- In this video I go over in detail the cost to build our steel building. This is not the entire build cost for us to finish our home completely (I'm sure we'll always be adding to it) but in this video I breakdown how much it cost us to get to the point that we could erect our steel building and be ready to frame out the inside.

I like the video. It does show how when agreements are not put in writing and signed, how either side can lose. I work construction and see this issue constantly. After building your shop, you now know what to expect when building your house. You are correct about saving by not having to hire a contractor, and managing things yourself. In the late '90s I acted as the contractor and built our house and had to finance only half of what it was valued. I also did some of the work myself.

I think you got a good price on the well. I'm having a well drilled in Montana and I'll be paying $60 a foot just for the hole and casing, and I'll probably have to go around 400 feet. Thanks for the cost breakdown. Which state are you in with the low pitched roof?
Thanks! I'm in Idaho but we usually only get a couple of feet of snow at a time at most. It is interesting, snow doesn't accumulate on the roof but maybe 8 inches and then it slides off. Also, the company who did the lot had it engineered for snow load and wind.

the higher price of the road and site prep is exactly what i would have expected as someone who has built 4 buildings with roads/driveways. i would have definitely gotten that great low price in writing before start of job. plus, that original price for the septic was also way low a bid and sounds as if they only priced the tank install. i get a lot of flack for this but, i always tell new builders to consider making their budgets 12k for every job needed and they won't be disappointed. therefore, 12k for driveway, 12k for electric, 12k for septic, 12k for water, 12 for anything else you might need to set up your basics. good luck and congrats on a great building.

@@homesteadingbarndo I’m also from California, now in Logan Utah. We have land in garden city(BearLake) and plan on building a barndo there. Your channel is one of few that I’ve found for our area,so many are in Texas. I’m going to be going through your videos. 😊
At every step, someone is trying to screw you. That's only 2-phase power so you're getting extra-screwed because it's residential. Those garage doors are too short to park a trailer inside. Consider building a steel tractor shed -- just a metal roof. Separate cinderblock wall. Park a series of RVs and trailers under it. Good enough.
My trailer is 42 ft long, so there's no way that I was going to fit it inside my building while having the back half framed up, which is why I only went with 10 ft by 10 ft doors, looking back, I really wish I would have done a 12 or 14 ft tall door, but I just didn't know at the time that I ordered things. Things. I'm definitely going to do a big regrets video because those door sizes are definitely one of the things that I wish I could redo if I had to. My power pool has three phase power on it which is great but I only have residential needs for my system. At some point I'm going to do a solar and battery backup system.
Would you suggest going lean to or doing a separate cover?
@@homesteadingbarndo Everyone prefers an insulated airtight shop and concrete floor, but if you save the money and invest it in business, it will be worth 5x or 10x more in ten years. I currently rent but seeing how hard it is to get contractors to do things right at a fair price, i'm leaning towards a gravel pad and a series of insulated trailers. Every $1k per month in payments is like a big screen TV. When a recession hits and people are more desperate for work, that's a good time to be ready to build something nice.
Do you feel that they are building quality is long lasting and good quality for the price. I’ve been looking around and most places I’ve gotten quotes from for a 40 x 40 are between 70 and 100,000. I did end up getting a quote from star steel theirs was much cheaper. I just wasn’t sure if there was a huge quality difference or when you had set it up if you noticed the structural differences between yours and ones you’ve seen?
I am extremely happy with the quality from star state steel. I've been in my neighbor's steel buildings and I see zero difference in terms of materials.
I was pretty worries to be honest because they were far cheaper and I was wondering, geez I hope they actually deliver the building. It showed up complete. There was an issue where we were missing brackets for the window framing and I reached out and they quickly resolved it.
It's holding up great in our 60-70 mph winds we've had out here, the snow, the heat and everything. No issues with paint or anything
This is exactly what terrifies me about buying my first home (property/barndo build hopefully). "Oh, don't worry, its only a few thousand for [insert]"... Nope, 15k. "Don't worry, just sign here to get started"... Now its hundreds of thousands to make the property even legal, and you haven't even started to build on it yet.

It is tough but you're going to have to expect that you're going to make mistakes and if you learn from it it is just part of the process.
If you're buying something that is already built mitigate risks by buying insurance, getting tons of inspections and home warranty.

Look, a bid is a bid. It's an agreement that should be honored because making bids that are too low to begin with penalize the experts who price their work correctly. Stand tall, they're supposed to be experts, not you. It's on them when they underbid, that's why they're called contractors... contracts.

Contract language in original agreement must say any changes costing additional $$$ must be written and signed by all parties.
Do you recommend being the owner builder and sub it out or going through a company that builds barndo’s? Is the cost difference significant?
I built it 100% on my own with the exception of the concrete, excavation and septic, but I do know the more you do the less you'll spend. If you sub things out that takes work but it will save you on a general contractor who manages everything for you. When working with contractors you have to be on top of them and have to be diligent that they don't up charge you extensively. The thing is depending on the general contractor you could be facing the same issues anyways.

its crazy dealing with contractors now. I am trying to do something like this and its near impossible. Its DIY or your at the mercy of deep pockets to get anyone to look at you. Greed has gone rampant out there. Its sad... I know materials have gone up but based off the bids Ive gotten from people that would actually talk to me it varies greatly. which means some of them are doing 50 percent mark ups or quoting me based off they dont care and if im a sucker they will take my money.
You got to be careful, I think about lot of builders are slowing down so hopefully prices come down too.
Make sure you get contracts in writing!!
The driveway invoice is actually accurate. Machine time, hauling, materials and grader. spot on. (My 2-cents for what its worth)
I totally get that people need to be paid what they're worth. The trouble I have is when the invoice comes in way multiples above what they initially quoted. I don't like the bait and switch, you know what I mean?
@@homesteadingbarndo I see and I agree. They mislead you. They should have said $4800.00 plus material. That is not good business. I am a builder and I would never get away with that.
@@daddygoat I agree. Honesty is always the best policy. Be completely up front and then you won't get "that contractor" reputation.

