    John Marion describes a small land development new mobile home project. He shows and describes the process of placing a double wide mobile home on a permanent foundation to retire the title, converting the home from personal to real property.

    The foundation of the mobile home is a grid of foundation holes deep in the ground that are filled with concrete. Pillars are placed under the home using concrete blocks to give the home a level foundation to rest on throughout the the steel chassis of each mobile home trailer section.
    The home is then anchored down with steel brackets which permanently attached the structure to the ground. Additionally, the wheels and trailer hitch of each section is removed.
    This entire process changes the nature of the mobile home from personal property to real estate attached to the land.

    They no longer call them Mobile Homes, they are by FHA/HUD standards called Manufactured homes.

      They technically start out as "mobile homes" but are manufactured to HUD standards and can be called manufactured homes. When they start out, each sections has an axle with wheels and a tow hitch attached to the structure. After they are on location and place on the foundation, the tow hitch is cut off with a torch and the wheels and axles are removed and hauled away. Once the structure is tied down and certified that it is completed correctly by a structural engineer, the home can then be converted from personal property to real estate attached to the land. The manufactured home at this point is then eligible to be purchased by a home buyer using a traditional mortgage loan.

    I'm planning to do the same thing in northern Florida. Bought 40 + acres that I'm planning to divide into 10 acre parcels and set up a home / home stead on each one.     I don't know about that foundation...I'd feel better if the foundation was around the perimeter also instead of just in sections underneath...I'm thinking it will start to sag in areas of the floor over time...or settle and just be lopsided...

      that's what mine is doing mine is bigger than that one also but it's separating from each other in the middle water changes direction and goes under it washes blocks out causing them to lean some of mine were set right bit not all of them were gonna cost alot to get someone to go under there and fix it

      The chassis is designed to be supported at the points where the foundation pillars are installed. The perimeter of the chassis is not a foundation support.

    The original owner that set my place up added block around the bottom years after his purchase. I want to pull the block out because it's wack ! My dad was twlling my if I do that it won't be considered " permanent ". The house was sold like th is home in the video. Mine definitely has straps.

    These people are just trying to justify the outrageous cost of their factory made trailers that will come apart in a storm the roof of all trailers are the cheapest made part of it its not even 2x4 truss

    If this were my home the foundation would be over engineered. It would be a solid slab of concrete with rebar. Holes would be cut through the beams and the home would be tied down with steel cables.

    Notice all the water standing in the vapor barrier, this would not be acceptable in our county. A suitable French drain needed to manage rain water since this particular home seems to be placed in a bowl.. this is definitely a base model.

    Permanent foundation you pour a footer and then you slender block it up to the bottom of the mobile home that might be permitted for his area but our area will not allow that to pass as a permanent foundation unless Footers and cinder blocks are put in around the entire perimeter

    Dunno about where you are but that would not pass as a permanent foundation in Illinois. All mobile homes have to be tied down with some kind of device that bores into the ground but that does not make them permanent.

      Yes you must have a permit first because some counties will charge you double if you set the home up first then try to double back

    to the insurance company it is forever considered a mobile/manufactered home. And good luck getting refinance or home equity loans! I can't find any company that will....

      Not true sir, my manufactured home was purchased brand new, converted to real estate tied to my land, after my upgrades and landscaping curb appeal my home has appreciated nearly double what i paid for it😱, it's a beautiful home now, with alot of equity in it and i wld have zero issues whenever i chose to refinance which i get tons of offers on doing so😊

      Incorrect. The foundation was setup by the mobile hone dealer according the HUD specs and a structural engineer came and certified everything was completed properly.

    How is it decided where utilities are placed on property? Is it before house is designed, placed on land?
    Is a slab considered a permanent foundation? This foundation is good for water to run through it. This foundation is local code, nothing better?

    The water pooling around the home would worry me. That home will settle and need to be releveled the more water the worst it is. Besides its on rhe low side of a hill.

      Didn’t know if anyone knew , BUT a veteran can get a VA loan on a manufactured home, there are added expenses, which is a permanent foundation meaning concrete around peraimter and from side to side and tied down .

