It would be good not only to see before and afters of the different properties but also a comparison of revenue at various points (three month period after, 1 year of revenue after, etc) from before and after the renovations.
Cool idea! I will likely do this for a good amount of my props! So far, every prop I've reinvested back into is making more money. So it's pretty fun to see the results.

I feel all of this pain. Details matter! Most hosts really don't pay attention to this little stuff that are like mosquito bites. Getting rid of the mosquitoes makes the guest experience so much more seamless and keeps the smile on their faces with little cost and effort.

Ok I get the 4 pillows on the beds but what about 2 king pillows and 2 standard pillows on a king bed? I hate huge king size pillows so if I stayed at an STR id like at least one standard size pillow.

I trained my cleaner to ground manage and bill me hourly for the extras. I can’t believe anyone can let it run with just cleaners for even a few weeks without eyes in the house.
And that toilet seat, str8 guys don’t seem to know about whisper close toilet seats. Been around over a decade. World 0f difference.
But we didn’t have to watch you eat chipotle so … redeemed!

The poor neighbors 😳. Our neighbor used to play basketball for hours. Drove the shit out of me 😅.
Those neighbors are going to be rightfully upset. Hopefully there are some soft / quiet ball /paddle options out there or hopefully the fad dies hard some time soon.

In Palm Desert several homeowners went to the city council to complain about an AirBnB that put in a pickleball court. Seems the guests would play late into the night. The homeowners were asking the city council to declare the AirBnB a nuisance. The city council asked their staff to do a noise study and get back to them.
Easy fix.. strict quiet hours and put the lights on timers

Imho nothing torques neighbors more than a pickle ball court especially if it ain’t really your neighbors who are playing over the fence.
HOA dues money was allocated to build two pickle ball courts in a small park of a community where I own property--only to be ripped out after neighbors along the surrounding property lines complained about the noise to the association office. While this house doesn't appear to have an HOA, I fear Rob may be in for a surprise with this court in an neighborhood setting.
I agree. I couldn’t pull that off in my markets. It would only work in my homes that have more outdoor space.
Bella’s mural look great! Like the upcoming pickle ball court too! Definitely needs more TAMU theme in the house, subtle tie-ins but I’d definitely pump it up more. There are some very good AirBnB’s in that market. And how close are you to Kyle?
Love your content. Why not a pool? Is it too expensive? Doesn't it get hot in Texas? Also will there be noise issues with the Pickleball court being so close to neighbors?
7:40 - Sounds like she’s expecting 5 star hotel amenities. I feel that for guests that want that the price tag needs to come along with it.
I personally don’t feel that those things are requirements. Yes, they do set you apart from others. However, we are not hotels. 🤷🏾♂️

How are you profitable at 50 k in revenue. Is the house purchase price 200 k? Did u get a low interest rate? I’d be under water if I only made 50 k
Never skimp on paying a qualified drywall contractor.
Do you just trust your cleaners to manage the property? We manage a large portfolio. If a towel rod was off the wall, it would be fixed the next day or next turn. And unless the owner just didn’t want to pay for the paint it would be done asap.
Ruined the yard. The old one with the deck looked like a nice place to relax with some shade to escape the hot sun. The new yard looks barren and hot. Is pickleball really something people want?
Might be a good idea to give a photographer access and shoot a 3D matterport tour if you can’t make it to the property. Then you can remotely review it every month or two.
Rob do you still have the Wisconsin property? If so I’d love to hear how that property is doing.
granted my portfolio is only 2 soon to be 3 i check my property after almost every clean for these very reasons, good cleaners act as our eyes but still as host its on us to provide stellar experience for guests.
Who ever did the final walk through after the handyman should be retrained.

I had the same stragegy this year. Improve the properties I have that are already profitable. An increase in 20% revenue can double my profit in my case. Then you start coming out with these videos haha. Just confirms that I am making the right moves for 2024. Been following you pre-BP. Best Luck to your investing journey!

I suspect the place you talk about in Scottsdale is more of an A property, whereas this one looks more like a low B neighborhood. I do think that will make a difference in the return on your renovation investment. Please let us know if it works for both property types!
Small thing: really would love to see more camera detailing of the mural and pickleball at the end of the video. The camera got so focused on you we couldn’t see in-progress pickleball court or mural in strong detail. Could just be me but tried on my phone and tv to compare 🤷♀️
Sighh, foundation issues. We purchased a property and we’ve had to fix the foundation twice. If you ever buy in Austin, never buy in the East side.
Nice property wiith some additional investment. That a&m mural doesn't help. As an owner/investor, you always gotta inspect it yourself. No one is going to care about your property more than you will or should.

I heard a story of someone taking in a dirt sample to pick the color of their car. If the walls are going to continue to crack, then time to paint a cracked texture on the wall to make it blend in.

This is hilarious. I literally today went to one of my properties to meet a delivery guy for a new washer/dryer set and did the exact same thing. Weeds were everywhere, piping had broken off, bathroom angle stop needed replacing along with a bunch of other stuff. Took a list
