    Hello, as I know from my own experience to have license from architect to live in a house you need to meet so many criteria's .. they don't have septic tank as they use camping toilet so this is already one thing which would not meet licence criteria ... As some people said as well this is so overpriced how people could buy this? Doesn't look like they got decent solar system either.. If they would you would of showed .. Water situation ... have they got borehole? you didn't said that so I assume they don't .. You did wrote that it is one water mine .. but when you show it it was empty .. is it really just because owners didn't had time to clean it or is it because there is no water there ... would be a lottery to get that ;) The roof .. it's sinking in and it is insulated with cushions .. you have to take all this apart and start again with more support Rooms .. haven't even got floors ..some kind of chipboard (to get a licence to live you have to have insulated floors ).. roof on old mill house (there the owners got kitchen now) this looks so unprofessionally done you have big gaps at the top and it is wonky .Oh and The land looks so poor .. have they got olive trees? as you didn't mention it I assume they don't have it or it's included in that 10 fruit trees .. which I didn't seen as well. Yes it is lovely place to be and live but you will need to invest 200-300k as you have to redo everything and add so much more. Surely if someone would buy this for 300k would be very stupid or very rich ;) as it's not got licence to live in and it is not ready to live in .... As so many people said it is worth 50-80K no more for 300k you should be able to get house where you can live comfortably, have good solar system , have kitchen in a main house and have a flushing toilet don't you think? not a bear dirty rocks and gravel in a sitting room it's a joke

    Paradise - yes! But very rough around the edges (chipboard floor, exposed insulation on the outside, a camping toilet). I've seen better finished off grid for half the price. Great video, lovely location but I'm sorry the owners are having a laugh at that price.

    Well over priced, shoddy workmanship and unfinished bits all over the place. This was up for sale at even higher price last year, seems there's hardly any work been done since last on UA-cam

      It's interesting because this property has been owned by the same people for a few years and they assured me that it has never been for sale in recent years, aren't you confused about the property?

    great property being sold just for the scene and not for the house. only outside walls are to be saved. every material used is as cheap as much it can be

    The buildings are a mess, the land is nice looking but useless, way overpriced even at 1/2 the asking price. Good video.

      I understand that it is a unique property, including the price, but it also doesn't seem fair to me to think that the value will be less than half,
      with the same characteristics, a large ruin and half the area I have sold properties for €150,000 but I appreciate your opinion, you usually explain your reasoning and I appreciate that, thank you

      Your two questions are perfect, thank you very much and for that I will try to answer
      I never accept properties that I don't believe in!.. I think it's obligatory to do this, not accept when I don't believe in out of respect for the owners because if I don't believe I'll never be able to help and I'm deceiving people and I don't do that.
      about the price, I admit, I researched a lot, I don't have any sales of mine that I can say I sold the same for this price, I can't do that,
      I have sold for more expensive and cheaper with always other characteristics and this property also leaves me with a market analysis in an isolated location, and I share with you the words I had with the sellers.
      " I don't know if we will achieve this value but it doesn't shock me, but I believe we can present it on the market for this value and analyze what the market says! "

    sorry joao,the price is far to high,we can buy land like this in wales that nobody wonts for half the price,you have to make us feel that we get a bargain in portugal,not what we can buy at home a loy cheaper,great vid and take care.

      I appreciate your constructive comment, thank you very much but I don't agree with this market analysis, it's not fair to compare different markets like you are doing, each one has its own values for different reasons
      This property we have here, if it were north on the Douro River, without leaving Portugal, it would be worth €1,500,000, the market doesn't go up when it goes down for certain countries to find a bargain or not

    Lovely isolated property in the middle of paradise, but overpriced given the spartan quality of the finishings inside the house. But perhaps this might appeal to a buyer.

    Scandalous price , unsafe build I Have visited this place last year in person
    It “could” be very nice l but the work has been done to a very poor diy standard the main roof is structurally to weak to support the weight of the roof tiles and a similar story with everything else ! This agent needs to be more professional trying to rob unsuspecting foreign buyers off over £200k is really not very honourable !
    really poor quality audio on his Videos should be improved. Been looking for some time for the right property to buy but sadly lost trust in this guy after this one it’s not worth anymore than 80k with the mess that needs re doing It needs starting from scratch again to be safe and to any of the necessary standards such a shame !

      for the work i see done in the house it needs completely tear down and leave just the outside walls, it seems it was done by small children. 100k maximum. this house cant be considered living conditions

      ​@@Joaombdias well the stone haven't been grouted no insulation. So when you're in that home, there is holes through the stones to the outside . THROUGH the whole house. You'll probably feel air blowing inside. Believe me, I know!! so a house that has wind blowing through it. It's not worth $299 that would be a horrible feeling Why do you think they have pillows in the bedroom up by the roof all the way around because air blows in !!!! not good 😅

    No disrespect to the agent but is this a joke, Quarter of a million euros for a place with no floors half a roof no toilet solar looks like it was built by a 10 year old, and access is 2km on dirt road and wouldn't be surprised if river floods the kitchen in winter the overall finishing is to a very poor standard, and the land is a fire risk,habitual licence would never be granted
    This will be for sale at that price for a long time to come 80k is a more realistic price as there are lots of better properties for that money with licence granted
    The seller wants to take up a different hobby as building is definitely not his strong point

      Thank you for your comment and some analysis but it has some errors such as the license, you cannot say that it will not be issued when the law allows building a house here and or renovating the existing one which currently already has a housing license
