Just a question to think about. I am not an Enes fan. At all..but he did build a large brand, and to do this seems..lowest common denominator. However realtors earn a huge commission from their sales, in fact thats their major source of income, so relators are always biased. You think Enes doesn't know the disadvantages of this property? He's a smart man, of course he does, but he hypes it up because if he didn't he won't get invited to do tours like this.
I forgot to mention that I played volleyball for decades. I would never allow anyone to play on that court. When they say they want to play a game to sudden death, they really mean it. Also, those balls aren't cheap, $40 each at least. Any normal game, you can expect to lose at least ten of them over that side. If the developer thought this court placement was a good idea, you can imagine how poorly thought out they made other decisions elsewhere.
I can’t imagine attempting to throw a party when the opposite side of your street is “No Parking” 24/7, and you have limited guest parking on your property. I don’t consider it luxury to have your house ringed by parked cars that are parked five feet away from your home (while all of your neighbors across the street enjoy no parking in front of their homes). There’s another unsold house, built for entertaining, near the end of north Blue Jay Way that has an even worse parking problem, and only a two car garage. Thanks for another great video.
As a mother, I cringed and gasped. I imagined our sly cat using the volleyball court as a litter box, then my unsuspecting 3 year old playing in it. I then imagined my kid’s eyes filled with sand when a gust of wind came up. I also pictured my kid and my grandma tripping, and falling into a water feature. Then I pictured my older children jumping for a ball, and landing in the canyon below. Lastly, I imagined my grandma getting lost in the basement, and never being seen again. And on and on. There’s probably a million ways for family members to die in this house.
You could film the new final destination here and you dont even need strangers, just 1 family and how they all just go about living normally and met their demise 😂 you dont even need exaggerated deaths..😂
This home was designed for partying. I would definitely scrap that volleyball court and opt for an outdoor gym. One drunken game of volleyball and your life is over.
My favourite part of ultra-luxury properties is where the chef's kitchen has the same design as the main kitchen that everyone's going to see. A professional chef is gonna roll their eyes as soon as they walk in; what they need is functionality, functionality and functionality.
They should have had a professional chef come in at the design stage to design the chef's kitchen. I always call them a caterers kitchen. Either way, needs a range and several ovens, large refrigerator, more storage and prep space for a chef and several assistants.

Don't laugh too long. There are morons in EVERY state selling 900 sq ft houses for an obscene $250,000. In northern Texas, a 850 sq ft house from the 1970s is selling for an average of $200-250K and you don't get a garage! What a ripoff. I'm sick of people saying Texas is cheap to live in. It is NOT. That was 20 years ago, not today.
Being honest about the downsides of these properties but still giving kudos to enes for the presentation style and cinematography gets my subscribe. It’s so easy for reaction content to just hate on anything but balanced views like these will keep me coming back. Also I agree the use of space in this house looks very weird.
I agree, and Arvin said as much in this video. Enes’ production quality is over the top. And he’s offering a specific perspective. He’s not there to critique the places. This is why I think Arvin’s channel is going to blow up: he’s offering the perfect complement to what Enes is doing. Arvin isn’t “hating”, he’s offering the perspective that is missing in nearly every other home tour. I see you’re agreeing here. I won’t be surprised if this channel has over a million subs soon. It’s already gone up by over 1200 subs since I found it two days ago!
if I am not mistaken, i should be among the first 20 or 30 subscriber to the channel, when Arvin just started out with making videos where he scores recent listings in the affluent zip code areas. Even commented a few times to spot spelling errors on video titles. Makes me so happy and proud to see how much the channel and views have grown. Man really knows his stuff and consistency does pay.
There are so many practical problems with this house. As pointed out, it was not designed with privacy or a family in mind. This was made for an exhibitionist bachelor. The "driveway" is ridiculous. Any driveway in a suburban subdivision is more practical. Even if the owner has a driver to worry about details, it will be a pain for the owner who has to wait for the car to get turned around. While a bachelor may not use that tiny kitchen, it is difficult to use it to entertain. The butler's pantry should have been a full chef kitchen. With no stove, no oven, and no microwave, all the butler's pantry is just a temporary food storage room of chafing dishes. The lack of other kitchens means most areas of the house is a long walk for food. For example, the downstairs entertainment area does not even have a microwave to make popcorn for movies. The bar downstairs could have easily been a tiny kitchen instead. A volleyball court overlooking a steep hill with low walls. That's just stupid. Even with 10 spare volleyballs, a game will last 5 minutes. For the price, it should have higher walls.
This is now my favourite real estate channel. I love Arvid's experience and knowledge about these properties. It is just much more interesting to watch a critique and I must say, a very fair one at that. These longer videos are very fascinating.

