If the island can be removed and the kitchen redecorated into one side for cooking and one side for storage, that will be spacious and practical enough.
The whole building has a very tight space as well as it seems to be claustrophobic in some areas of the house ....the kitchen is also located in a very odd place ....there are few things that in my opinion are not fit in the right place.......By the way I love to watch your video on home tour great work keep it up brother 👍
Great tour of this beautiful property. I liked it very much, apart from the kitchen, which is a galley at best. It would be a daily struggle in my opinion. For the eye wateringly high asking price, I'm sure there are better options available, even in central London.
The thing about all these Regents Park terraced properties is that they belong to the Crown. This means you get a leasehold for X number of years (99 years or so) then it reverts back to the Crown. You never own the Freehold. So if you are hoping to play the property market game these are no use to you at all. They are also Grade I or II listed which also means you are extremely limited as to making improvements etc. All in all they a very bad deal for most buyers.

Usually when there’s 40-60 years remaining the owner will increase the lease back to 120-140 years & hopefully who ever inherits the property does that same… that way it never reverts back to the Crown Estate

I agree, I cook and this was not designed with practicality in mind. The space around the island has enough space for one person and when the refrigerator is open, or the pantry or the ovens there’s no space to walk behind the open doors and the island. In addition, those cage like artifacts take up walking room which is already narrow. I can’t see myself preparing a meal here. I would gut it completely.
Unfortunately, at that price point in such an iconic residential area that kitchen is a disaster...At worst, those kitchen doors should have be consealed once opened...

Not all developers or owners of properties are British, they decorate their homes as they wish. London and Uk is a very multicultural city/country. There are properties with different styles from all over the world. I'm sure if u wanted a downton abbey style, u could find one
What a beautiful property. Toby, nice tour and description of all of the amenities. The place over all is breathtaking. Clean lines and a nice use of woods and textures. The kitchen I must say is a little cramped. I understand the concept concerning keeping the kitchen clean looking however, to have to open up doors to have access to the ovens, seems odd. Do you keep the doors open the whole time they are on? There is not much room to maneuver around in there. The arch and designer were not thinking of the practical side of having to use a kitchen like this daily. This is not a house if have kids. The movie room is great. Very cozy and perfect to kick back and enjoy....even sip some wine or read a book...or better yet, nap.
If you need something to wash your money with here you go, overall flow is a little tight, especially around the kitchen area, you’ll have to have caterers, warm the food, and then serve

I love almost everything about the property in terms of its location, interior, exterior, design etc.. Only the kitchen, some may love it, some don't. Yes, it is not for everyone, the kitchen I meant. Too small for my liking. Alternatively you can have food delivered to you or you can always dine at various nice restaurants outside. With the lowered ceilings closed in spaces, and palates of a blander shade of beige. It could be any. billionaires pad in any part of the world. The only colour I saw was the green of the trees of Rgent's Park. It feels like the heart .... the soul .... has been ripped out of the building ....

(If you're not from the UK, you will need to look those terms up.) If it's a leasehold, then it is massively overpriced.
my 2 bed apartment has a bigger kitchen. and no one has to walk away from the sink let someone open the fridge. AND the spice drawer is on the OTHER SIDE of the stove??? its like a twilight zone kitchen
Very nice video but once again I am disappointed by what I find inside these historic London houses. I prefer a brownstone house in Brooklyn or a historic house in Chicago, which have more spacious and luminous interiors and not this kind of overpriced coffins so fashionable in London.

It is very tasteful and beautiful. Real bonus that it has offstreet parking. The location is spectacular. And the price isn’t too crazy compared to some of the ridiculous prices you see in less desirable parts of London. This is a very nice home, even if the kitchen is a little strange.

Cooking in that kitchen would be truly comical! More thought has gone into the bathrooms than the kitchen. Amazing location but a not a thoughtful refurb . So many original features have gone its lost its regency soul.

I don't understand this kitchen. They've made it streamlined with all these hidden cabinets and shelves. But on the one side they have these awful metal bars jutting out, completely ruining the whole streamline aesthetic. Also, they made the cupboard doors to only open outwards and not slide back inside. Which means that if you are cooking something in the oven, those doors are open, blocking the whole area. So badly designed.
Sadly the very poorly designed and sized kitchen which is embarrassing and the lack of any outside space make this property highly compromised and suitable for only couples in my opinion. I’m sure it will sell in due course.

I like the look of the kitchen but i feel like they didn’t think of the practical side , if you have an 14 million house you can except to invite a lot of guest but with so less counterspace and such a small dining room it just isnt really practical, the rest of the house is very beautiful especially the formal living room

I also agree with the comments about the kitchen. it's absolutely silly, but for only that money you must see the Emperor (developer's) new clothes, which are indeed lovely. The response about Uber Eats was appalling, having had a wrist permanently broken and having high speed near misses while walking on pavements daily. Older people are terrified. I've been in properties around this one and adjacent terraces 20 years ago as a freelance chauffeur. Terrible area to get in and out of nowadays. Only for people who don't know the London of recent years.

They put the lift and downstairs WC in when they maybe could have made a wider kitchen but that is the decision they made.

For me, the Nash Terraces around Regents Park are (externally) the most beautiful houses in London.
