The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!
It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.
I get such worries too. I'm 50 and retiring early. Already worried of the future and where its headed, especially in terms of financies and how to get by. I'm also considering making my first investment in the stock market, but how can I do so given that the market has been in a mess for the majority of the year?
For you to grow your portfolio in today's market, you really need to be coachable and willing to get off your high horses. I for example, have managed to grow mine from $150k to 300% of my initial deposit within the past 8 months just by copying trades from a broker that has better skillset and technical know-how than me.

I rented a nice apartment in S.D. For $700 a long bike ride away from beach. I was 20 years old having a blast. Now we are begging to build tiny sheds in the hood for $1,000. People don’t realize how poor we now are in the U.S. but let’s all argue over which crooked politicians are at fault? Has this helped?

I knew a guy who owned a condo in FL with a $800 mortgage. He was renting it out for $1500. He found out that his neighbor was renting out their condo, which was next door to his for $2200. He couldn't wait until the lease ended so he could raise the rent to $2300. Yet, his mortgage is still $800.

You should see what Brownstone has in San Francisco and is building in other cities. They have what they call "pod living". It's essentially a bunk bed and locker in a room with 20 other "pods". Basically it's just a nicer version of the Chinese Cage apartments. Those rent for $1000/month. For a bed and a locker. Property owners only care about cramming as many people into a space as they can to maximize profits.
It seems the laissez-faire is failing us.

Quick thought. Anyone who is now raising kids, expect them to live with you for the rest of your life. If things are this expensive and bad now imagine another 10-20 years from now. I forsee 5K rents in the future for an average place. Plus 2k in utilities. And let’s not forget 500$ grocery trips for basic necessities. Anyone will be lucky to have a bank account balance without a “ - “ in front of it

People need family planning and not have children they can not afford. 8 billion people now on a planet that can not sustain that massive population to the point we're having weather change. There is absolutely no lack of people.
Learn a trade and you're set. We have starting positions at $31.25 capping out at $52 dollars for non management technicians (basic level experience and even some who had 0 prior experience in my maintenance department they learned on the job...) They even removed the difficult test and replaced it with an easy mechanical aptitude test just to be able to get more people in. So many focused on liberal art degrees that's not gonna get you far in this town. But expect to get dirty and work with your hands and brain. Blue collar jobs keep this country running.

@@brodiemarshall9270 Maintenance reliability engineer, the field is preventative maintenance. Airports / Manufacturing / Warehouse Distribution Centers. One of many trades to choose from. I've seen others go to ATI and get certified electrical in 6 months (school in Henderson) and get hired on spot.

I know of several of people who have left California for Nevada, mainly Las Vegas, because of the increasing cost of living here. Now, that city is being hit hard with the influx of people, resulting in high rent/mortgage. You can't win either way as the prices are STILL climbing.

Yeah it's because corporations are buying up all the housing, renting it out, and the population continues to grow. The housing market isn't keeping up because developers only want to build luxury housing for billionaires.
I left California for Arizona ages ago and so glad I did. I was able to buy several houses in Az where in Ca I had to rent.

Stayed in it for 2 years. The worst was the hot summer in Van Nuys and the occasional tagger tagging our white fan. I finally had enough and moved back to Minnesota into my dad's house.

There is insulation, air conditioning, a sink, a toilet, a shower, cooking stove. Pluge-in portable heaters can be purchased at Lowes. The bedroom is upstairs. This is great for a single or couple.

Im paying 1735 for a 650sqft apartment in northern Phoenix. That calculates to $2.66 sqft. 170sqft for 950.00 ends up being $5.60sqft.
At that rate id be paying over 3600.00. average rent for my area for a 1 bed in my area is $1673 for an "average" size of 927sqft.
I appreciate the concept....its less a month, but the math is proving that renters are still victims.

My first studio was the size of this but just the bottom floor. Paid 400 a month back in 2010. We used to call it the shoebox.

There's always future risk of vacancy, repairs, and lost opportunity to invest that money elsewhere. Considering there's 113 people asking to live there at the price he's offering, it sure seems like a fine deal for that area. If it were much lower then he couldn't justify spending the $22k, instead of investing it elsewhere.

@@ExcaliburTTP - I don't know much about IL but I get the sense that their zoning laws are a little more relaxed in terms of allowing more dense housing, compared to the extreme sprawl of Las Vegas. Building more supply is the only real way a city can curb housing costs, at least in the medium term.

RV park rent can be quite pricy and if you travel gas, maintenance, insurance would be expensive.

He failed to pay the rent on time on more then one occasion. We gave him a 30 day notice and he said he would fight it in court. I laughed and said sure but don't come crying when the sheriff comes and kicks you out. He got scared and called his mommy who helped him get an apartment for $750 a month. He's been gone 2 months now and im still trying to figure out how he can afford $750 a month when he could barely afford $200!

