Bad idea. After all that investment in upgrading the house, the owner kicks him out and rents the upgraded house to someone else for a much higher price. That happens very commonly and my Asian wife advised me to not upgrade our very similar $50/month house on a 3 year lease. Everything we install here can easily be uninstalled and moved out, just in case. I hope he'll reconsider his quest to turn that property into a party yard because it takes only one complaint by a neighbor for the owner to seize the opportunity to get rid of him. Welcome to Asia

@@kokoyaro ngek. Why are you in Asia then? The fact that the rent is so low means that it's so unfair in the first place. If the owner would want a higher rent after awhile, even if it's double the price, it's still considered low. Also, there are contracts in renting. Check the contract. 😊

I’m 58 years old right now I’ll be damn near 60 by the time I get over there and get settled in. I would do this in a heartbeat if I could get a lease on however long I want to stay. My dad is 90 if I live to be 90 I’d wanna stay in the place that I remodel for 30 years. Or more. I’m wondering if it would be possible to find a place that you could remodel and stay in indefinitely. I’m not a big mover. I like to stay put I bought my first house and I’m still in it 34 years later. Great video Darall is a cool guy, a true visionary and developing a property and I like his taste and decorating . And I also like how he is talking about having pig roast and lots of people over. I love doing stuff like that! As far as giving end of it putting up the shelter for the Local tricycle drivers. That shows that he has a big heart. I would also like to do things like that I don’t need the add a boys neither. It would just make me feel good that I’ve done something nice for someone. I’m not looking to flex. Just looking to help people out. To improve the community in a small way.

There definitely are deals to be had here but it requires a lot of searching and a certain amount of luck. My friend is building a house in not far from Cloud Nice. He leased the land for 25 years. The house is costing 5k USD to build. I will video that when I get there probably next month. He's very happy there. He's from Malibu California, so he understands the finer things in life.
You can renew your passport here in PH at the US Embassy in Manila. I did it and it took about 5 weeks and the fees (paid online) are the same as if you were in the US except for a small cost to send your application document and old passport to Manila. They pay for express service back to you. Get your new photos here in PH a lot cheaper. Also after you get your new passport you will need to get your "entry stamp" transferred from your old passport to the new one or you can just leave the country (Malaysia, Singapore or wherever) on the old passport and return using the new one instead of doing the transfer. The transfer fee is cheap, (around 1100 pesos) but must be done in the Manila BI. Of course, if you need to go to the US for other reasons as well then forget everything I just said 🤣🤣 Keep the great info coming. Your presentation and personality make getting good info enjoyable. Hope the beach sand won't kill the trees. The salt in sand wipes most of trees & bushes here in CA. Mostly landscapers use decomposed granite to get a good look without the saline intrusion.
@@mikesphilippineretirement Your project looks beautiful. I used the decomposed granite on some rental properties I own with good results. Costs a bit more but not alot & decomposed granite allowed the trees to flourish. Maybe those palm trees in the phillipines have some natural resistance to salt.

After thinking some more about the earlier conversation, perhaps they use decomposed granite here in California because it is produced locally & is cheap. If they have to import, it might get more costly.
If you turn your residential place into a commercial/business place you need to apply for a permit first in Barangay, then to the Mayors office. Especially if your neighbor will be affected by any activities in your place. The LGU needs to know what you'll be doing in your property coz in that the tax you need to pay will be based, otherwise you'll business will fall under colurum operation and you'll be fined with it. Though Pilipinos are accommodating in general but if their peace be affected every single day you'll get a lot of complaints. We have a law against noise pollution.
Flipping houses was one thing I planned on doing when I came here. But with the cost involved when transferring title such as capital gains sales tax etc etc. I gave up on that shortly after I got here.

I would be afraid of getting booted just as i finished up all of the new upgrades. You said if you get booted before the 4 years is up its ok because you saved alot but curious where would the savings be if you are putting money and sweat equity into it? Good ideas and hope it all works out well
@@ricksivley7047 this is not the only Expat doing this kind of thing I’ve seen it in several videos now. I believe they just try to get a long lease and spread the cost out and have a better place to live.
I've hired out the work / labor so it's easy to put a dollar figure on it. The saving is the difference between what I pay and the Market rent if I reentered it at the market rent once fixed up. I will leave when the owner returns from America. Estimate 3 to 5 years before they return.