Arvin, you truly stand out! I love your comments and your deep knowledge about the properties and flaws that Enes often tries to pass off as highlights, haha. Enes, on the other hand, seems like a showman to the extreme and doesn’t have much of a clue (technically) about what he’s talking about.
One problem I have with many California hillside residences is the natural light coming from one side. On the top floor you can add skylights but the other floors feel like caves.
Or basement apartments!! But even they have windows small at the top of the ceiling, but I agree, and why SO many WHITE square boxes as design??.( stupid question) I mean Its so derivative and frankly boring, THOUGH that MAY be fine if you dont want everyone to know which house is yours. But they maps for the old stars homes who had real cool architecture.. etc back in the 20s, a real mansion had full length REDWOOD trees as their flooring!! Now it's TOO MUCH MARBLE--- IMO granite I used to sell the stuff; BLUE PEARL was popular as was CAMBRIAN BLACK for apprx 45-55 $/ft² NOW they want practically ONYX at 400/sq²! Lovely for big fireplace hearth and mantel WAY too busy and wasted as a blacksplash or in huge EMPTY room with NO windows...Design is bizarre & amazing, if that priced luxury for a shower even an outdoor one if the stone is not over exposed to sun or acid rain could be cool. Alot of these videos show designers trying to push the pendulum back to all granite countertops and all Carrara MARBLE for vanities....uuuuugh😴 like its 2002 again..LOL

Hey Arvin, help me out: Enis says "full bathroom" but there's no tub, just a shower. Is this standard? Also, why are these massive walk-in closets called that? Shouldn't it be "dressing room"? I mean, if I can sit down in it while dressing (cuz it's so big) then it's not a closet, right?
After you pointed out the problems with having a pivot door, I noticed that one of the doors was sticky and the realtor had a problem opening it. Also, the extended table from the kitchen is a problem. If someone sits in the space backing up into the kitchen, you are in the way of someone trying to utiolitze the kitchen cupboards.
Arvin, watching you videos is a great experience, Im really enjoying it. I agree with almost everything you notice or say in many of your videos, but you have to understand that this guy Enes (I see you love to review his videos a lot), his job is getting payed to promote all these houses (for different purposes). He is not going to talk about major flaws as you expect him to do, but rather praise all properties. If tiles are ugly, you expect him to say it? If chandelier is ugly you expect him to cove it? if kitchen/family room is small etc.... you get my point. Remember he is making money by doing reviews. All the best, again your videos are great and really refreshing.
The builders never played volleyball a day in their lives. The risk of injury is extreme. Either they crash into the glass fence and get impaled or plummet over the edge. Ignoring the injury risk, the neighbor below would get rained on by volleyballs. A delivery truck would come weekly to replace all the volleyballs going over the fence and lost down the valley.
The danger is actually lurking much closer than the fence - it's the fact that the sand turns into concrete right on the out-of-bounds lines, making this court _actually_ useless (even if we ignore all the other issues mentioned above). Fully agreeing with @timzimmer9632 - people designing this court have never played beach volleyball.
Enes and Mikey have such great chemistry. They brought me into luxury house tours. I am never gonna be able to afford a luxury house but man is it fun to watch enes goof around excited about the tiniest details of a house and mikey joining in.

