With the 3 hectares of land the price listed on the website is 85,000 Euros. Considering everything (building, flooding land, off grid), it does seem quite expensive when considering the whole. I want to retire in Portugal but have seen properties equal to that for much less. I do check out several channels from people that show properties in Portugal that are for sale, from turnkey to ruins. I think that REMAX is the reason for the high price. Your channel is great! Please keep us informed on properties for sale in your area. You people are "cool" people that would make great neighbors! Keep in mind that some of your subscribers are of retirement age (I'm 69) and don't want to work on a property for 3-5 years before we can sit back and enjoy the fruits of our labor. I'm in great shape and spent my life in construction but I'm only good for about 4 hours of heavy labor a day. Maybe you could showcase properties in the village close by where you shop. Hi We have it on good authority that the building has the same status as ours, that is you can renovate and live there no problem. Taxes are very low but are zero for the first ( I believe) five years. Certainly we have not paid anything and have been here four years. It's not cheap, but as we said, it's a great blank canvas for someone wanting to start a project.

I am in Spain, this price is very high! My estimate for this is between 40-50K max without any connections that would be on the high side. All depending on building regulations and taxes

As this place is still in the market it tells it all too finish this house in the inside like cupboards ,tiolet, bathroom equipment stove solar proper doors ECT will come at a price . Very nice farm but over price a more acceptable price will be 89 k euros it will come at a price to make the house livable and than the developing of the land very little fruit trees , will take some at least 2 years before bearing fruit and much more to do it will be a nice piece of property at the right price
A lovely old animal building. What needs to be said is that a potential buyer probably wont be able to live in this building!.. so it is not a house. It wont have an urban or rustic article and will cost a lot to get it made a legal home, not just to get the certificate but for the architects etc as sewage etc will then have to be treated like a new build house and will en-tale huge costs. Land types, location etc all play a part in if that permission is easy or even possible to get. The property is very over priced for what it is. The cork oak number is the year it was removed and it can then be harvested again 7-9 years later, i have over 500 mature cork oaks and spent a week with the guys who told me the laws regarding them.. Cork is paid by the thickness and maturity of the tree, the thicker the cork and the larger the slabs the more they are worth, normally the first ever harvest from a cork oak with a radius of 3 hand palms is normally worthless is it is very thin and young.
Yes, thanks. We have said in the description that all needs to be checked with s solicitor regarding habitation etc. Also we said that we have no contact with the owners so all enquiries need to go through the agents for details.
We now have on excellent authority that it is a pre 1951 building and therefore can be restored and lived in with no issues. The same as our property and the other farm we featured.

now 110.000 it seems which is extreme... guess it is one of those cases where the real price is a bid of only 50%... (have heard people say to always bid 25-50% less than the listed price) the % varies from who you ask... but oh boy that is a massive price hike... Luke % Sarah paid hmm 58.000 I believe for something like 17 hectares.... so more than double the land for hald the price. which makes this property suddenly 4x overpriced...

It is direct from the owners if you choose to do it that way. The owner's email contact is available and as we said, they will deal directly with an interested party . Some people may prefer to go through an agent, and the property is still listed there also.

this is why houses in portugal are so expensive now, because foreigneirs with more economic power buy our houses for us portuguese people is becaming a problem. just for u all have an idea the minimum wage in portugal is around 700 euros... just to rent a small house \ apartment is 600 \ 700 euros.... before this trend of foreigners coming to our country, the average price for renting a house was 300 \ 400 euros.. and the biggest problem is that most of the people who come to live in our country are older, in the 40 years old and over, who simply come to take advantage of what our country has to offer and young people don't come to bring talent and make this country evolve, and often they come to buy our houses and rent them out to Portuguese people. this has to stop! if we compare with other european countries for a foreigner to enter the country they have to have a work contract and only having a work contract is it possible to buy a house...we really are the ass of europe!
Actually a lot more younger people are coming. Look at other channels like ours, you'll see younger couples too. Also, any European citizen has the right to live and work in any European country with no visa or work contract in place beforehand. This property is owned by a Portuguese family. They did have it for sale for less and they decided to raise the price. An agent who was listing it told them not to but they insisted. Very nice farm but over price a more acceptable price will be 89 k euros it will come at a price to make the house livable and than the developing of the land very little fruit trees , will take some at least 2 years before bearing fruit and much more to do it will be a nice piece of property at the right price

What needs to be said is that a potential buyer probably wont be able to live in this building!.. so it is not a house.
It wont have an urban or rustic article and will cost a lot to get it made a legal home, not just to get the certificate but for the architects etc as sewage etc will then have to be treated like a new build house and will en-tale huge costs.
Land types, location etc all play a part in if that permission is easy or even possible to get.
The property is very over priced for what it is.
The cork oak number is the year it was removed and it can then be harvested again 7-9 years later, i have over 500 mature cork oaks and spent a week with the guys who told me the laws regarding them.. Cork is paid by the thickness and maturity of the tree, the thicker the cork and the larger the slabs the more they are worth, normally the first ever harvest from a cork oak with a radius of 3 hand palms is normally worthless is it is very thin and young.
Yes, thanks. We have said in the description that all needs to be checked with s solicitor regarding habitation etc. Also we said that we have no contact with the owners so all enquiries need to go through the agents for details.
We now have on excellent authority that it is a pre 1951 building and therefore can be restored and lived in with no issues. The same as our property and the other farm we featured.

This is crazy. With the 3 hectares it was 53.000 and with the 7.4 hectares it was 85.000. It has become a project no longer worth it's money.
It depends what you're looking for I guess. But it's the owners choice to make that price, we just report what we have been informed.
now 110.000 it seems which is extreme... guess it is one of those cases where the real price is a bid of only 50%... (have heard people say to always bid 25-50% less than the listed price) the % varies from who you ask... but oh boy that is a massive price hike... Luke % Sarah paid hmm 58.000 I believe for something like 17 hectares.... so more than double the land for hald the price. which makes this property suddenly 4x overpriced...

Starting price is often high. It depends on how much they want to sell really. All you can do is make a low offer and guage the reaction.
With electricity the only people who can quote are the national supplier, but probably a few thousand Euros.

I hope the owner realizes it before they miss some good opportunities, I've seen many properties that ended up being unsold for years becouse the owners had been brainwashed by some agent into asking an exaggerated price and in the end they had to sell for half the true value.
It is direct from the owners if you choose to do it that way. The owner's email contact is available and as we said, they will deal directly with an interested party . Some people may prefer to go through an agent, and the property is still listed there also.

this is why houses in portugal are so expensive now, because foreigneirs with more economic power buy our houses for us portuguese people is becaming a problem. just for u all have an idea the minimum wage in portugal is around 700 euros... just to rent a small house \ apartment is 600 \ 700 euros.... before this trend of foreigners coming to our country, the average price for renting a house was 300 \ 400 euros.. and the biggest problem is that most of the people who come to live in our country are older, in the 40 years old and over, who simply come to take advantage of what our country has to offer and young people don't come to bring talent and make this country evolve, and often they come to buy our houses and rent them out to Portuguese people. this has to stop! if we compare with other european countries for a foreigner to enter the country they have to have a work contract and only having a work contract is it possible to buy a house...we really are the ass of europe!
Actually a lot more younger people are coming. Look at other channels like ours, you'll see younger couples too. Also, any European citizen has the right to live and work in any European country with no visa or work contract in place beforehand.

This property is owned by a Portuguese family. They did have it for sale for less and they decided to raise the price. An agent who was listing it told them not to but they insisted. So he refused to list it any more.
