The Manufactured Home place didn’t have the model I liked so I had to take a couple hour road trip and go to where it was located so I could view the model in person and do a walkthrough. The drive was worth it because now I know what I want and they can order it for me. Funny thing the sales guy at the location where it was on their lot he gave me the tour and then he told me that he had contractors but I didn’t respond. My brother asked him for the spec sheet if he had one. When we were about to leave he brought me the spec sheet and then he started quoting ridiculous prices on the cost of a septic tank and a water meter. My mouth dropped. I responded no way I can afford that and my ex husband installs septic tanks and field lines, grading, water lines etc and I told the sales guy that my ex husband has been doing this work for over 40 years. Point is the sales guy was going to ring me up! I don’t trust him at all and it’s sad and very dishonest to try to make a profit by a margin that ridiculous. I know better now and I see their capability to profit with their contractors. And when you said the guy at your home sales place was impressed and wanted the contact information of the men you hired. I thought he knows that he way over estimated the cost for you to pay and he was blowing smoke your way. He should be ashamed and the men that quoted you the price should be ashamed too. Seriously holy crap. You saved a lot of money by not dealing with your sales guy. I mean there’s nothing wrong with making a profit but that is straight up robbery. Some people are vulnerable and trust too much. I just don’t like doing business that way. Makes me not even want those type of people around because what else are they going to roll our pants leg up for. I would rather they not be involved period. Anyway lol funny but not really. I will definitely be getting quotes from someone other than who they recommend. Thanks for sharing. Your video is super helpful. Well, I’ll let them give me an estimate but I already know so I have other contacts to get estimates from and I will investigate before I spend a dollar. I’m not cheap but my goodness a few estimates like that I wouldn’t be able to have the power turned on lol. There’s a fine line in going over budget and going broke lol.

Hi, I was wondering if you can put concrete slabs under a mobile home that's already set up. Our mobile home keeps getting unlevel because it's a large mobile home 32x80 and they didn't tell us that it would be best to have it on runners when we brought it. We are having to relevel every year almost.
Hello, I hate to say it’s not possible but the challenge would be getting the concrete slab level with a huge home on top of it…depending on how much clearance you have to work with under the home a full slab or large runners may be difficult to pour. Another option could be pouring concrete piers where you have your blocking for the home and then securing the home and blocks to those individual piers and leveling the home from there…basically digging a hole where the blocks are…filling it with concrete and then the weight of the home is on a concrete pier a couple feet into the ground…just a couple ideas…hope this helps!

What's the avg cost? We are having a 2000sgft manufactured home set and they want to do the concrete runner foundation and are telling us 10-15k is that normal?
Now is that process used in making that as a form of permanent real estate or just better practice so that the buyer never has to re level it over the years?
Hey @dennisperusse3837 as I understood it…if the manufactured home buyer wants to get FHA or VA financing one of the many requirements is that the home be affixed to a permanent foundation…these runners had to be designed by an engineer for that home to sit on…it does also in my opinion raise the overall quality of the property too that the home sits on concrete and shouldn’t have problems with shifting/level and just seems better than a manufactured home on dirt pad…all is kind of relevant to the area and lot where the home is going to be placed. I’d probably just talk to the home dealer and ask who they use and question them about the way they would do the job, then with that information in mind call other concrete contractors and see what kind of price they give you, then you can even take the lowest bid and use it to negotiate down the price you got from the crew the home dealer recommended.
Compacted select fill…we’re building on the Texas coast…the soil is all sand…we clear the vegetation off the top, bring In select fill sand (mixture of clay and sand) wet and compact it, then pour in the concrete. Thanks for checking out the channel and the video!

You only really need gravel where you have extreme freeze thaw cycles