Discovered you this past week. Love this content for the balancing out of observations, striving towards a more truthful representation. In particular keep criticising Enes a bit more please! Always found it rather suspect how he presented himself as 'just a dude/team touring cool houses (and yachts)', just a former professional kitesurfer (was it?) turned content creator, yet adopts the telltale jargon & attitude of the realtor describing wherever he visits, on top of his descriptions reading suspiciously like a real estate posting, possibly signalling he harbours ulterior motives (financial gain) he doesn't actively disclose. Which at the least comes off as odd and a bit goofy, emulating realtors specifically, especially if he's purportedly not selling you something. Made me wonder, perhaps he doesn't know how to word his observations any other way, yet he equally has demonstratively made little to no effort to learn more neutral architectural jargon either. Nor does he EVER really offset the realtor jargon or the barrage of positives with well-meaning criticism, for a more balanced observation. Again, if he were really independent, no matter how excited he'd be to visit places, he would do it far more often. Makes him come off as fake and dishonest. And at most it is rather unethical not disclosing you are INDEED watching a real estate advertisement from which he and/or others DO stand to benefit. Which makes him duplicitous towards his audience. And why? What does he stand to lose? Walks, talks, sounds like a duck, everyone can tell it's a duck, but denies being a duck. Which is just odd. Lying (or omitting truth) isn't very cool. I honestly like(d?) his content, especially the quality of production hot damn! And I suppose I'm not some hardcore fan, yet I find it disappointing how it seems to have become more and more of a realtor channel without disclosing it. The sap of 'just a guy touring cool homes' is running a little dry (when these homes are so flawed). And Mikey's gone/been sacked too, though it doesn't seem very clear? Won't stop watching, just makes me reassess. For now. Anyhow, you keep doing this. This is interesting, glad I found you! 💪
What makes it sad is how Enes unfollowed/blocked you, as you said in a comment. Just doesn't benefit the guy's image when he responds thus to folks with valid criticism. And apart from the thumbnail game, which needs to grab a little, you're actually being quite cordial to him.
I’m confused by the floating racks behind the bar. They take up SO MUCH SPACE. Where do you store the actual liquor? Are you supposed to throw out the 7 columns (21 shelves) of unlabeled bottles and replace them with actual liquor bottles? Or is that permanent art?

The room behind the dining table is too narrow I think 😂 i like single island design more, but there should be three separate kitchens which bring you near the views ... A good pantry with lots of storage for food on top. I always miss pools that are completely private and not only one in front of the living room. more square footage isnt always better ... i think rooms should have just the right size, cozy, bringing you close to others, yourself and nature. Another detail: a whisky bar in the office? Thats not the best place to drink alcohol 😂😂 plus no storage in the office, for books, documents etc. I would use the "chicken farm" (reminds me of honeycombs) as room for jewellery and watches. Ok enough for today 😊 i love this channel so much !

Completely agree. Most of these tours are old and have been toured by other YTbers as well. Plus, this series has come at a time when Enes’ YT views are way down to what they use to be, so this could be adding insult to injury. Mikey’s noticeable absence and the significant decrease in uploads have likely contributed to that. But his rate could be so high that he doesn’t need as many uploads anymore. So WTF am I saying. It’s just the mama bear in me. Arvin, carry on. Enes will be alright.
28:38 - Good point on views. Everyone on the property spending time “enjoying the views” will end up with neck cramps by the end of the night. This is a good example, since everyone is gonna want to sit in that tiny narrow section to enjoy the view, not necessarily stare at their neighbors and the trees.

love to see your videos and how direct you point out the flaws of the houses. i can't even imagin paying millions and not have total privacy in my house. this houses are just ridiculous in price and size no where else they even would fetch a third of the asking price
Finishes are so personal. I think any time a developer of a spec house makes bold choices on finishes they are really turning a lot of potential buyers off. Even if they look nice. If there is more of a blank palate people come in and imagine their own stuff in the place. If it's "decorated" to the taste of the developer, all people see is all the changes they have to make and the work of turning it into something they find appealing. Much safer bet to go almost complete "vanilla shell" for spec houses.
The game I play with your videos is a comparison of how much you agree with me. I saw the Enes video when it first hit UA-cam. I immediately noticed the "awesome" view, (I give it a 2.5) complete with all the houses looking in. And the basement -- yes, it's a basement -- with the lack of windows and the wide-open space. A total joke. And, gee whiz, I really need a shoeshine stand. By the way, hookahs are a real health hazard. The tubes flow both ways and people's germs are going back into the hookah for you to inhale. I don't smoke, so why would I need a hookah lounge anyway? The same goes for the high-volume wine storage rooms. I don't drink and don't need it, or all the bars. I'd also like to hear your thoughts on "living walls." They seem more than indulgent to me. I agree that Enes is, by far, the best of the home tour specialists. But now that Mikey is gone, the replacement seems to be rather dry. Nothing like Mikey's wit. I wonder if the loss of Mikey will make the videos less watchable. Enes does have problems with the language. Stairs have treads, not threads, and what's with everything being an assembly.
17:38 What kind of whiskey bar has space for its bottles to lay flat? That's to store wine at room temperature. If you store hard liquor in those laying racks, the corks will be eaten away!
That lot is way too small for a home of this size. I also do not like houses on stilts. I like walking up to the door..not down. I also like a longer driveway, an actual front yard, and do not like pivot doors. My friend has a mansion in Beverly Hills on a huge lot with a longdriveway, an actual front yard with a manicured lawn, etc. he has a pivot door which is very heavy and had to get people one into service that door which is expensive to keepdoing. He also collects exotic cars, so hehas a subterranean garage that houses 15 cars. You need more land to be truly considered as luxurious. His property has about 4 acres of flat land plus some land that is on the edge of the property. A separate property for the help…..maids,caretaker,etc.
You are right about Enes and Mikey, they are absolutely the best. I found these channels with Producer Michael and comment from a viewer sent me to Enes and I've binged them all. I love the home tours but I've made so many of the same comments as you that I'm sitting here thinking I should have come up with your show😂😂 Very enjoyable, thanks.

