    Affordable houses are mostly built at places without proper infrastructures or access to public transport such as lrt or mrt. Houses with good infrastructures and public transport access are priced way out of affordable range of average citizens, thanks to greedy developers.

      Bukan racist ke apa, just sendu tengok video nih. Rakyat sendiri tak mampu nak beli rumah dh. Developer tak turunkan harga sanggup biarkan kosong bertahun2. Kerajaan pun ikutkn sangat calculation diorang "base on average" konon.
      Pastuh dengar pulak angin2 mengatakan nak tarik perhatian foreigners utk beli rumah.

      1. Kerajaan make money through high taxes
      2. Developers get money = more rich
      3. "below" average citizens = terkulai kat tepi jalan

      Termenung aku weh as a future generation, macam mana nak beli rumah wehh kalau aku dapat gaji biasa2 jee. Takkan nak sewa seumur hidup, nanti anak2 dah besar pun strugle.
      Im not against anything in particular but my point is that they should make some consideration for us "below" average citizen.
      Aku harap Malaysia is not the next Hong Kong where the citizens itself can't afford a house.
      Me and all the next generation struggling in studies, and might not have any good opportunities for desired job. In the end, all those efforts, times and money wasted just like that for nothing.

      Already the price range for affordable houses is pretty high in Malaysia. Otherwise the Housing market is pretty ridiculous and the government don't care about it.

      Developers have to paid tons of under-counter money to get their projects approved. They cannot tell the buyers.

    Personally I can accept that the house price increase if the salary rate increase as it should be. Average salary rate same as 15 years ago..

      RM 1000 salary for general workers should be nonexistent by now. No one can sustain such harsh salary anymore given that the price increasing and more and more taxes introduced. Also the inflation and exchange rate.

      Imho the economy and salary of 2000-3000 is good for starters..u just need to adjust ur expectations la,beli keta don't go above ur annual income.. that's the main rule

      @Susan Ananda Malaysia economy have to move up the value chain. Have you ever heard singaporean complaining their "manufacturing" job moved to vietnam bcoz of their high salary? Singapore do not need those low end job, its drag down the economy. Do singapore has factory? Yes, how can they survive? Going more to automation, make sure the industry is high value added, high profitable sectors. 50 years ago, singapore do make shoes, clothing etc, when times come, they cannot make their own prada, versace, lv, cannot make their own fabrication industry move up the value chain, and market force will annihilate the industry by nature. Dont feel pity for the workers, if they still want a sewing job, move to vietnam, singapore is not for those workers. Either they improve/reeducate, or annihilate together with the industry. Thing will happen in Malaysia

      Per sqft Hong Kong is highest, I should think. Even a carpark Lot is bigger than a “room”.

      @@havenprice it's really matter about the population and demand tbh, Singapore has a lot of demand since their land is so small, and I'm pretty sure you aren't allow to build a house there (even the minister live in apartment)
      I'm not staying it's bad, but it's just example of population density

    So,the conclusions are :
    1) Developer doesn't care about rakyat
    2) No government intervention to build affordable houses for rakyat
    3) Rakyat work till death to pay the housing debt
    4) Repeat

      Kalau saya jadi developer.. saya nak KAYA laaaaaaaa... Chance mariiiiii... I think everyone also ini macam... Kalau tidak.. mcam mana nak answer to the bod... Kena pecat nanti. Root cause is the inflation.. mata wang malaysia tak stabil.. our average salary should around 150k to 200k annual following sg & korea... But their country small so tak cukup land.. house price naik.. but Malaysia land banyak.. so hope for best current government can stabilize or make malaysia stronger and back to the ASIA 5 tigers ERA.. then we shall not see this as an issue

      We dont, we either live back in with our parents because many would have difficulty trusting another human being especially of different race.
      Or
      We can, get rid of the sentiments of race and do hard labour to build houses cater to each community. In so doing, not relying on foreign labour to do it. Sacrifice own blood and sweat to do for others. Which often fails, because faith in humanity is especially in multiculturalism in Malaysia, is often, someone does it, the other runs away.
      Or
      Pretty much guns and gangsters, violence to get what you want.
      Can we avoid the problem. Actually, we can. Why is the people, especially the young, have difficulties trusting another? Or even cautious. Is it debt? Is it the fear of being exploited? Is it getting bullied? Is it getting shout at? Or is it? IDGAF?
      In short, the way you treat others, may or may not be you. But definitely, how people was being treated for decades. Fostered a generation of absolute stay out of trouble, if you know what is best for you. So what happens? corrupted people get to run their show because no one really stood up. Accepting easy pleasing solution by the government.
      Think of BR1M or any other handouts as a way of STFU. Yea... you reap what you sow.

