I was under the impression this rule was to force cities and towns to allow the units. Are you still required to follow all of the township bylaws? Example: I am zoned R1 but I would like a garden suite, small building. I am in NW Ontario.
In terms of utilities.is it possible you would have to resize the main water line and sewer line connections from the street all the way to the house to accommodate the garden suite? I know a renovation we did on a house a few years ago tripped this when we went to add an extra shower and a dishwasher. We were required to upgrade from a one-inch line to a one-and-a-half-inch line from the street connection to the house and the Sewer had to be upgraded to a newer modern PVC pipe from the older clay pipe and at a larger diameter. total cost to do that work was about #45,000 ontop of the renovation. We discovered this at the mid-point of the construction. and it ended up adding 33% t another projected budget that was not accounted for. Thanks to a family load it was accomplished.
@@suiteadditions Also would the electrical panel need to be brought to 200 Amps as well or is that standard these days? The house we did was only 100 and it needed a new panel. It had aluminum wiring as well so that necessitated a complete rewire anyway. We nicknamed the house the money pit! With having to re-do the weeping tile, install backflow prevention valve, and remediate asbestos and wonky beam placement necessitating new structural and engineering due to undersized and incorrectly located beams the prices just kept going up. We doubled the original budget

Some places started permitting this many years ago as it is a solution that many were looking for. I’m glad this video was made explaining this option to interested people.

It’s 22.5 x 140 (3150 square feet) - do you think that would meet the minimum square footage requirement? In the video you gave an example of 4000 square feet, not sure if that’s actually the minimum or if you were giving an example. Also, is my area clear to start building?
Toronto doesn't allow them yet. I would say in a few months it will likely be in the bylaws. 4000SF is a rough guess on min. But each city will be different.

This will likely increase your overall property value, which mean yes likely your property taxes should rise in the future. But benefits outweigh the costs.

Water line yes to 1", but drain line typically not. 4" normally sufficient.

Would adding a garden suite in Toronto add more value to the house than the cost of construction. Would this be a good idea for a flip.
Flipping these might be tough. Depending if you're able to keep construction costs low I think.