I much prefer an honest fun rich guy over Enes awkwardly rattling off like 3 facts the realtor told him plus a few of the most basic realtor phrases. Neither of them are qualified to even talk about architecture, but at least Michael doesnt pretend he is. Enes only has top tier video and clearly focuses on selling the house, but its an extremely shallow fake salesman persona. At least Mikey added the occasional common sense thought and actual opinion. Maybe he got fired because it exposed Enes too much as a superficial wannabe influencer.
Arvin, the designers didn't think the exterior side street area at ALL. Those channels will always eventually get a buildup of grime and other natural materials. Then they start to clog. Then you have water overflowing. Then you have to call a specialist who has the equipment and a person or two with the nerve to go up the steep hill to clear them out by hand with a high pressure power washer. And they're going to need over 500 feet of hose! What a nightmare. I seriously think the architects in their spare time, flash people. It's a public flasher house for sure. If the buyer is married, his wife will definitely be the type who likes to show off her (*cough*) assets!
39:10 - PS: Arvin, Enes is trying to keep the video PG. That is not meant to be an office. Trust me: it's an adult romper room. That's why it's so secluded, in the basement and surrounded by nooks that have fake candles. IF this house sells, the owners will definitely put a massive bed in there!
Obsessed with your content. So well done. It’s interesting. I think the volleyball court emphasizes the limitations of this lot. Obviously the developer doesn’t play. You need a lot more flat play space than that. The addition highlights the lack of flat green space.
I designed our home many many years ago and I’m proud to say the style and practicality have stood the test of time (“Form follows function”). Like you, I see the design flaws of so many buildings and properties. It’s very irritating to know how many times it’s a fail, but other people choose the same thing robotically without any thought. The big difference is I choose not to criticize their personal taste. It is not a flaw if they enjoy it. Insulting your friend over a whiskey bar you did not like was unnecessary and hurtful. No, I don’t own this bar, but many other people do and you have hurt their feelings as well. Not good in our world of intolerance.
Can you make a video about that 12 million colorado modern castle, i always thought there was a big catch about the house, maybe drywall made to look like stone .. lol

Glad that I get full confirmation by a pro like Arvin. Still remember criticizing some properties on other channels on the basis of missing privacy, but I got poo-pooed saying that 20 mio. $ and zero privacy is no problem - plenty of multi-millionaires and billionaires would love the house anyway. Turns out that I was right and this is something absolutely fundamental.
It bugs me when letting agents mention the items which are ‘a given’ like having more than one dishwasher or focusing too much on movable furniture like tables. No one is looking at this house and caring that there is a corner cupboard in the butler’s kitchen which makes good use of space. I have similar in my 500k flat. Great insights from Arvin.

I think he’s an Enes Fanboy obsessed with hating on Enes. All enes does is show you nice houses and yachts. This guy uses Enes name and photos in his Thumbnails. To me he does that for clout and attention. Hating on somebody who only shoes houses people will probably never see in person is insane
@@seriusbusiness08 So you don’t think what he says is educational? I do. And I think it’s smart to use the leader in the industry to generate subscribers. Hating on Enes….if you listen to some of his critiques you’ll see where Enes is misleading people. For example, in one video Enes calls a publicly owned street both a “private driveway” and a motor court, even though the public street runs past two other empty lots. I think his critics balance the over-the-top presentations Enes makes. Yes, they’re beautifully shot, but I’ve often thought “what is he not telling us, or what is he overhyping?” Now I know. So Arvin is, to me, providing a public service. More power to him!

