(1) re-sale as is for cash (2) re-sale with owner financing (higher price, collect down payment, create a note). You created a future cash flow stream (landlord without the tenants). Plus you can sell the note once it is seasoned to cash out. (3) Wholetailing. Spend $5,000 to $15,000 (less than 2 weeks rehab) and list on MLS.

So I have a question. What are your obligations as a wholesaler after you sign the contract you want to sell. Are you obliged to buy the property if you can’t find a buyer within a set amount of time? Who do I have to speak to to get the paper with the rights?
Once you have a contract with a seller you are 50% up the hill, you have to find a cash buyer and take the 2 contracts to the title company and they will complete the transfer.. you should have a clause that says if you cant find a buyer in a set amount of time aggreed on by both parties then the contract terminates.

I would like more specific details? Do I write up a contract myself? If so what needs to be included in it? How do I complete the first step? When I make the offer how would I close with them if I don't already have a buyer? I'm confused on these.
You use an attorney to make the contract, when you make the offer there will usually be a small payment which is like insurance that you will find a buyer in time, maybe $100-200. So if the contract is say for a month and it expires in that time since you can't find a buyer than you would have to pay that amount.
You can find contracts online, as far as paying an attorney money to draft the contract is not nessacery; Its smart to have a law professonal look over it to make sure you have the correct language to protect you. A good majority of title companys already have these contracts. You should start talking to investors and cash buyers through groups before you get the deal. You can always find another local wholesaler to JV with if you are stuck with a contract and no buyer!

Jacob F no need of hiring an agent, this is a different style, u are acting as The Agent, so check with your laws first if this is legally possible to do, otherwise u need to be a licensed broker yourself

correct,but the diffrence between the sleer contract and the end buyer contract is your assingment fee..EX. Seller contract for 20k and you flip to end buyer for 27k your assingment is 7k minus some small closing/advertising/etc. fees unless negoiated otherwise.
no degree needed peopel are doing this as young as 18 sometimes even younger under certian circumstances, its forsure more difficult to overcome the age objection but if you are through, transparent, and take the time to gain trust from all parties involved you shouldn't have any issues!!

@@darrylbutler1087 you dont but the house lol you sign a contract to buy the house, you usally have 30 days to close. in that time you find someone to take over that contract and there the ones that buy the house and you charge them a fee. you dont need any money to do this or at least very little

I think as long as you have the house under it's value you're good and ways to do that is by looking at how much it was last sold, how much the houses around it are worth, etc. Finding ARV can be estimated by just the square footing of the house too.
Start getting on socai media groups and other chatrooms with investors. You can always attend a local investing event and start networking when you arrive. Call bandit signs you see in your area and see if they are a wholesaler and if they would like to JV.
