  • How Much a Septic system cost for Mobile Home Development on my infill lot
    This video goes over the particular septic tank I had to put in for my manufactured home on my real estate development project I did with a single wide single section home on a vacant lot as a real estate investment.
    This project is a general overview of what I encountered when putting in this mobile home on land I owned and some of the costs involved with the septic system for my property.

    I have about 230,000 to work with. I want to buy a land and a small manufactured home. I wish I had a list of everything I need to know and do. I'm scared and I'm dumb. Seems too complicated for me. 🤷🏽

      You got this! Basic things to know, is the land you put it on needs to allow for manufactured homes, I would suggest buying from a home manufacturer with a good reputation (Clayton Homes) and remember the people at the home deals are salespeople and their ultimate goal is to sell you a home…be ready to tell them no…don’t tell them you have money…and ask for the phone numbers to the delivery company and the contractor that installs the homes for them…those people are the boots on the ground and they see what can go good and what can go bad with homes in your area…they’re not salespeople and they’re normally going to give it to you straight, ask them what areas they think are best, what they recommend for site preparation and any horror stories they can tell you about and any advice they can give you to make sure you have a good experience…they love to give advice and share their experiences (and it’s free) and this will be less BS than what the salesperson gives you on the dealership lot…let the salesperson show you the homes, get a paper quote from them get them to give you the phone numbers to the installation company and delivery company and then tell them you’re going to follow up with them later. When they tell you the price is only good for a short amount of time and you need to act fast don’t believe it…they’re always trying to sell a home and will always have a deal when you’re ready to buy.

      Hey @Wealth2Vault thanks for checking out the video and always appreciate you stopping by to check out the new videos, you would usually be able to see what utilities are available to a property during the due diligence period and talk with septic companies about what kind of system and if it would be a viable solution to whatever development you would be interested in doing in most cases I would imagine.

    Hi good evening quick question I know you deal with the septic you have experience on this if you can help me the constructor for septic he just done to my house which is cost $66,000. What do you think?

      $66,000 does seem like a lot of money for a septic tank but I would get multiple bids from licensed septic companies in your area and compare prices and services to get an idea of what everyone else is charging…estimates from contractors are normally free in my experience, best of luck!

      @@simplyinvested not just the septic the dirt he threw to the neighbors without asking and he called the company to remove the dirt $5000 he did some damage to the neighbors he put the rocks cost me 2500 screw up with machines that dies around their house he make me to pay for that more than $5000 hold those things not supposed to happen. I’m not responsible for that far as I know.

      Seems like you’re already spending a lot of money to have to pay for someone else’s mistakes, I know if I make a mistake no one else is going to pay for it so it seems like if they made a mistake they should pay for it…or come back and fix your neighbors property!

      My first thought is that seems pretty expensive, one way to find out is get multiple quotes from different septic installers and compare what the price is, I would reach out to the county or whoever issues permits for septic installers in the area and get a few recommendations on who to ask for quotes…at minimum I would get three different quotes and it doesn’t hurt to get more when you’re dealing with big $

    Beginning he said 36 to 40,000 to the aunt he charged me 66,000 that’s extremely high
