Fitting EPDM Rubber to a Small Bay Flat Roof

- This was a recent EPDM small bay roof I did. This is not intended to be a full education on how to do rubber roofing, there are some products and methods I have not used so this doesn't show every aspect of using rubber as a flat roof waterproofing system.

seems to me the second drip edge will hold water and pool not criticizing cause your work looks top notch just that extra lip above epdm gives water a holding place

Had a dormer roof at my rental property fibreglassed 6 years ago. It had a bad backslope but the roofer said standing water wasnt a problem with fibreglass. Since then 3 small leaks at rare intervals, reason unknown. Water stands up there and the bottom of the botton row of roof tiles dip in the water. I dont like that. My plan is to screw firrings on to the top and create a 2nd roof with osb and that membrane you use. The tricky part is where the roof comes down to the chimney creating a short valley which runs on to the dormer. I suspect the original leakage problem is here but requires getting tiles out from under flashing etc
He should have created a slope. Standing water on grp will leak if it isn’t done right, ideally should never have standing water especially on a bay which is such a small roof. Poor job to have it. Pin holes in the grp will seep water through. Best to strip it all off and redo it in my opinion.

Quick question on some of these flat roofs I've seen a lot of them with no gutters where on earth does the rain go if they have no gutters?

Yeah on some the rain just drips off the edge, depends how big the bay is I guess and how much water will fall, but ideally a gutter is fitted I think. 👍
Some have a waste pipe installed that you will see enter the side, i imagine they are supposed to be sloped towards it to catch it.

Thanks mate. That’s what manufacturers say about the rubber. If fitted well no reason it shouldn’t be there that long doing it’s job. Problem is most EPDM roofs aren’t done right and don’t last.

Will the rubber membrane fit a curved bay or will it 'bunch up' all along the front edge when fitting the finishing trim? Bay window is about 2400mm wide and projects about 900mm so not a severe curve but not a very gentle curve either....
If you mean the front edge is curved then I guess it won’t fold over totally flat. But decent trim work may hide it if it’s not too curved. Hard to answer that really.
How much all this job?
Should the existing ripped underlay be replaced and lap over the epdm.
Any run off will just run behind the rubber into the roof
Yeah fair point, I did pull the rubber up over rafters and secure it although it does sag a bit, it shouldn’t run in. Not leaking at all in that area up to now and it’s 70 years old. Customer is seriously considering a reroof which I’ve priced for them so should be back to so the full main roof soon also.
how did you do join to roof..I do felt and use lead and stick felt on to leak soaker
On this one just extended rubber about 250mm under tiles each side. Didn’t use lead to bond on to. Tiles laid on top. Never had problems with it. Rubber is more durable than felt, won’t perish as fast and leak though at those points.
That gap below the tiles could be a Haven for the Birds to nest, but I can't think of a possible solution!
Yeah if it went higher up maybe but there is a batten blocking access only about 4 inches higher up that the tile rests on, with a 1.5 inch gap in height. I believe that is too restrictive to nest. I did think that while doing the job. I’d be surprised in any bird wanted to nest there.
Will the wind not get under those tiles and eventually rattle them to destruction.....😮
Not really no. Not the winds we get in UK, even heavy storms concrete tiles take it well.
It really needs guttering at the base of of the pitched roof. The weight of the water running down the pitched roof will eventually buckle the flat roof.

No mate always OSB with rubber and same for GRP roofs. 👍
And sorry not picking at your work it's good another thing the old boy told me was with the middle glue your meant to let it go tacky is that just a different product or is it wrong
Again no mate, rubber goes down as soon as deck adhesive is rolled out evenly and still wet. It will go off and tac much better that way. Sound like you’ve been taught wrong on it bud . 👍
Can you not put you’re rubber on first then trims last?
Not if your following manufacturer specifications for install, on the drip edges. Kerb edges go on over rubber though.
@@davesalter so how would you install a around a downpipe that is touch tight to the wall?
@@jordantruesdale7244 never had to do that. Not sure what detail that would be. But if that was the case probably would need the form flash tape for rubber roofs that isn’t covered in the video I did on the small bay.
If you plan on doing a rubber roof yourself maybe do a day course on rubber roofing. You can ask all the questions you want then while doing it.

Decent job but i can't upstand why you didn't fit anymore felt underneath the original and overlay the rubber before tiling in, all it takes is for a tile above the bay to be defective for rainwater to get in behind the rubber
Thanks mate. Yeah maybe should have added more felt, but the rubber does extend probably 150mm above the felt, it just sags more due to the weight so you can’t see it as well. But I felt at the time water would still make it to the bay in the event of a broken tile above.

Never heard of birds pecking holes in a rubber roof. I assume they peck for a reason and not just straight up vandalism. 😃👍
I can believe this! Have watched crows hammer stuff for no good reason.
OSB is not recommended for long term outdoor use. You should have used treated timber planks. If that OSB gets damp it will fall to bits.
@@daniel_913 OSB in the UK is commonly used outside on flat roofs and vertical walls on dormers, outbuildings etc. OSB3 and 4 are suitable and made for use in wall structures and roof decking.
OSB1 and 2 are more for indoor use, furniture, etc.