      Well us younger generation will find our ways to afford house with the advantages of the technology. But still, large portion of us are not familiar with what we can do with the advantage of having technology. So even if we find ways, but it will leave huge impact in our daily life as it involves money so as our salary.

      @@imranahmad-uh9fi that is actually the correct answer. developers pay taxes, and when they invest in a project, they directly create business/transaction with suppliers, wiring technician, cabling for telcos/TNB/water system, employ workers (which is translated into paying tax again). Indirectly, buyer will spend money when they purchase houses for stuff like renovation, furniture, electrical appliances which move the economy. This is unfortunate, stoping this vicious cycle has dire consequences to the market, economy and ordinary people like us. that's capitalism 101.

      We cannot blames the foreigners. Who are going to buy the house then? We can't afford to buy meaning that out salary is small. The developers make money not going to give us free houses. Who to blame? Malaysian government because of implying high import taxes and no control of house price. Price that cost 100 the sell it for 200 or more. The government must limit the profit margin of any house built. Say it 10%. The government take back 4% of the10%> so the developers earn 6%. So the house will be sold at 110. By this way, every Malaysian will afford to own a house. Maybe buy two or more houses. Saya cakap saja 😀

      The supply vs demand concept.. You stop buying houses, developers and forced to reduce price or add in free gifts. Now you reduce foreigners house price limit to above RM600K, sure more foreigners buy la. Especially in JB.

    The problem with Malaysia is that our income is too low. Can you imagine fresh grad pay is still RM1800-RM2000 on average? Even a maid in Singapore earns on par if not more than a fresh grad. Try buying properties overseas. Even Bangkok is more expensive than KL now

      I agree. I feel like having a degree is not worth having anymore bcos of ptptn. Better start working after spm to save up money than being burdened with rm30-60k student loan.

      I’m not an expert in housing. It would seem to make sense that a tax be levied on these ‘overhangs’ after a period of time. This would force the developers to lower the price which bring a corresponding reduction in prices across the sectors to benefit the Malaysians. All those taxes collected could be used to channel back to build lower cost housing to benefit the masses.

    The main problem is while our houses price increased so significantly, our minimum wage doesn't change that much.
    Government should impose tax on overhang properties, therefore will result in developers decreasing the houses price.

      Our property prices isn't expensive, the problem lies in the fact that average people is earning peanuts. 😢 Raising minimum wage doesn't solve anything cause all the numbers raised come back in the form of products price tags. It's the shrinking middle class, or should I say the widening gap between T20 and the so called M40. Funny to see we see RM2million as big money, padahal its just roughly 600K SGD or 500K USD. And the "M40" people in these countries (just as example) are earning easily near 20K of their country currency for "household of 2 working adults". People can come in and sapu the "expensive RM2billion" property just like that.

      @sonic meister our houses is cheaper compared to our neighbouring country..that is why foreigners can afford to flip properties here. Dont say property..even food and product are expensive. Take singapore as example..a same position of job make 3k sgd in sg and rm3k in msia..their chicken rice is only 3sgd to them what is the price of our chicken rice? Not to mention their currency difference just across the bridge. We need raise our income..not reduce property price. Understand moron??

Because the important part of housing is to get it occupied with local people not sold unit. Sold unit only profits the developer not the people that the home a rebuilt for. No use having sold all those houses but unoccupied.

    Menteri turunkan harga pemilikan rumah dari nilai Rm1 juta ke Rm500k untuk org asing. Alasan, mereka mampu beli, kontraktor/pemaju takkan rugi dan secara automatik isu lambakkan rumah tak terjual ini akan selesai.
    Namun sebaliknya berlaku sekarang ialah kontraktor/pemaju makin banyak bina rumah bernilai Rm500-Rm1 juta.
    Solusi B :
    - Turunkan harga rumah yg tak terjual kepada harga mampu milik kepada org lokal.
    - Tetap atau naikkan nilai pemilikan rumah pada org asing kepada Rm1-1.5 juta.
    - Hentikan pembinaan rumah bernilai Rm350k ke atas untuk tempoh 5-10 tahun.