Tragically, he might really be the best purely because he's slightly less cringe than horrible salesmen like Ryan Serhant and because he takes the time to show everything but he's still supplementing a complete absence of knowledge or actual opinions by repeating whatever the realtor said and praising random shit. Like an autistic kid pretending to be a realtor (yet in his intros he acts like an inspiring influencer). Now that's hating on Enes and I'm still being fair.

Just a question to think about. I am not an Enes fan. At all..but he did build a large brand, and to do this seems..lowest common denominator. He's a smart man, of course he does, but he hypes it up because if he didn't he won't get invited to do tours like this.

I forgot to mention that I played volleyball for decades. I would never allow anyone to play on that court. When they say they want to play a game to sudden death, they really mean it. Also, those balls aren't cheap, $40 each at least. Any normal game, you can expect to lose at least ten of them over that side. If the developer thought this court placement was a good idea, you can imagine how poorly thought out they made other decisions elsewhere.
As a matter of urgency they should remove all the sand and make another pool... or just more deck space.

I can’t imagine attempting to throw a party when the opposite side of your street is “No Parking” 24/7, and you have limited guest parking on your property.
I don’t consider it luxury to have your house ringed by parked cars that are parked five feet away from your home (while all of your neighbors across the street enjoy no parking in front of their homes).
There’s another unsold house, built for entertaining, near the end of north Blue Jay Way that has an even worse parking problem, and only a two car garage.

As a mother, I cringed and gasped. I imagined our sly cat using the volleyball court as a litter box, then my unsuspecting 3 year old playing in it. I then imagined my kid’s eyes filled with sand when a gust of wind came up. I also pictured my kid and my grandma tripping, and falling into a water feature. Then I pictured my older children jumping for a ball, and landing in the canyon below. Lastly, I imagined my grandma getting lost in the basement, and never being seen again. And on and on. There’s probably a million ways for family members to die in this house.

My favourite part of ultra-luxury properties is where the chef's kitchen has the same design as the main kitchen that everyone's going to see.
A professional chef is gonna roll their eyes as soon as they walk in; what they need is functionality, functionality and functionality.
They should have had a professional chef come in at the design stage to design the chef's kitchen. I always call them a caterers kitchen. Either way, needs a range and several ovens, large refrigerator, more storage and prep space for a chef and several assistants.

Don't laugh too long. There are morons in EVERY state selling 900 sq ft houses for an obscene $250,000. In northern Texas, a 850 sq ft house from the 1970s is selling for an average of $200-250K and you don't get a garage! What a ripoff. I'm sick of people saying Texas is cheap to live in. It is NOT. That was 20 years ago, not today.
Being honest about the downsides of these properties but still giving kudos to enes for the presentation style and cinematography gets my subscribe. It’s so easy for reaction content to just hate on anything but balanced views like these will keep me coming back.

I agree, and Arvin said as much in this video. Enes’ production quality is over the top. And he’s offering a specific perspective. He’s not there to critique the places. This is why I think Arvin’s channel is going to blow up: he’s offering the perfect complement to what Enes is doing. Arvin isn’t “hating”, he’s offering the perspective that is missing in nearly every other home tour. I see you’re agreeing here. I won’t be surprised if this channel has over a million subs soon. It’s already gone up by over 1200 subs since I found it two days ago!
The one thing that threw me off when I drove by the property was the massive power lines surrounding the property! YUCK!

if I am not mistaken, i should be among the first 20 or 30 subscriber to the channel, when Arvin just started out with making videos where he scores recent listings in the affluent zip code areas. Even commented a few times to spot spelling errors on video titles. Makes me so happy and proud to see how much the channel and views have grown. Man really knows his stuff and consistency does pay.

There are so many practical problems with this house. As pointed out, it was not designed with privacy or a family in mind. This was made for an exhibitionist bachelor.
The "driveway" is ridiculous. Any driveway in a suburban subdivision is more practical. Even if the owner has a driver to worry about details, it will be a pain for the owner who has to wait for the car to get turned around.
While a bachelor may not use that tiny kitchen, it is difficult to use it to entertain. The butler's pantry should have been a full chef kitchen. With no stove, no oven, and no microwave, all the butler's pantry is just a temporary food storage room of chafing dishes. The lack of other kitchens means most areas of the house is a long walk for food. For example, the downstairs entertainment area does not even have a microwave to make popcorn for movies. The bar downstairs could have easily been a tiny kitchen instead.
A volleyball court overlooking a steep hill with low walls. That's just stupid. Even with 10 spare volleyballs, a game will last 5 minutes. For the price, it should have higher walls.
This is now my favourite real estate channel. I love Arvid's experience and knowledge about these properties. It is just much more interesting to watch a critique and I must say, a very fair one at that. These longer videos are very fascinating.

