Personally I would like to see a garden with flowers and grass. Too much concrete , but it looks well put together.
If is right by the beach. Chances are some plants cannot be grown there. I am assuming this is why there is so much concrete. It is the type of soil in the area. Look at the grass....

This was one of the best ones I've seen on here. I wish more regular Jamaicans could access nice living conditions like this but unfortunately this is largely the expat and overseas residents market. Impressive property.
Awe inspiring Villas, if only the crime would stop. Crime in the area devalues the property, no matter how beautiful these properties are people can be attacked in their beautiful Villa. Jamaica is beautiful all over, the properties are encouraging. Please deal with the crime in these areas, so we can love the island all over again. Beautiful properties, our investment should grow and not stagnate due to crime. One Love to u all.

$450K!! Nope, Nope and Hell NO!! That house with no land space is not worth more than $250K-$300K. The amenities in this house are nothing to speak of at this price point! A carport and not an actual enclosed garage?!! SMH

I tend to agree. No landscaping at all in the back. I am surprised that you did not put some planters at least and some furniture. It is so stark and uninviting! Also the rooms are meh! Not impressive at all. That said the views are stunning and the location is fantastic but the house itself needs a proper staging and interior designer. Those kitchen cabinets don’t look like they are wood. I would have done a shaker wood in a white wash but not that melamine looking thing! The bathroom vanities and so box-store looking. Not my money! I would have to spend a fortune remodelling.

I toured and considered this when it was being built and they did a great job, with the exception of an option of a enclosed carport or two because we travel sometimes and would like our auto enclosed if we so choose.
I love love it. The colours are very calming and inviting. The rooms are bright with high ceiling. I could do a lot with this house. It could be time to pack up and leave Canada. I need someone to talk my husband and my son into moving 😂😂

I really love the house because it is very well designed and spacious. I wish I could afford to buy it but I am broke 😢. NHT should follow like this caused they build a cheap house like a box. Smh.
It takes the same amount of bricks and technically less to build a house like this. It's called open concept... This is the standard for most new construction in the US. Local Jamaican architect are behind in times, if you don't tell them you want something like this then they will just give you the basic 1990's style. Don't tell yourself you cannot afford it. The finish like tiles, cabinet, counter etc will always come at a higher price because those are considered luxury anywhere in the world but if you plan to build your own house just find a modern architect and express what you like. A good architect should be able to help you with your vision.

Many people here in the USA are doing this style to their home now. Some people here still do NOT want open concept in their homes. Some Jamaican always try to put Jamaica down like America is Heaven literally. They believe that no good thing can come out of Jamaica. As the old folks used to say nevva see come si.

U are right, plus since it is a gated community which I dislike, u have to be paying HOA fees which has to cover the security at the entrance as u enter through the gate.
Obviously this housing development is not for people of you guys payscale else you won't be arguing about it 🤣. The average persons buying their first home obviously can't afford this so you have to stay in your category. 90% of The occupants of these homes are either old money families, or people who are already owned a home before, some of them also engaged in activities that me or you might not want to get involved in and some of them honestly work and safe/invest for yeeearssssss.

The private beach access makes it worth the $ tbh, i'm normally a complainer of the price but i think this is very much worth it, it's a great vacation home.

Love everything about this house
I personally don’t like it, it’s too expensive and should half the price. It the same price as a nice apartment in London and London is pricey. The houses are all the same design which means they’ve been built cheaply and have no character. The internal fittings are definitely not opulent. If you wish to sell the property in the future, because they all the same design you’re locked in with everyone else at the median price unless your closer to the beach or have a prominent view. I’m sure you’d be better off buying a lone house by the beach elsewhere. Lovely beach though, amazing.

For that price i can get a 4 bedroom 2500 sqft house house in Fort Lauderdale and Miami. I don't even know how regular Jamaicans are affording these places.

5 bedroom made from 2x2 chicken coup boards, with drywall. Cannot be compared with Jamaica structure. Especially the new ones. Right now if you drive on Memorial Drive near downtown Atlanta, they are regentrifying the whole area, condos start at $500K. So you will have to go out in the boondocks to get 5 bdrm for $459K. Lavista area is now over $1M without any space.

I think White House is better value for money because you get all rooms AC you get dishwasher stove and washing and drying machine plus it's up stairs and your own pool and easy access to the beach

Hello, good morning, my wife and I are coming to Jamaica in January, we would love to see the marina villa property, are they any still for sale? Are you a real estate agent or do you know one that can show us the property?
I went to view this property recently it very nice on the outside, however, the security guards I found to be very unprofessional. Not sure if paying that amount for a home just to feel unwelcome when coming to visit is what I want.
