Hey Rob! Big fan. You said you wouldn’t use zero % credit to furnish, but you did that yourself with your tiny house in Joshua tree. Just wanted to clarify my possible misunderstanding.
Are you saying that one should have experience before leveraging 100% funding? Am I at less risk if I have years of flipping with private money that funds 100% of purchase and Reno at 60-70% ARV?
I see your point. But generational wealth starts with one idiot. Aka the risk taker. I flipped my first house with 20 bucks in my bank account and experienced failures, but now we are financially independent and our flips fund our lifestyle.
I really think you should expand on this. Success does NOT ‘deserve’ or ‘earns’ real estate investing. Your failure does.

Rob, what ever happened to that house you bought from the house flipper? The one you bought where you were just going to remove the junk, drywall it and get it ready for someone who wants to flip it again?
If possible you should do most of, if not all of your own property management and cleaning for the 1st year. You learn A LOT about the business and what will go right/wrong . If not possible you should try to do 1 or 2 cleanings so you know the routine for when your cleaners don’t show up leaving you scrambling to clean it yourself. And if you live within a reasonable distance of your AirB&B always keep a spare set of linens that, in a pinch, you can drop off… I’ve actually had to recently take back over cleaning my studio loft. Booking down bout 25% this year so paying my cleaning company $150 to clean a 450Sqft place is a tough when I’m fully capable of taking an hour out of my day to clean it myself. That will change again once biz picks back up and once I get my 2nd rental . Keep grinding and good luck to everyone out there!

Rob got lucky twice and coasted on that success while riding the tailwinds of the UA-cam hype train through covid. Rob hasn't been in real estate long enough and certainly isn't experienced enough to give anyone advice. Take it from someone who hired him for a consulting call where there was little to nothing he told me that I didn't already know. Do your own research and don't believe every person you hear talking on the internet. He likely earned a good portion of his income from the UA-cam channel over real estate.

I would agree on the 0% APR card. I have done soon to be 4 flips. Each made about 120K profit. 2 of those ran over budget by about 20k, but they killed it long term. That said.... If you run the numbers and do the research you will nail it. I always undervalue the flips by about 50k minimum. My most current I did a cash out refi and theres still 190k in profit when I go to sell per a recent appraisal. Its all about what you know and leveraging OTHER peoples knowledge.
Rob we talked in the past about the boat rental models. Im selling that property for some cash on hand, and moving the boat rental to another property out on Lake Erie. Ill up the price a bit, but also add it as another option when bookings so anyone that wants to can, but I keep the other property booked out. So far its been booked out at 80% which is amazing for around Toledo.

I'm having difficulty wrapping my head around being profitable with tiny homes in rural areas. Are they ideal to rent out at $100 per night with a cleaning person? What is the threshold for rental price point minus expenses and cleaning fee? I wish someone did a video on this.

It’s really wired that you have a “live studio audience”… seems like you are moving more into being performative than being real. There is no benefit to the viewer that a live studio audience brings. Actually the opposite, it makes you seem more fake since you have moved into entertainment which is different from education. Trying to slip in jokes and funny laughs (which don’t work, your not a comedian, stop trying to be a jack of all trades and master of none)… your audience isn’t here for laughs, they are here for education. Set you ego aside and do what you do best which is be real and informative. When you and the other guy on bigger pockets try those really bad jokes, it is just noise that doesn’t land, it doesnt entertain, it is actually annoying, stick to the advice and the facts. Nobody is looking for comedy from you, we just want to know your experience and lessons learned.