Arvin, you truly stand out! I love your comments and your deep knowledge about the properties and flaws that Enes often tries to pass off as highlights, haha. Enes, on the other hand, seems like a showman to the extreme and doesn’t have much of a clue (technically) about what he’s talking about.

One problem I have with many California hillside residences is the natural light coming from one side. On the top floor you can add skylights but the other floors feel like caves.
Or basement apartments!! But even they have windows small at the top of the ceiling, but I agree, and why SO many WHITE square boxes as design??.( stupid question)
I mean Its so derivative and frankly boring, THOUGH that MAY be fine if you dont want everyone to know which house is yours. But they maps for the old stars homes who had real cool architecture.. etc back in the 20s, a real mansion had full length REDWOOD trees as their flooring!!
Now it's TOO MUCH MARBLE--- IMO granite I used to sell the stuff; BLUE PEARL was popular as was CAMBRIAN BLACK for apprx 45-55 $/ft² NOW they want practically ONYX at 400/sq²! Lovely for big fireplace hearth and mantel WAY too busy and wasted as a blacksplash or in huge EMPTY room with NO windows...Design is bizarre & amazing, if that priced luxury for a shower even an outdoor one if the stone is not over exposed to sun or acid rain could be cool. Alot of these videos show designers trying to push the pendulum back to all granite countertops and all Carrara MARBLE for vanities....uuuuugh😴 like its 2002 again..LOL

Hey Arvin, help me out: Enis says "full bathroom" but there's no tub, just a shower. Is this standard? Also, why are these massive walk-in closets called that? Shouldn't it be "dressing room"? I mean, if I can sit down in it while dressing (cuz it's so big) then it's not a closet, right?
After you pointed out the problems with having a pivot door, I noticed that one of the doors was sticky and the realtor had a problem opening it. Also, the extended table from the kitchen is a problem. If someone sits in the space backing up into the kitchen, you are in the way of someone trying to utiolitze the kitchen cupboards.

Arvin, watching you videos is a great experience, Im really enjoying it. I agree with almost everything you notice or say in many of your videos, but you have to understand that this guy Enes (I see you love to review his videos a lot), his job is getting payed to promote all these houses (for different purposes). He is not going to talk about major flaws as you expect him to do, but rather praise all properties. If tiles are ugly, you expect him to say it? If chandelier is ugly you expect him to cove it? if kitchen/family room is small etc.... you get my point. Remember he is making money by doing reviews. All the best, again your videos are great and really refreshing.
The builders never played volleyball a day in their lives. The risk of injury is extreme. Either they crash into the glass fence and get impaled or plummet over the edge. Ignoring the injury risk, the neighbor below would get rained on by volleyballs. A delivery truck would come weekly to replace all the volleyballs going over the fence and lost down the valley.
The danger is actually lurking much closer than the fence - it's the fact that the sand turns into concrete right on the out-of-bounds lines, making this court _actually_ useless (even if we ignore all the other issues mentioned above). Fully agreeing with @timzimmer9632 - people designing this court have never played beach volleyball.
Enes and Mikey have such great chemistry. They brought me into luxury house tours. I am never gonna be able to afford a luxury house but man is it fun to watch enes goof around excited about the tiniest details of a house and mikey joining in.
Unfortunately Mikey seems to have left the Enes channels. A great loss in my opinion.

