I was wondering are any of these ads scams on craiglist or would the main worry be people wasting your time? I see a lot of ads with just a number and all it says is we buy houses fast cash now. It just seems like they would want to put more information or is that standard? Also is there bad times to call? For example if I work from 7am until 4pm and dont get home til 5pm should I not be calling after 5?
so to circle back after pacing for 40 minutes practicing the script. I finally made my first call. i fumbled the intro but recovered but when I asked the lady in the on the phone what area she likes to buy in she just said LA and men in the background started yelling 50 G's we need 50's so she didn't sound professional and when I hit her with some hard questions they went awwwww shit in the background but like joking and It sounded like they were playing cod. but then she just hung up so I feel like there are scams but that's exactly why we have these questions.

Hey there, Usually counties and different cities have different area codes. We recommend giving them a call to find out. You won't know till you give them a call! Still worth giving them a call 100%. Usually counties and different cities have different area codes. We recommend giving them a call to find out. You won't know till you give them a call! Still worth giving them a call 100%. Sometimes people are lazy and use an area code that is out of the area, and sometimes they don't!

Is there any way to finding off-market deals with an easier method? the cash-buyers mainly only want off-market deals and mostly aren't interested in ones that are on the market

Lots of properties now are not By Owner but contract wholesalers who don't even have emails and just want to do it with locals

Tap Your Cash Buyers List: Reach out to anyone on your existing list first with the details of your deal.
Post Online: Use Craigslist and Facebook Marketplace with a headline like: “$4k Property - $50k Value - Investor Special!”
Network Locally: Attend real estate meetups or REIA meetings and share the deal with investors.
Skip Trace Buyers: Use tools like PropStream or TruePeopleSearch to find local investors and cold call them.
Bandit Signs: Place signs near the property that say: “Investment Property - $5k OBO. Cash Only.”
Google Search: Look up “We Buy Houses [Your City]” and reach out to active buyers.
Keep it simple and hustle! This deal should attract a lot of interest.

Sure! That happens in any scenario when finding Cash Buyers! Keep in mind this is like a funnel. For example, it may take talking to 20 "Cash Buyers" to find 3-5 local Cash Buyers who are actually purchasing multiple deals per month and that want to work with you and vice-versa.
