simply isn't a better source around.
    Please let me clue you in on why the loft bedroom without a bathroom up there is a non-starter for many of us oldsters. In about 40 years from now, you will discover this for yourself. One gets up about four times a night to pee. The idea of having to go down a steep flight of stairs, half asleep, four times a night, without killing myself, let alone trudging back up the steps once I've done my business just isn't happening. I got rid of this stupid high bed I had just because getting out it was too much. Stairs!?!?! You just gotta be kidding me. The bed must have a toilet on the same floor.

    As a brit this company will no doubt get my money at somepoint. Micro loft extended would fit my retirement plans perfectly. Also looking at coodo, along with the likes of nestron. These 3 companies are ahead of the curve in the European market.

    I’m always stoked to see a notification come up for your channel and always enjoy your content.
    The Koda series look fantastic but as with all tiny homes they have a limited market , they do look super cool , cheap to heat and cool and only 1 day to instal.
    Let’s be honest how many people would be happy to have one as their primary residence ?
    To me they are an upmarket prison cell and yes I think I would go stir crazy if I had to live in one .

Maybe the creative visionaries and architects who are building these are doing so with the future and environment in mind.     This company was my first introduction into off grid/pre-built tiny homes. Love the Koda loft extended. I feel this model has the potential be used by a broder group of people with mobility issues. As well as the ability to use the loft space as an office or closet

    KODA is my new obsession! I found everything I could want and need in KODA’s sophisticated and streamlined designs. ARCHITECTURAL DIGEST quality living-in the tiny home/prefab/ manufactured home space. I’ll take three of the KODA Loft Extended. Great work, Kerry. Keep your updates coming-they’re invaluable.

    Hi Kerry, love the show, you have a cool, calm, insightful and intelligent take on this very important topic, of where we lay our heads at night. Just an idea, I think what might be next level is talking to the buyers of these units and get there pros and cons perhaps? Get the end user angle, although not easy as the gold rush for mnf.s lately means many have no end users yet:/. But many do .     Like those units! Two on the bottom and one on top with a lil patio on top.. i went to the movies the other day.. there was too many “urban noises” to enjoy the movie……

    Hey, Kerry--I gotta ask (because I live in a rainy place) about the models that seem to have a FLAT roof. From my soggy experience, a flat roof just seems like an expensive maintenance problem. I especially worry about the Boxabl Casita, with its hinged arrangement. What say you?

      Thank you for sending your thoughts. The flat roof works very well from a building physics point of view. It has a slight slope to the back (the degree varies from country to country regulations) and the rain water is led down through a proper system of tubes. Therefore no stagnant water appears on the roof with no risk of harm.

      @@birgitlinnamae5071 Tubes always clog with debris. It's very important to clear them at least once per year. Same with HVAC filters.

    I don't know about other places but in the NY/NJ area you must have 2 exits doors in your house for fire regulations. It's a great house for a single person or a couple, but I don't see a lot of privacy if you have a guest! Love it tho.... thank You!!!

    I like them - I would like more windows & light though. I don’t understand why they can’t put more windows along the sides? But very cute!

      We can and do put more windows on the sides upon request. Many people put multiple KODAs next to one another therefore the standard unit has windows in front and back. Also, in some places overheating is a risk.

    would it be possible for you to also include the transport costs, taxes, etc. to make the price more accurate? For all your videos - or provide phone #s where to get those prices or info that it's all on their website? I've encountered that some building cos use a particular transport co and gave me their #. That works. Thanks.

      I’ve read that shipping and setup costs are at the most $30,000.00 +/- for a Boxabl, if that helps-it probably doesn’t, but I thought I would answer the question anyway.

    I'm in the process of selling my property up here in northern Idaho and I have thought about what I will miss. The two things I will miss I've told everyone is (my 5 acre) yard and how quiet it is. I have lived in big cities most of my adult life so I know all about noise once I no longer had it

    I love all your videos on small homes. When you speak with the makers, will you please put in a plug for people who use wheelchairs and who cannot climb stairs because of arthritis and other issues? We need them to think a little bigger. We are many.

    19:21 Exquisite design detail occurs with seam line cupboard door ratios subdivision ..quickening visual attention to the smallest of four cupboard doors floating upper left ...now eye interacts compositionally with both stairs and upper deck . One's heart ❤ leaps ever up .
    The ... Biff ...could benefit immeasurably from Feng Shui tuning through affordably considering Dutch door access ...upper door open to light and visual space and lower door ( split at counter height ) closed to edit toilet bowel visibility whilst not in service .
    In a nearing future ... high definition video panel on both sides of bathroom door might supply both light and distance scenery .

    Hi Kerry, in terms of weather changes, what kind of winds can modular homes withstand? Any thoughts to changes in framing such as steel?

      With increased winds you need to fasten the modular home to the ground. Unless we target hurricanes, KODAs resist pretty strong winds. Structural data available so do let us know what you are working on so we can guide you.

    I was quoted $189k for the Extended and $149K for the Loft. This was 2 months ago. I absolutely love this design and have the perfect property for it, but it's out of my budget for the Extended.

      Side windows are possible and we often instal these. Many people place KODAs next to one another so therefore the standard has windows on front and back.