Discovered you this past week. Love this content for the balancing out of observations, striving towards a more truthful representation. In particular keep criticising Enes a bit more please!
Always found it rather suspect how he presented himself as 'just a dude/team touring cool houses (and yachts)', just a former professional kitesurfer (was it?) turned content creator, yet adopts the telltale jargon & attitude of the realtor describing wherever he visits, on top of his descriptions reading suspiciously like a real estate posting, possibly signalling he harbours ulterior motives (financial gain) he doesn't actively disclose.
Which at the least comes off as odd and a bit goofy, emulating realtors specifically, especially if he's purportedly not selling you something. Made me wonder, perhaps he doesn't know how to word his observations any other way, yet he equally has demonstratively made little to no effort to learn more neutral architectural jargon either. Nor does he EVER really offset the realtor jargon or the barrage of positives with well-meaning criticism, for a more balanced observation. Again, if he were really independent, no matter how excited he'd be to visit places, he would do it far more often. Makes him come off as fake and dishonest.
And at most it is rather unethical not disclosing you are INDEED watching a real estate advertisement from which he and/or others DO stand to benefit. Which makes him duplicitous towards his audience.
And why? What does he stand to lose? Walks, talks, sounds like a duck, everyone can tell it's a duck, but denies being a duck. Which is just odd. Lying (or omitting truth) isn't very cool.
I honestly like(d?) his content, especially the quality of production hot damn! And I suppose I'm not some hardcore fan, yet I find it disappointing how it seems to have become more and more of a realtor channel without disclosing it. The sap of 'just a guy touring cool homes' is running a little dry (when these homes are so flawed). And Mikey's gone/been sacked too, though it doesn't seem very clear?
Won't stop watching, just makes me reassess. For now. Anyhow, you keep doing this. This is interesting, glad I found you! 💪
What makes it sad is how Enes unfollowed/blocked you, as you said in a comment. Just doesn't benefit the guy's image when he responds thus to folks with valid criticism. And apart from the thumbnail game, which needs to grab a little, you're actually being quite cordial to him.

The dining chairs are almost up against the wall so, if you were to move the table out the lights above would be off center of the table.
For me it's, 1st the unmatching wall marbles and 2nd the dining table area. The chairs are asphyxiating to the wall.... So mutch space and you can not go to the bathroom without annoying the others...

The room behind the dining table is too narrow I think 😂 i like single island design more, but there should be three separate kitchens which bring you near the views ... A good pantry with lots of storage for food on top. I always miss pools that are completely private and not only one in front of the living room.
more square footage isnt always better ... i think rooms should have just the right size, cozy, bringing you close to others, yourself and nature.
Another detail: a whisky bar in the office? Thats not the best place to drink alcohol 😂😂 plus no storage in the office, for books, documents etc. I would use the "chicken farm" (reminds me of honeycombs) as room for jewellery and watches. Ok enough for today 😊 i love this channel so much !

Completely agree. Most of these tours are old and have been toured by other YTbers as well. Plus, this series has come at a time when Enes’ YT views are way down to what they use to be, so this could be adding insult to injury. Mikey’s noticeable absence and the significant decrease in uploads have likely contributed to that. But his rate could be so high that he doesn’t need as many uploads anymore. So WTF am I saying. It’s just the mama bear in me. Arvin, carry on. Enes will be alright.
28:38 - Good point on views. Everyone on the property spending time “enjoying the views” will end up with neck cramps by the end of the night. This is a good example, since everyone is gonna want to sit in that tiny narrow section to enjoy the view, not necessarily stare at their neighbors and the trees.

Finishes are so personal. I think any time a developer of a spec house makes bold choices on finishes they are really turning a lot of potential buyers off. Even if they look nice. If there is more of a blank palate people come in and imagine their own stuff in the place. If it's "decorated" to the taste of the developer, all people see is all the changes they have to make and the work of turning it into something they find appealing. Much safer bet to go almost complete "vanilla shell" for spec houses.

The game I play with your videos is a comparison of how much you agree with me. I saw the Enes video when it first hit UA-cam. I immediately noticed the "awesome" view, (I give it a 2.5) complete with all the houses looking in. And the basement -- yes, it's a basement -- with the lack of windows and the wide-open space. A total joke. And, gee whiz, I really need a shoeshine stand. By the way, hookahs are a real health hazard. The tubes flow both ways and people's germs are going back into the hookah for you to inhale. I don't smoke, so why would I need a hookah lounge anyway? I agree that Enes is, by far, the best of the home tour specialists. But now that Mikey is gone, the replacement seems to be rather dry. Nothing like Mikey's wit. I wonder if the loss of Mikey will make the videos less watchable. Enes does have problems with the language. Stairs have treads, not threads, and what's with everything being an assembly.