    All the rich Chinese will eventually buy all the properties in Malaysia and the local Malaysians will live in shacks just like the Philippine and Indonesian people are living in right now. If anyone hasn't noticed yet the Chinese are buying properties all over the world and for this reason is why property is going up and up because their are plenty of rich Chinese who will pay millions for a house. Same thing is happening here in Sydney Australia houses were affordable back in 2004 until the government allowed foreigners to come in and buy property and who were these foreigners the rich Chinese and they pushed up the property prices from $300,000 dollars back in 2004 to $1.2 million dollars today where no Australian family can afford a house anymore.

      Generally most houses are above 3x annual income of a household. Besides the developers, various other factors come into play such as
      1. Developing country government wants to improve it's status to developed or thinks it is a developed country from inner confidence when the rest of the country isn't sharing the same confidence. This prompts then to develop policies and set pricing akin to their ideal model instead of a sustainable model.
      2. Citizens play catch up even if it's not "affordable". Do note again 3x annual income isn't widely the norm everywhere, for example Thailand. Local demands for housing is real as shelter is important. Thus they have little choice but to buy it at the rate just like the rest of the world.
      3. Those units unsold become affordable (

    Malaysian houses are dirt cheap especially when compared to Singapore. Any average Singaporean could easily afford a 1 million Ringgit private property in Malaysia.       @thin red line because the perception of foreigners buying Malaysian properties is one of the main reasons causing the price rise as mentioned in the video? Technicality it is indeed true that most Singaporeans can easily buy a RM1 million property (my 84 sqm public housing flat in the suburbs is worth RM1,559,509 when I bought it 4 years ago, for example).
      The trouble is most Singaporeans are not buying, simply because Malaysia is no longer seen as a stable, reliable location to park one's money, it is not seen to be interested in maintaining a positive relationship with Singapore, and there reality has already sunk in years ago that the homes will be difficult to rent out for passive income, and there is just too much to give up to retire in Malaysia.
      China is also investing much less now for other reasons which I will not go into details unless asked to. But these two largest foreign markets choosing not to buy homes despite the huge supply is causing the overhang, which the video did not mention.

    I USED to think the over RM 1 MILLION foreign buyers model was a good idea as to not price out locals, so I can't blame the government for that, but now in hindsight, it was wrong as they only considered then CURRENT homes, not future development.
    I would suggest the government make it MANDATORY for all developers to build in different price ranges, so if they want to build so many RM 1 MILLION homes, they must ALSO build so many RM 400 000. RM 600 000...homes as well.
    Plus I think the government should allow foreign buyers who will LIVE in Malaysia to buy at any price range for ONE home only. If a foreigner will live in Malaysia, they will obviously contribute to the wider economy, not just housing. But then the government should make it EASIER for foreigners to become residents.
    I am a Caucasian Westerner who reverted to Islam three years ago. I visited many so-called Islamic countries but found only Malaysia suitable to make Hijra insha'Allah, but when I came last year to enroll my five year old son in an Islamic private school and then buy a house for us and a car...with the intention to live in Malaysia PERMANENTLY,, I was told I wouldn't be allowed as my son was too young for a single father to register him and that the school wasn't allowed to help me with a student visa for my son and a dependency visa for me. So in the meantime, I bought a house in canada and enrolled my son there.

    Fortunately or unfortunately, there is a sudden influx of Hong Kong people buying up lots of property in Malaysia, since this video was produced. Mostly because of the protests in Hong Kong and the massive slowdown in the economy of Hong Kong due to Covid-19. Also it helps that most of the Chinese in KL and Ipoh are Cantonese speaking. So they feel at home in Malaysia.

    The solution to clear the property overhang is not lowering the minimum purchase price... many of the properties built outside KL & Penang ie like JB (where is problem is most acute) is of such poor quality and built that it is not worth Rm 600,000 so lowering the minimum price will not help. The key is sell these to what it is worth. A typical foreign buy is not the average Joe, they are not stupid they do their homework.

    Malaysia has fallen trap into the "Chinese business" trap. Exactly the same with Kuwait. It's not surprising to see this happen. They should have learnt from the earlier incident of the AFC - Foreign Portfolio Investment.
    As a whole, they still need to improve other aspect of their nation i.e education, transport etc before foreigners and investors are actually interested. As far as I can see, the government has paved the way for its own doom.

