- Last week, I was fortunate to assist my client for a "House Inspection" which ended into a "House Turnover". My client bought this beautiful BRIANA MODEL in Lancaster New City located in General Trias, Cavite and I was their agent/broker.

So, ANO NGA BA ANG DIFFERENCE NG HOUSE INSPECTION SA HOUSE TURNOVER?
(1) HOUSE INSPECTION - is also called "Punchlisting" or "Walk Through" (depende sa term na gamit ng developer). This is the first process that the client will undergo before the house is turned over. During House Inspection, you and your client (together with a site engineer or admin officer from the developer) will check/inspect the house physically. It's recommended that you start from exterior of the house then proceed with interior.
Any damage/item for repair must be punchlisted or written on the report and this will be the basis for the next inspection. Dapat, yung mga makikitang problem sa 1st inspection, ito ang mga aayusin at ichecheck sa 2nd inspection.
If the house doesn't have any problems, then the client can now proceed to House Turnover.
MERON PO BANG LIMIT SA PAG-INSPECT NG BAHAY?
From my experience with different developers, there is NONE. WALANG LIMIT ang beses kung kelan ka mag-inspect pero syempre, mas gusto natin na lahat ng problem ma-address or ma-rectify as soon as possible para ma-turnover na ang property at ma-enjoy na ng client ang bahay nila. =)
SINO PO ANG PWEDE MAG-INSPECT NG BAHAY IF OFW ANG BUYER?
Pwede mag-inspect ng bahay ang spouse (asawa) or legal representative (Attorney-in-fact/Special Power of Attorney) in the absence of the buyer.

(2) HOUSE TURNOVER - Once all items for repair are addressed/rectified or once the client is satisfied with their unit, the client will now proceed with House Turnover.
During House Turnover, the client (or representative with SPA) will sign the formal acceptance letter and house keys will now be turned over. House warranties and other important matters will also be discussed during house turnover so better take note of this part (renovation procedure, etc.). House Turnover is usually facilitated by the developer's admin officer.

Hehe it’s up to the buyer Sir if they wanted to rectify or not. In this case, naabutan sila ng pandemic kaya tumagal ang turnover nila so they opted to accept the unit even with minor issues.
Yung small things po ba like yung sa kitchen drawers na tabingi pwede pa ba yun ipaayos bago iturnover? TIA

Hi! Yes po, bawal po ang buyer sa construction site for safety purposes. Marami na pong incidence in the past na pumunta ang buyer sa construction site at naaccident. For safety po ng buyers natin, kailangan may clearance for inspection po muna ang buyer bago makapunta sa unit.

No project is perfect po and that's why we conduct unit inspections/punchlist po to rectify the concerns. :)

Hi! Hindi po kasi partner ng developer ang Nawasa pero malakas po ang tubig dito at hindi nawawalan ng supply. If magiging Nawasa po kasi ang tubig natin, may possible na ma-apektuhan ang supply ng water sa Lancaster.