How did you guys pay for everything? Did you have some kind of loan for building everything? My wife and I want to buy land and build a barndo but seeing all these upfront costs seems impossible to live that dream.
That's a great question. We did a mix of private alternative financing that I lined up using my network and then paying out of pocket as we went. I'll definitely be doing a financing options video and have plans to talk to interview friends who I know are experts at USDA loans. USDA has some great construction options from what I hear. When it comes to buying land it is pretty easy to find pieces that are seller financed.
What areas are you looking for and have you investigated USDA options at all?
@@homesteadingbarndo We haven't yet officially looked for land. We are in the paying off debt stage, then saving for a year, and buying land hopefully in AZ just ourside of Phoenix, possibly up at Williams. And doing so much early research between stick built, steel frame, or ICF buildings. We want to do something similar and get a small 5th wheel to live in while we build. I'd love to do as much as I can myself with very minimal knowledge to start. But im a quick learner. Tired of these expensive houses in the city and want more of that freedom with bigger space outdoors and cheaper first home.
@@alexkennedy5133 that's awesome! I know it sounds crazy expensive when you are researching. We came from the socal market so immediately we saved a huge amount of money by just getting out of socal.
I think that area would work great for fifth wheel living, and I am certain you could learn stuff as you go - I did and I'm not any natural talent by any means(I might be the opposite actually).

My 40 X 60 slab and entrance apron 25X 40 and a 10 X 21 pad for my wife's she shed was $38,000. So you did ok.

Agreed, especially when prices are shooting up. I was complaining to a friend about this and he said, hey man when was the last time you did something that was huge and important and it took less money, effort and time than you expected. I think it is all about expectations

I found a Russian contractor who's willing to come to America to help assist in building my construction new construction I need a building for my car collection and residence and I have like 20 dogs. They replaced people since people have become well what they are in america. Therefore the Russian contractor he has lots of experience and has done everything from residential tons of electronics and wiring and would be willing to help me build anything from a block house out of cement Woodhouse anything I want but this is what I'm thinking I'm going to do with what you did the residence inside the building the dog kennels the in floor or the spray foam the well water and maybe solar panels on the roof since my collection of cars is only cars I'm going to make my building a great deal shorter I have no intention of driving any large vehicles in or out of it only one section needs to accommodate a lift to lift the cars. Due to tornadoes in my state and no snow a shorter building is more desirable and it's a lot easier to cool in the blistering punishing Summers in which I will let all the trees grow up around it and actually shade some of the building to keep it cooler.

I totally agree the thing was most contractors were so busy they didn't want the work. That's why I ended up installing myself
I don't know where you live but you're dealing with some real weird companies it doesn't matter if you do an overpower or whatever if you make a mistake in your estimate you need to swallow it I've run a roofing company and I've never charged anybody over what I had estimated it. I've also never paid anybody over the estimate they gave me if they tell me it's going to cost a certain amount it better not cost more than that or they're just not going to see the money.
I agree it was messed up. I've learned they have a bad reputation since living here. If I had known now I would have only paid to the estimate

I didn't take it personally, I just didn't want to be known as the guy who didn't pay his bills in town.
As for making it short and ugly, it wouldn't have been any prettier it was a gravel road, and it was a single guy running an excavator.
The problem was this bill pricing adjustment came after the job was done, so it wasn't a case of them not eating to job anymore. I only had two more contractor on the job after that to do concrete and septic and then well drilling. Everything else I have done on my own
I'm completely lost on this. What planet are you on? In Georgia we have contracts. They must adhere. If someone bids a job and you have the cost in writing, that's what you pay. There are of course exigent circumstance clauses but if you have a licensed company doing the work, those are rare. 39K in labor to erect the building? They do it for like 7K here. And are great at it. I think they just seen some young guy and assumed you were a sucker, guess they were right.
Lol estimates and bids are definitely not contracts. Contracts have to have terms conditions and completion dates. If both parties agree a bid can become a contract.
I definitely mentioned I didn't do it right and get it in writing.
I highly doubt you could get someone to erect a 60x40 building with 22 foot eaves for 7 k. The equipment rental for me was almost 6300 bucks alone. That's why I built it myself and didn't hire it out.
I could have saved money by being smarter but 113k is definitely not bad
I just got quote from company for a 60x40 with front n back porch and concrete work to fully erect the building n everything for $72,000. I'm in Mississippi of course I'd finish inside myself. I've really been looking into a metal home... hell a single wide here is $100,000 and it's like 1200 sqft....

@@stopitmike Joe west will build the building. He's got pretty good record from the homes I've seen. And people where happy with him. Metal homes are nice. My wife and I are still planning n trying to figure everything out. But for a 60 by 40 his price has been pretty competitive.