Me and husband are both retired now and planning to find a property in the Philippines. It is more affordable and stress free over there. We just knew that we can use International healthcare insurance and can apply the local healthcare too. They have more organic foods and colder places to go.
Unless you have better reasons to visit Texas, renew your passport through the US Embassy in Manila. There is an extra charge for sending the renewal forms in and the courier service to deliver the new passport to your door but otherwise the fees are the same and the turn around is MUCH faster. Honestly, when they notified me of an impending delivery it was so soon I thought they were sending the package back due to an error in how I filled out the forms. Nope, it was my new passport.
I paid for 5 day mail service. I applied in the passport office there in Dallas on Wednesday and it was delivered 5 days later on Monday. I was going to Surprise my son on his birthday. I didn't mention that in the video because her watches the videos some time
@@Ex-Pensive_Expat I'm guessing you mean Dallas TX. The previous time I renewed my passport inside the US it was a six week turn around. This time the new one I received has the rigid plastic ID page and they returned the old passport in the same mailing where it used to come back under separate cover so they may have streamlined their process with new equipment and/or contractors. After deducting the in-country travel time it almost had to go by diplomatic pouch with a one day turn around stateside to be back in my hands so fast. I've never received that kind of service from any government agency.
@@joekahno Yes I went to the government passport office down town Dallas. Made the appointment the day before. Got my pictures down stair. I was in and out with in an hour and the passport was delivered Monday. For a few dollars more I could have had it Friday. Total with expedite fee and priority mail. 5 days start to finish

I grow those egg plants in Florida, it's the ones my wife cooks with. I enjoy growing fruit trees and gardening and have the property in Florida. I really wish my wife would buy decent size land in the Philippines. She only has a 100 sq meter lot. I'm not willing to put any money towards land so up to her what she buys. But after watching this I think I'll just rent a nice property and do gardening as a renter.
There's a comment here that explains the extremely low rent and the risk-reward calculation. It's a work-for-rent contract for 5 years, which is secure enough.
I could do this single, but nope Im comfy with 2 farms A condo, and a typhoon proof castle. At ranch at home in usa have a Tiny house, My thing here is Comfort, Income yo big bath tub, Stand up Shower,,Im Here yo enjoy my Life and Wife, But single sure why not, God Bless
I'm considering renting out my Aussie 2 BR home on a half acre to fund staying at various locations in SE Asia. Would like to have stays in the Phillipines, Vietnam and Thailand for a few months in total. Obviously I'm limited to how long I can stay on a tourist visa, but it's a plan for me to work on. Great video from both expats!!! But I think the title and rent (36$ month) is extremely misleading. Darrel is spending thousands of dollars upgrading this house and perhaps might not even be able to recover his investment at all. He might not be able to take some of the furnishings/cabinets with him. I hope it all goes well. Cheers!!!! .. Note : He does not own this property.... Great concept by Darrel regarding negotiations, best deals/contracts are when both parties feel they’ve got a fair/winning deal. ..
Not thousands Maybe $1,500 by the time I'm done and that includes appliances I can take with me when I go. I am able to take what I want to take since their plan is to tear it down. In America my career was in real estate and involved and understand flipping etc. On this property I'm spending a few thousands ""including rent"". Not millions PHP that would be required to purchase. To rent a property like this with land area in a low crime good subdivision area etc. where I'd be spending many more thousands in just rent. Any way you look at it I will be thousands ahead at the end of the day

I'm not even a little bit fancy and I never was , but if I lived in that hut ,I'd be sick from the heat all day, every day , until they dropped me into a hole in the ground.
I lived in 2015 for 75$ a month but apart was super simple..I also lived in 2016 in a place near an amazing beach for 280$ a month with three bedrooms and two toilets and air con and that was so much better, actually very nice. I also know what it means to live in a 1000 pesos style house.i lived there for free for a few weeks. Life lesson you won't forget. It's pure misery. That apart that he shows now it would cost at least 15-20 k pesos or much more depending where he is located in 2024. Philippines is not that cheap anymore
I am in Porac Pampanga. Before you make comments about the rent you should watch my videos. If I was even slightly miserable I would move. I am very happy here and the other place I live in Baguio. Just because you may have over spent for rent or been miserable doesn't mean other people would also be. My suggestion is to try Thailand or Vietnam.

Some think this may be a fluke, but he posts other deals like this on his channel, Why not invest in someone else's property and expect to lose it as long as you make out in the long run. You can't buy a land in the Philippines. Only long-term lease but foreigners are allowed to buy a condo. It's better to rent.

Hope the beach sand won't kill the trees. The salt in sand wipes most of trees & bushes here in CA. Mostly landscapers use decomposed granite to get a good look without the saline intrusion.

@@mikesphilippineretirement Your project looks beautiful. I used the decomposed granite on some rental properties I own with good results. Costs a bit more but not alot & decomposed granite allowed the trees to flourish. Maybe those palm trees in the phillipines have some natural resistance to salt.

If you turn your residential place into a commercial/business place you need to apply for a permit first in Barangay, then to the Mayors office. Especially if your neighbor will be affected by any activities in your place. The LGU needs to know what you'll be doing in your property coz in that the tax you need to pay will be based, otherwise you'll business will fall under colurum operation and you'll be fined with it. Though Pilipinos are accommodating in general but if their peace be affected every single day you'll get a lot of complaints. We have a law against noise pollution.

