165k for just a shell.. then comes the 30k for plumbing and electrical, 10k+ for windows and doors. 15-20k for finishing work, not including fixtures, cabinetry and toilette. Yeah, you’re looking at 350-400k either way
I'm buying land and planning to do an ICF Ranch with a full basement. I used to work construction, now I'm an Engineer. Labor drives the cost up 50%, not including the fact that builders are in high demand and booked out. The ones available may not be the ones you want. He's got $165k into the shell probably has another $150-250k to finish it depending on finishings etc. In my area this house would be listed at $600k+ on a 1/2 acre lot. Prices are obscene because there is no inventory. My goal is to build a 3000 sq ft ranch (full basement) for less than $300k doing as much of the work myself as possible. Keeping in mind everything is easier with help and some stuff you just can't do yourself. I grew up doing it all in a family of tradesmen. My dad was an electrician, uncle and grandfather were union pipe fitters, my other uncle is a general contractor. I grew up helping them all build their houses. Worked for a log home builder while in high-school and a general contractor while in college. Good luck to everyone in this market. Its nuts.
I'm also going to build myself a home, not a big fan of icf, I'm going with strata international. It's made of full foam, walls to roof, they don't use drywall, lumber, there's no need for attic space. Don't need insulation at all, very simple process.
I’m building one now too. Also using Stronghold. Did all the labor myself for the footer and ICF. I was quoted 62k to get to where I am now and I’m about 30k in. Main difference on ours is, I’m only doing an ICF foundation. 2x6 walls. My lumber package is less than 30k and the labor is going to be like 10k for the framing. 1344sqft house.
@@Jay-wp2nw There is no slab, it’s a crawlspace. I used ICF because it’s insulated and it allowed me to form the foundation myself instead of hiring someone to form it or renting metal forms.

Lumber is crazy!! My package in 2018 was less for a stick framed house that looks to be bigger than your build. You just had interior wall!! You're going to be 350K all in.
@@dawnv3436it’s not intended to be reusable. The Styrofoam forms because a seamless insulation barrier at R24 efficiency. There are inserts to bring that number to R50. The imbedded strips at 16 on center eliminate additional framing to support walls and the wall can be various thicknesses with curves, angles and veneer ledgers. Bulletproof and cleanup is quick.

Design garage at end of house. Or doors at End of garage. The view from home is ruined because you look out on vehicles on pavement not nice landscapeThis design missing is windows to enjoy view.

Ya windows doors and garage doors will be probably 25-30k. Plumbing HVAC and electrical are usually 15k a piece

Your doing 2 by 6 frame out on top of an icf foundation? Your mean like a half wall? Or just up to the level with your slab?

The primary bedroom, kitchen and living room all look out towards the back of the house so the primary view is actually opposite the garage.
