How far above grade should a window be in Ontario?
If a person wanted to be the general contractor for a simple 800sq.ft garden suite in London Ontario area what would you expect the total cost to be just to put up the foundation with the services ready to go? It would be slab on grade with proper footings like your other video. Thanks!

Hi Andy, thanks for your great videos, very detailed, very practical. I have a question about ceiling height, my basement ceiling height is very okay, around 7ft, however the under the beams and ductwork, it is exactly 6'-5'' ( haven't got drywall), so thinking that with drywall, it will be only 6'-4". I am in Cambridge Ontario, I wondering if I have to redo the ductwork, or usually the city tends to be more lenient over this. Thanks and have a great day.
I was under the impression this rule was to force cities and towns to allow the units. Are you still required to follow all of the township bylaws? Example: I am zoned R1 but I would like a garden suite, small building. I am in NW Ontario.
Yes every city must allow them but each has specific bylaws

For units built on the garage, where do the cars park then? If each tenant has a car how does one deal with all the added cars now?😊
It's very site specific. In many cases the cars are on the driveway instead, and sometimes driveways are widened.
I plan on rebuilding my house, with a basement apt and an ADU in my backyard.

Hi have a question omce you finished installing the drain and gravel over it. if building a wall with the 2 x4 do you pour ciment over it so the 2 x4 on the floor has a flat place to rest on. Was tryimg to see on the video but the 2 x4 and membrane was hidden it. Good video and well explained . Thanks Joe

As a landlord each room would need to rent for about $1200 per month. And that’s after a credit check and would never rent to anyone without 800 credit score and proof of payment for last year. Thanks to the LTB.

Question, our landlord, to comply with a fire code inspection. Has screwed drywall on to a pre existing not up to code masonite unit division wall. No air gap with insulation in between Is this acceptable or should we get another inspection? Thank you
If Toronto is #1, why is that only 6 ADUs have been built in the city in the last 3 years?
They been only allowed for less than 2 years and design, permits and construction takes time.

Until the LTB backlog catches up, getting into the landlord game is very high risk. Amateur landlords are bidding up housing prices with dollar signs in their eyes and pricing out first time primary residence owners. Stop hoarding shelter and the price wars go away.

I have the perfect lot for this but how does it make sense .? All these houses can be rented ‘as is ‘for the income of 2-3 of these units. So you would go into debt for a minimum of 1-2 million to add an extra 1-2 units ? On top of that you have a government with aspirations to be the biggest landlord of Canada in the near future which will be your competitor. To me this is just another scheme to bankrupt small landlords please someone tell me different.

How do you convert a home that uses all gas for power to a fully electric home? This I think is safer and lets you use energy efficient appliances. I read that this process is called electricfication. Do you have any flippers who have done this or done it yourself? It would be great if you could do an episode showing the steps & costs involved and how to do this from start to finish.
This is possible but often not very practical, especially if you have multiple suites due to the capacity requirements. There are some homes with all electric heating, appliances etc and would typically required 200amps and up. If you have multiple suites and all electricity, you may need to upgrade to 400amps. Depending on existing transformers in your area, this can be costly. We briefly touch on this in the video. If your property is on natural gas and work is done by a licensed gas fitter, it should be very safe.
