There's a storage business very close to my house and they built some sheds tall enough for larger campers and motor homes big boats and i was very surprised how fast it filled up. Looks like the storage facility has great potential.

Not a large population in the Minerva area to keep a higher occupancy, in my opinion...it is considered an economically depressed area.

You were approximately half way up the street toward the property line.
Just a padlock and no cowl covering it to prevent bolt croppers or a grinder didn't sit right with me. Plus it looked quite remote. Along with the low occupancy. I think a risky gamble. At least you still got your money for something better to come along, t was exciting watching the bidding!

Did not realize it was being auctioned. With the lack of occupancy it is difficult to determine it's real value. It may have low occupancy for a reason, not lack of maintenance.

Hope you looked at his last several years taxes. You would have to really get a good deal to buy them. Looks sketchy to me. I have had a lot of rentals.
Storage is typically modest steady profit. Commercial vehicle parking 1 acre minimum is really profitable with low overhead, chain link fencing, security cameras, porta potties. Profit waiting for land values to appreciate.

Thats where a lot of people fail at auctions they don't know when to walk away. You have a set top dollar you would pay, all costs factored in, and you have to let it go. This one just wasn't meant to be and who knows in six months it could be back on the market
If you need to get rid of junk cheap, rent a storage unit the only pay the first month. I got a friend in the business and he gets this alot.
