Put a hydraulic floor in the pit that comes up to the top. Expensive but make provision for the future And a mezzanine above the office for part and filters or accommodation
The bathroom idea sounds pretty good. Just put a door with one bathroom going into the shop with the door with the bathroom behind. Door going into the office. I would suggest a shower if you’re not doing that and also a washer and dryer. With our families farm shop. We have a washer and dryer and that’s great for rags and muddy or fertilizer and greasy cloths. It just keeps all that stuff separate from dragging it into the house.

We used underground water for heating and cooling system for shop and one for house saves a lot on heating winter time. Also have a 2 ft tile uried all way Round the building with down spouts going directly off roof to tile and directly into a sistern collecting many thousands gallon of rain water for spraying purposes.
For the 7:21 service pit I remember seeing plates for covering them when not in use. Washing Bay should be big enough for your longest pice of equipment in the Bay you’re okay 😏. God be with you all! ❤️🖖🏼🇺🇸

Hi Brian Just a suggestion why don't you make one bathroom with two doors. One opening into the shop and one opening in to the office. Will save you the cost of building two. Greetings from South Africa. Like the videos.
I would do the bathroom layout so that the 2 office doors meet in the center of the wall and then put the shop door in the corner next to the office wall then all the bathroom stuff can be on the far wall.
Make that pit longer than you think you need and pour steps on the end. Look at the Larson’s and ask Chet how long they would make it looking back as they have issues getting in the pit with some of the trucks with the hood open. Also make it deeper than you think. Easier for a short guy to use a ladder than for a tall guy to stay bent over working on things. Agree with putting the shop wash basin outside the bathroom. Also get it in stainless. Much easier to keep clean.
I hope you’re county water is better than ours we have shiter plant and the water plant is right beside it on the down stream side so when it comes to drinking water we just buy it in the bottle or just don’t drink it but on the other hand keep the good up and the videos coming
You should talk to either/both Ivers and/or Larsons about their semi pit and also Larsons wash bay. I know Chet has some things they would change if they build a new one.

Depending on the hydraulic flow needed for your trencher, you might try your dads toolcat because of the cruise control that it has which will give you a constant even speed forward direction. It's going to be hard to control a constant speed without a cruise control. Dads toolcat will do more than you have given it credit for.

Have u thought of having a main bathroom accessible from the shop with shower,toilet, sink, etc and a single toilet facing the outside wall with an outside door. You wouldn’t need to lock it as there would be no access to the rest of the shop but easy access for a Taco Bell run. The extra space beside it could then be for the utilities within the same dividing wall.
Hey Brian just outa curiosity y would u put the wash bay inside the shop as to laying a concrete pad on the outside with drainage and power and just put a roof over it that way u will have a lot less moisture moving around ur new shop!
In my opinion that’s where 99% of the washing will take place. Personally I have no desire to wash inside but dad and bj wanted a wash bay but more less it’s just an floor drain
Hey Brian sweet ass new shop but all big ass shops built like that always have bats of insulation if you were to have that Big Ass Shop Building spray foamed it would probably cost you 10-20x the price of the rolled insulation

Ask Chet or Dougo Larson what size their wash area is. It's pretty separate from the shop/garage area. You need an area for filters, etc.

In my township shop we have one bathroom but 2 doors in it one from the office and one from the shop just got to knock first haha
Definitely have a superate spot for the wash bay, and the pit.
BRIAN install PIT like Iowa Farmer has. IT is NOT a waste of floor space. It is completely covered and retracts below the floor when you need to use.
Put a wash station outside the bathroom to avoid shop dirt inside the bathroom.

I have a slop sink. Very handy to wash parts, pieces, and hands before heading to the house or truck.
100’ wash bay. Think of washing full truck and trailer, or pulling the planters thru.
Definitely have a shower in the shop side bathroom.

Service pits not a good idea I'd propane is used at all in the building. Insurance gets very costly with a pit.

However Borderview has it in as part of their shop.
Just keep distant from the pit.

with it being on a bay with a Powerlift door you'll have a 16' awning when the door is open to wash under as well :)