Flipping houses was one thing I planned on doing when I came here. But with the cost involved when transferring title such as capital gains sales tax etc etc. I gave up on that shortly after I got here.

I would be afraid of getting booted just as i finished up all of the new upgrades. You said if you get booted before the 4 years is up its ok because you saved alot but curious where would the savings be if you are putting money and sweat equity into it?

@@ricksivley7047 this is not the only Expat doing this kind of thing I’ve seen it in several videos now. I believe they just try to get a long lease and spread the cost out and have a better place to live.
I've hired out the work / labor so it's easy to put a dollar figure on it. The saving is the difference between what I pay and the Market rent if I reentered it at the market rent once fixed up. I will leave when the owner returns from America. Estimate 3 to 5 years before they return.

Me and husband are both retired now and planning to find a property in the Philippines. It is more affordable and stress free over there. We just knew that we can use International healthcare insurance and can apply the local healthcare too. They have more organic foods and colder places to go.

Unless you have better reasons to visit Texas, renew your passport through the US Embassy in Manila. There is an extra charge for sending the renewal forms in and the courier service to deliver the new passport to your door but otherwise the fees are the same and the turn around is MUCH faster. Honestly, when they notified me of an impending delivery it was so soon I thought they were sending the package back due to an error in how I filled out the forms. Nope, it was my new passport.

I paid for 5 day mail service. I applied in the passport office there in Dallas on Wednesday and it was delivered 5 days later on Monday. I was going to Surprise my son on his birthday. I didn't mention that in the video because her watches the videos some time
@@Ex-Pensive_Expat I'm guessing you mean Dallas TX. The previous time I renewed my passport inside the US it was a six week turn around. This time the new one I received has the rigid plastic ID page and they returned the old passport in the same mailing where it used to come back under separate cover so they may have streamlined their process with new equipment and/or contractors. After deducting the in-country travel time it almost had to go by diplomatic pouch with a one day turn around stateside to be back in my hands so fast. I've never received that kind of service from any government agency.
@@joekahno Yes I went to the government passport office down town Dallas. Made the appointment the day before. Got my pictures down stair. I was in and out with in an hour and the passport was delivered Monday. For a few dollars more I could have had it Friday. Total with expedite fee and priority mail. 5 days start to finish

I grow those egg plants in Florida, it's the ones my wife cooks with. I enjoy growing fruit trees and gardening and have the property in Florida. I really wish my wife would buy decent size land in the Philippines. She only has a 100 sq meter lot. I'm not willing to put any money towards land so up to her what she buys. But after watching this I think I'll just rent a nice property and do gardening as a renter.

There's a comment here that explains the extremely low rent and the risk-reward calculation. It's a work-for-rent contract for 5 years, which is secure enough.

I'm considering renting out my Aussie 2 BR home on a half acre to fund staying at various locations in SE Asia. Would like to have stays in the Phillipines, Vietnam and Thailand for a few months in total. Obviously I'm limited to how long I can stay on a tourist visa, but it's a plan for me to work on. Great video from both expats!!! But I think the title and rent (36$ month) is extremely misleading. Darrel is spending thousands of dollars upgrading this house and perhaps might not even be able to recover his investment at all. He might not be able to take some of the furnishings/cabinets with him. I hope it all goes well. Cheers!!!! .. Note : He does not own this property....

Not thousands Maybe $1,500 by the time I'm done and that includes appliances I can take with me when I go. I am able to take what I want to take since their plan is to tear it down. In America my career was in real estate and involved and understand flipping etc. On this property I'm spending a few thousands ""including rent"". Not millions PHP that would be required to purchase. To rent a property like this with land area in a low crime good subdivision area etc. where I'd be spending many more thousands in just rent. Any way you look at it I will be thousands ahead at the end of the day

No we have a 3 year lease with extensions. They are honorable people. I am only renting until they retire and return That was the deal we made

I lived in 2015 for 75$ a month but apart was super simple..I also lived in 2016 in a place near an amazing beach for 280$ a month with three bedrooms and two toilets and air con and that was so much better, actually very nice. I also know what it means to live in a 1000 pesos style house.i lived there for free for a few weeks. Life lesson you won't forget. It's pure misery. That apart that he shows now it would cost at least 15-20 k pesos or much more depending where he is located in 2024. Philippines is not that cheap anymore

I am in Porac Pampanga. Before you make comments about the rent you should watch my videos. If I was even slightly miserable I would move. I am very happy here and the other place I live in Baguio. Just because you may have over spent for rent or been miserable doesn't mean other people would also be. My suggestion is to try Thailand or Vietnam.

My wife is Filipina,.my kid is half Filipino, I have lived some years in the Philippines between stays. Prices are way higher now than some years ago

Some think this may be a fluke, but he posts other deals like this on his channel, Why not invest in someone else's property and expect to lose it as long as you make out in the long run.