      They look pretty much the same but are built to different standards and cost a lot more. A manufactured home is completely built in a factory normally comes in a couple large pieces and placed on your property. A modular home is brought in many pieces constructed on site and permanently attached to a regular foundation like a stick home. So they have to be constructed originally to what they are going to be.

      The main reason to convert it to real estate is that the property becomes eligible for a buyer to purchase using a mortgage loan. Additionally, the personal property tax on a mobile home goes away when it is converted to real estate.

      Modern manufactured homes, as they call them now, meet stricter standards and must be attached to the land for the home to be classified as real estate (converted from personal property to real estate once the home is attached to the land).       You would have to call the city and have them drill a line to the nearest water city line. Or if you live too far away from the city then you'll need your own personal well. That's going to be your water source.

      @@sinarenesapartmentstead1802 You will also have to get the power company to run a power line and they may charge for that. Then you will probably need a septic system.

      The first thing is contacting planning and zoning at the county to see if mobile homes are permited in the area. If approved first order of business in getting the home set up you is site prep work done for where the home will be placed. Next you will need a power pole for electricity. Then you will need a water supply which would be tying into city or county water supply. If none are available you will need to go to the county health department and apply for a deep well to be put ln your land. County will come out and test your land to see if its suitable for a well and septic tank. Next you will need to think about waste disposal. You will need to connect to the city sewer system or have a septic system put in to supply the home. To save on those out of pocket expenses you need to try to get all those costs rolled into your home loan. All of that can run upward of $10 to $12,000. And thats how it goes.       Go to the county or city to the office where taxes are paid for mobile homes. They can explain the process of retiring the title and converting it from personal property to real estate permanently attached to the land.

      @@D70340 everyone I’ve talked to that’s done this has dropped property tax cost. Because the mobile is no longer considered personal property. It’s now real property.

      The personal property tax goes away but the real estate value goes up.

      Damn, i got the 5 bedroom version of this home, manufactured by TRU homes, i paid $90k for the home, but i already had my own land which is only 2 acres

      Incorrect. The foundation has been inspected by a structural engineer which qualified the title to be retired by the county. This transformed the home from personal property into real estate. This process and certification in turn qualified the end buyer to purchase the property with an FHA mortgage loan as their primary residence. This is the perfect and best way to set-up double-wide manufactured home.

      ​@@sherryhowell8697they don't care about the plights of little ppl like the average home owner, they only care about their bottom line, once they sell for double of what this home is worth, they have no further thoughts or concerns about the horrible financial struggles that the average homeowner, who is just trying to have a safe home for their families, we all know this, this is the way of the system we live in😔, these investors cld care less because it's not them or their loved one's, they know full well that they themselves wld never live in these homes yet they will try to convince you of how amazing it is, granted some are setup really nice and stable and can last a lifetime, but certain ones like this one, is literally the cheapest home on the market, price wise and the quality of materials used. It's an ugly world we live in

      I've watched that series and honestly whoever built, delivered, and setup this guys home screwed up royally from the factory to the installers, i have a clayton home, built by the same factory as this home in the video, TRU factory, and has had zero issues with my home in over 10 years, i really think it boils down to the builders of his home at the factory at the time as well as how his home was installed, they did a terrible job all around

The structure rests on the pillars at points that are engineered to support the home and the structure is tied down and attached to the land. This is part of what is required to meet the standard of being on a permanent foundation according to HUD. A structural engineer is required to inspect and certify that the work has been completed property. The perimeter of the house is not intended for support of this type of home the way it is engineered. The skirting around the exterior of the bottom of the home is both cosmetic and serves the purpose of keeping wildlife from getting under the home.

    Any building can be moved so there is no such thing as mobile home . The only reason to have deep foundation is for basement otherwise there can be many types of foundations with footings only or just set the home on railroad ties.

      Its bulshit I can explain it for you water standing underneath it and the block is not stacked right you always use under even a single wide double block stacked holes up and staggered to make it solid and wedge on top for the level part sick of seeing people done wrong repost a video of it done right man you dont know what your doing or you would of not posted this poorly done job