    Why? Robert Kiyosaki of course! He's the one who kept telling people to buy property and then rent them out. On paper, we have a lot of demand for housing, which pushes up the housing price. But the reality is, these houses are bought by the same wealthy people, and these same wealthy people rented out their many houses to lower income people. Thus creating an illusion of demand for high end apartments, but in reality, there is no such demand.
    The solution: Raise the interest rate for their second house with even higher interest rate for subsequent houses in an exponential curve.
    Will they use their family members names instead? Yes, but that means that family member will find it harder to deal with the interest rate on their own house when they decide to buy it later. The banks make money, the people can buy cheaper houses and the landlords can still make money, albeit with a lower profit.

    So many foreign property speculators' $$$ poured into local housing market in the last decade, driven the existing used houses and new houses to a whole new artificial high selling price level , pushing out many middle and low income Malaysians out of buyer market when local workers' salary do not raise in tandem with annual inflation rate especially housing cost. Previous Government Housing Policy only interested to look after those politically well connected rich business tycoons and political elites ability to own many posh properties in and outside of Malaysia to safe guard their big stash of cash, not to advance ordinary Malaysians and average wage earners housing needs at all.

    Maybe it has a lot to do with corruption and bribery ,as we know Malaysia is not spared of such 'under the counter' dealings. You have to pay so and so this much , if you want this approved or that approved and developers have no choice but to 'quietly' pay up and later to mark up the prices of the houses to recoup those 'under the counter'payments .Just that these developers are suffering in silence.Just that MACC need to be more proactive in fighting the scourge of corruption in the housing industry and the govt. to make housing more affordable.Haul up all the developers and put them through the Lie Detector test and later haul up those in govt.dept in charge of housing and put them through the same test and you will get a clear picture of 'what's going on behind closed doors'

      I dare to say every developer would at least know that they can profit off a sale of the house when they begin constructions. To say that the construction costs are too high might be true, but ultimately the knowledge of this excessive (mostly foreign) demand allows the developers to continue building. Imagine if developers know that they cannot sell the houses at such a price, would they still allow construction costs to be that high? This whole game of excessive demand is driving inefficiencies throughout the entire housing market in Malaysia. Sad to see with vast land and availability of resources, basic needs such as housing is a struggling concern for many Malaysians :(

      Construction cost too high? errmm..how much a person is willing to fork out for a piece of rock? Multiply that many times....?? yes pretty much freely available.
      Construction cost is high is because the people who would be trusted to do the jobs. Have certain desires to fulfil. Be it supporting their own family for overseas education, travelling abroad, having a better life. Yea... its a little difficult when they can sort of get the same when they travel locally.
      Material wise, might not cost much. Sentimental wise on the other hand is a lot different. If a person has been trusted to do the construction and back breaking stress level to sever injuries. All at the cost of making someone a home to live in. I say this, even when safety precaution have been taken into consideration. That sentiment can really drive the cost up.
      One case of such sentiment is when Japan in the past would offer hundreds thousands of USD, not sure how much back then... to venture into the radioactive nuclear plant. I believe you are quite familiar with it. Some would not even consider it even though its a lot of money.
      We are born and live in a country where we expected others to do our bidding. And because of such, trust among communities is never that strong. This alone can cause price to fly sky high.

    seriously, the price is just god damn high. period
    another alternative, if government serious with helping malaysian to own house,
    enforce and ensure the welfare of landlord and tenant.
    the government start database system on the landlord and tenant where each party able to view/select/evaluate their potential tenant/landlord.
    this will ensure to protect both party, example troublesome tenant where always late payment and greedy landlord where every year increase the rent
    with this, malaysian much more desired to rent and eventually the property will severely overhang and the price will drop significantly
    those middle income earner can finally purchase their home and those high middle income can purchase for investment thru rental.

    How is malaysian home expensive? It’s one of the cheap ones around the region foreigners come in droves to buy it cheaply. It just cost 200-300k usd . Hong Kong ppl and Chinese ppl they buy it. And that price is just 2 cars to singaporeans. The house in malaysia actually is undervalued according to economics, this video is not presenting facts should it move with economy malaysian home would rise higher and it would be harder for Malaysians to buy it.