This administration is putting many families in difficult situations. A lot of people are financially struggling to live, put a roof over their head and put food on the table. Things are getting worse these days, if you don't find means of multiplying your money you might wake up a day to realise you didn't plan well for yourself and family.

Definitely don't rent to the family of four, something is wrong there. But for a single young professional starting out, especially in an entry level position, this is a perfect way to start on your own and save some money.

Then you should hope that every home owner in Vegas builds one of these things. Only with a dramatic uptick in supply can housing prices start to stabilize. Meanwhile, let's start getting involved in local politics because the zoning laws in most US cities are preventing the construction of more housing supply, which artificially amplifies its inflation.

@@arlysanchez8099 No, he swapped out the front door, so no window there anymore. Two narrow ones above the ladder are too high to even look out of, don't appear to open, and too skinny for a human to squeeze through, so no escape there. No indication of one in loft or bathroom.
I agree it's a fire trap. At minimum, these need a licensed electrician to wire them, an EM exit in the loft, plus a 'back door' in case a swarm of bees or other issue blocks the main exit.
Well, an official inspection at a few stages of construction, too, before issues are boarded over.

The city of Las Vegas could buy an empty lot, build 200 of those, charge $800 rent with all utilities included and get the majority of homeless families off the streets while slowly but surely making their money back.

Are you not aware of why they bought out trailers? They only want rich people there as if the wealthy are going to apply in their hotels and casinos to serve their visitors. They have a law that a home has to be a certain amount of square feet. These dog houses are not worth 900 a month this guy here is another person who bought an overpriced home and now wants a lower payment. While you sleep in the dog house. People need to move out of that city they will run out of water.

That's a great idea. Another thing the city should do is just legalize building more homes everywhere. Exclusionary zoning laws were enacted a long time ago for no other reason but to keep minorities out of white neighborhoods. Now they're causing a housing shortage. It's time to abolish those laws.

We are paying almost $1800 a month for my daughter to rent a 345 sq.ft studio at “The Echo” student housing across from UNLV. That’s well over $20,000 a year just going to rent alone! I don’t know how people are doing it.

And can give them jobs within the tiny home community to pay for their rent. And make them self-sufficient. I built my tiny 16'x24', (384square feet) home 12yrs ago and it was one of the best decisions of my life. Built it cash for $25K with a metal corrugated roof, floating laminate flooring, tile in bathroom, full 5x3 tub shower, 8x10 bedroom, 8x5 full bath and 16x16 living/kitchen with one corner for each.
Each year I take my tax return and savings account to do one project and after 12yrs I have added a 16'x24' attached back screened in porch, then an attached one truck carport, a 12x16 shed, then a 16x33 fire pit awning, then a courtyard fence with the backyard view open to the wood on family land. Then added a 8x12 bedroom on the porch and converted my old bedroom into a laundry/linen/pantry/utility room. This year I will double my screened in porch and add an outdoor shower in it, next year will be a 20x20 covered outdoor kitchen in my courtyard, then a 15x15 mediation/herb garden between my house, porch, and shed. Then I will take out my old tub/shower and put in a custom shower, put a heated jetted tub in my screened in porch. So yeah every year I add something to my tiny home and yes it is 1700 square feet total but still only 480 square feet living so still a "tiny home".
My advice for tiny home living is, if you have a small inside make large outside usable spaces like, decks, patios, screened in porches, fire pits, outdoor kitchens, outdoor showers. If a space is too tight inside just add a deck and make it outside as big as you want and you can even insulate, add electricity, water, whatever and make the addition have huge room.
The best part about my tiny house was I never had a mortgage, so this allowed me to not take on more responsibilities at work so only one promotion, NEVER worked overtime, and no mortgage and low utilities allows me to go on 2 weeklong motorcycle trips a year. So, I am traveling now, and I plan on retiring in 3yrs at 47yrs old and buy an 8x21 enclosed trailer and make it into a custom toy hauler RV and travel the country, camp, and ride my motorcycle 2 or 3 times a year for a month each time. Low overhead more freedom.
That is still very high rent for that cute but tiny litte shack. $300 to $500 a month would make more sense.

$950 for 16 sq ft...I pay $1400 for FIVE HUNDRED sq ft IN CALIFORNIA...this is a complete ripoff. There's no way Vegas is more expensive than CA.
So this is the solution to the housing crisis no matter what any of you think its on par with pallet homes and anyone who jumps on this bandwagon right now will be a real estate giant. Once that happens all of the over priced houses will have to lower their prices and then and only then will the market correct itself.

1 Tiny shed is one less person bidding against you. When 100 single family owners build tiny sheds then 100 less bidders to fight with.
Demand is to big vs supply. So you have to increase supply which is becoming increasing lot more difficult due to space.
So the only remedy to that is to build smaller, more compact homes.
Back to the basics, supply and demand!

I would love to own a tiny home here in Vegas. Im a native & really only need a small space for myself. Problem is there isnt a zoning for this unless you own your property or want to pay $1200 a month for a space downtown.