That lot is way too small for a home of this size. I also do not like houses on stilts. I like walking up to the door..not down. I also like a longer driveway, an actual front yard, and do not like pivot doors. My friend has a mansion in Beverly Hills on a huge lot with a longdriveway, an actual front yard with a manicured lawn, etc. he has a pivot door which is very heavy and had to get people one into service that door which is expensive to keepdoing. He also collects exotic cars, so hehas a subterranean garage that houses 15 cars. You need more land to be truly considered as luxurious. His property has about 4 acres of flat land plus some land that is on the edge of the property. A separate property for the help…..maids,caretaker,etc.
You are right about Enes and Mikey, they are absolutely the best.
I found these channels with Producer Michael and comment from a viewer sent me to Enes and I've binged them all.

I much prefer an honest fun rich guy over Enes awkwardly rattling off like 3 facts the realtor told him plus a few of the most basic realtor phrases. Neither of them are qualified to even talk about architecture, but at least Michael doesnt pretend he is. Enes only has top tier video and clearly focuses on selling the house, but its an extremely shallow fake salesman persona. At least Mikey added the occasional common sense thought and actual opinion. Maybe he got fired because it exposed Enes too much as a superficial wannabe influencer.
Arvin, the designers didn't think the exterior side street area at ALL. Those channels will always eventually get a buildup of grime and other natural materials. Then they start to clog. Then you have water overflowing. Then you have to call a specialist who has the equipment and a person or two with the nerve to go up the steep hill to clear them out by hand with a high pressure power washer. And they're going to need over 500 feet of hose! What a nightmare. I seriously think the architects in their spare time, flash people. It's a public flasher house for sure. If the buyer is married, his wife will definitely be the type who likes to show off her (*cough*) assets!
39:10 - PS: Arvin, Enes is trying to keep the video PG. That is not meant to be an office. Trust me: it's an adult romper room. That's why it's so secluded, in the basement and surrounded by nooks that have fake candles. IF this house sells, the owners will definitely put a massive bed in there!
Obsessed with your content. So well done. It’s interesting. I think the volleyball court emphasizes the limitations of this lot. Obviously the developer doesn’t play. You need a lot more flat play space than that. The addition highlights the lack of flat green space.

I designed our home many many years ago and I’m proud to say the style and practicality have stood the test of time (“Form follows function”). Like you, I see the design flaws of so many buildings and properties. It’s very irritating to know how many times it’s a fail, but other people choose the same thing robotically without any thought. The big difference is I choose not to criticize their personal taste. It is not a flaw if they enjoy it. Insulting your friend over a whiskey bar you did not like was unnecessary and hurtful. No, I don’t own this bar, but many other people do and you have hurt their feelings as well. Not good in our world of intolerance.

Glad that I get full confirmation by a pro like Arvin. Still remember criticizing some properties on other channels on the basis of missing privacy, but I got poo-pooed saying that 20 mio. $ and zero privacy is no problem - plenty of multi-millionaires and billionaires would love the house anyway. Turns out that I was right and this is something absolutely fundamental.
It bugs me when letting agents mention the items which are ‘a given’ like having more than one dishwasher or focusing too much on movable furniture like tables. No one is looking at this house and caring that there is a corner cupboard in the butler’s kitchen which makes good use of space. I have similar in my 500k flat.

I think he’s an Enes Fanboy obsessed with hating on Enes. All enes does is show you nice houses and yachts. This guy uses Enes name and photos in his Thumbnails. To me he does that for clout and attention. Hating on somebody who only shoes houses people will probably never see in person is insane
@@seriusbusiness08 So you don’t think what he says is educational? I do. And I think it’s smart to use the leader in the industry to generate subscribers. Hating on Enes….if you listen to some of his critiques you’ll see where Enes is misleading people. For example, in one video Enes calls a publicly owned street both a “private driveway” and a motor court, even though the public street runs past two other empty lots. I think his critics balance the over-the-top presentations Enes makes. Yes, they’re beautifully shot, but I’ve often thought “what is he not telling us, or what is he overhyping?” Now I know. So Arvin is, to me, providing a public service. More power to him!
@@seriusbusiness08 well I'm also hating on Enes and I dont even gain anything from it. The fact that he's getting praised shows how horrible the standards for that stuff are on youtube. Pretty much only the visual production is good (and it is very good).
Tragically, he might really be the best purely because he's slightly less cringe than horrible salesmen like Ryan Serhant and because he takes the time to show everything but he's still supplementing a complete absence of knowledge or actual opinions by repeating whatever the realtor said and praising random shit. Like an autistic kid pretending to be a realtor (yet in his intros he acts like an inspiring influencer).
