    To me this is what i like. Been to Jamaica few time got most enjoyable experience away from tourist. Up digging yams on blackie's farm in mtns. Going for walks around the area with locals and hearing stories. Great way to experience country. Looked on map and saw the area. Dont need or want to keep up with Jones. Thanks this would be for me

    Now this is what im looking for.. i guess i was looking for "Barrios". It komd of reminds me of an Africam village. Id love to buy that abandoned lot with the nice wall. Id like to build an old frontier type of cabin. My daughter would love it.

      Very loosely, I suppose. IN reality, overall, Poneloya is different all around. The road situation is different, the vibe is different. It's amazing how different the two are really. Poneloya feels small but actually has more people. Much more tightly packed, more old money, fewer expats. We love LP and wouldn't consider Poneloya if that tells you anything.

    After our visit a couple weeks ago I determined that we'll next explore Matagalpa, my wife loves the beach but I am just too sensitive to the big angry fireball in the sky. Such a beautiful area though!

      Matagalpa is beautiful, so green lush with mountains and not as hot as leon .
      You should enjoy it

      Farm prices vary SO wildly. A small one might just be a few thousand dollars USD. Big ones can be millions, of course. There are so many variables.

    you are more adventurous than some of us former natives! i like your idea of gettting one of these cheap areas and building the house you want but i aways assumed that would just make you a magnet for crimes of opportunity. i would assume you would want a good guard or two

      Considering how close you are to other expats (assuming you are an expat) I don't think that it makes you much of a target. It's all just physically so close. Maybe you can say all expats are targets, and that's legit, but I think being in this area would not make you more or less of a target than anywhere else on the beach. Being off-beach makes it harder to approach though. I think the presence of the physical beach makes you more of a target due to physical advantage of someone approaching from the outside in public space.
      That said, three years living on the beach, and I've heard of a total of zero crime against the expats. No violent crime, no breaking and entry, no theft. It's a small village. Crime is small and everyone knows each other. I know of no one in the beach zone with real guards. A good number of cuidadors, which are kind of like security, but not like a real guard. The hotels mostly have semi-official guards. Only one has full armed guard service from full time professionals brought in from the city. The need for security on the beach is low. The police are right in the middle of everything.

      hey Miquel, I think if you want to build up one of those houses to sell later that is not a good idea, if you don't live there. but you could live successfully there and happily if. Do not show you have much money by making too fancy houses, it's like rubbing it under their nose. Big fences might help. Maybe not driving too fancy cars. maybe not inviting all neighbors so they can all see how many goodies you have inside, again trouble. maybe having many dogs good idea, a good alarm for if you intend to ever leave your place. preferably to have someone stay almost constantly in the houses, not leaving to your country and leaving the house alone for months. nobody should know when you leave. but for the rest, I do not think that anyone will touch your place if you live there unless you leave things unattended. we are moving permanently to Nicaragua in a few months. Nicaraguan people are nice people, but waving with goods under their noses even the holiest of all will get tempted. We would have too if we were in their shoes. Go for it make your dream come true.

      Public transportation! That's how Nicaraguans do it. It's rare to own a car here.

    Hey Scott! What is the the average for cost per square foot, of building a house in La Peñitas?

      This varies so wildly by builder and materials. It's not like the US where you have predictable pricing by the foot.