    I'm in the market for a 500 Sq ft prefab to put in my son's back yard. I already have a plan I love but have no idea how to price this out or which "builder" or prefab manufacturer (Ontario/Quebec) to approach or how to find any of them. I could use some help!

    the kind of insulation (roof) would be important as sleeping in the loft can get HOT in summer months.

    Do you know of ANY prefab homes which an be made handicap adapted? Even if I buy two, to have a master bath and bedroom in second unit. Attached by a patio or covered porch. Thank you. Lofts are not useful to a wheelchair.

    What is with always putting bathrooms right next to kitchens? I know it's harder in a tiny home, but at least put the door on a different side that doesn't open to the kitchen. We don't shit so close to where we eat

      There is a US company with a Koda licensing deal that is planning to start building in New York, Oregon and Calgary. I know what you mean though, it always seems like they’re in the works but not readily available now

    Like other N. European manufacturers, one wonders what Koda means by 'available in North America'. Being built in Estonia, it may mean nothing more than they have identified a shipper who services the Baltic Sea and U.S. East Coast. Shipping cost? Import duty? Can it even be trucked on a U.S. highway? The mind blurs...

      They have a company called big sun modular in New York that works directly with them. Im guessing they take care of all the headaches you mentioned and it becomes more of a regular prefab transaction

    KODA box? Looks great …. but it is designed only to look great. Not to live in it…. this ladder which they probably call staircase is horrible… It is a liability how many people are nimble enough to climb that up and down when they waking up… How much how many of them are going to stumble down to a broken leg… Obviously SAFETY has not been priority in this design
    Secondly these bars on top of the second loft side where the bedroom is I’m sure there are better designs in presence… And lastly I looked at one of the kitchenette countertop bar… again human safety was of no concern here this was so pointed that if somebody trips they will literally drop dead hitting themselves in this weapon in the middle of the tiny little confining space.     The bathroom locations are killing me, it's bad enough most bathrooms are near the kitchen in small spaces, but this particular floor pan wants to me to walk into the kitchen to get to the bathroom.
    Don't let a family member or friend have done a number 2, as they opened the door any food that you were cooking would immediately turn your stomach.

    You sure found a great builder. But well, it's beautiful but again, beauty doesn't trump function. Urban infill? Where - not in my area! Only the Extended meets zoning size requirements and is overpriced for urban lots. The Loft is a fancy hotel room/dorm. So it is disappointing. The young professional who might be able to buy one would outgrow it in no time; the person down-sizing would struggle. If you Do Anything besides watch a computer, the unit is too small.

    See this is more like $159,000 for the extended that's two bedrooms which you can stack on another one for probably $50,000 that's a 3-bedroom if not more house that would be affordable not half a million dollars for something that's not even that cute

    Your videos are click bait, not all of them but a lot of them are. Your said you can get these home now, a lot of these companies are in other countries, by the time you get the home here to United States but I live in California going to cost you a fortune you might as well just build a big home and go for it rather than order one of these things in another freaking country lol I said lol these videos are bait the guy doesn’t go into how difficult it is to get these here you don’t just order it and ship it to your house there’s a lot more involved like permits as I regulations involved it’s not that easy! Lol

    Stop trying to sell this house environmentally. It is built thousands of miles away from most of us in America. There is nothing environmentally sustainable about shipping those materials across the globe. Source your materials locally.

    I do appreciate your updates on modern manufactured home developments, and it seems to me that this nascent industry is still seeking its market, at least in the US.
    It might be fine to build for the Government (à la Boxabl) where the end user (house occupant) has no say in what's being provided, but quite another when these micro options impose a Lifestyle (let's call it "4-wall College Dorm") and a Design style (how about "Windex IKEA"), all at a pretty hefty price tag and extended delivery date.
    Even if you look ONLY at the median accouterments which have been assembled by a buyer who is ABLE afford one of these you'll quickly see that their life is far too accompanied by the trappings of a capitalist, consumer mindset to actually FIT into such a home.
    The Tiny House movement WAS meant to promote a lifestyle that escapes the burdens of Consumer Product Goods (cost, space, effort), but the strategy was KEEP THE THINGS YOU LOVE, shed the rest, and live a richer life.
    But in too many of the offerings you explore, the same roadblock to even that simpler existence crops up over and over again: You like books? No room. Hang photos? No room. Love to play in the kitchen? Guess again. Have two kids? Your new Home Cubicle will work for 5 years - tops. Planning to buy for your retirement? Sorry - ladders only.
    From Cradle to Grave these pricey options fail on fundamental parameters, only because the Makers are not realistically considering (or even identifying) the market they're after. In EVERY state in this country you can buy land AND a spacious shed-construction house, finishing the inside locally and to your liking for less money and with a shorter timeline. True - it WON'T look like a polished and synthetic IKEA shoebox - but many would consider that a plus. Let your Waitlist Wannabe neighbors poo-poo your choice: while THEY wait for years for a unit that's ALREADY been surpassed by technology by the time it's delivered.
    Perhaps the Makers believe we can be trained to live completely through our computers, in a box where there is literally NO room for happy occupants to run. IF the industry as it stands today ever gets close to meeting demand or, by the limitations imposed by its current building and design schema, winds up shooting themselves in the foot FIRST, we shall see.

      Very good points -- these ultra-minimalist micro-homes are beautiful but are designed for wealthy singles. They are, at best, nice hotel rooms and won't accommodate a full life for long. But they are too expensive to be a starter home with only a few years' usefulness.
