    Try checking out Guimaras Island, it's just 10 minutes off the coast from Iloilo City but like a quieter, more provincial Boracay. Rents are still really cheap. Small group of expats living there. Iloilo is around a 4 hour drive from Boracay, nice, clean, green, safe, medium size city but has all the modern conveniences. Iloilo is bigger, pricier and more developed than Dumaguete, but smaller, cheaper and less busy than Cebu, but better planned and managed than both, with more parks and nicer streets and very bike friendly

    Maybe it is more easy to find a place outside Boracay. More cheaper and the sorroundings are much much better.Maybe somewhere in Antique or Ilo-ilo. Take time and i hope you will find one.

    Boracay is too expensive and very crowded. Panay Island is bis and sill a lot of beautiful places out there and could suit your taste.I'd been following the vloggers who's now more than a month and they're now in Tablas,Romblon. They are family and they call their channel "Meet The Nomads " Maybe then it'll give you the idea how beautiful Panay Island is aside from Boracay. Takecare and have fun in the Philippines.

    Time to look for a property or a place to live in Boracay while the market is still very much available and plenty to choose. This could also be a good investment as the future looks good for Boracay business wise.

    Boracay is way too expensive. Real estate prices have skyrocketed in the past 10 years through the roof. One thing you really need to consider is the noise. Are dogs barking all day and night? Do the roosters wake you up before sunrise? Do your neighbors karaoke noise go on all night? The only way to find out is to stay in these rentals for at least a night or two before committing. I'm sure that can be negotiated. All the best!

    Wall unit a/c’s are loud and will cost you a lot more in electricity costs. If you can get a place with a newer split a/c you will save electricity and stay cooler during the hot months.

    Rental property management before you show your rental property gather all the information and remove all your clutters, and personal things. When you rent your house is not yours anymore but somebody's home. The dog noise is a minus. And a security guard is a plus. Make your rental desirable by keeping it to par.

    Its not that there arent units available, its just that the Philippines has a very poor network infrastructure when it comes to real estate. There is no standard rules like in America where open properties are clearly defined. Best to get a phone book and spend the whole day making phonecalls and emails rather than bouncing from one property to another with caretakers who dont even know the price of the place.

    • @BiancaBeyond

  • @damonottaway3648
    @damonottaway3648 2 роки тому +1

    You really need to learn negotiation tactics. Most all the time you can get a much better price. First negotiate a monthly price that you both agree upon from original monthly price. They are going to want a 2 month and a security deposit as well. So basically your move in will be 3 months total.
    Filipinos love getting a full years payment up front so they will most likely be willing to lower the monthly rate if you pay in full.
    So a place that might originally be 25k you can get for 20k. You have to definitely negotiate. And you should always get a better deal paid by the year.
    You guys might like Bantayan Island if you’re looking for the touristy areas.
    Funny thing about the Philippines is that if a family needs money, they will just move out of there house and live with other family members. The thing is that all the shit in the house usually stays.

    I'm in total agreement with Joe Macnab. Of course they know the price. If I were to agree to "show" an apartment for rent by the owner, knowing the rental price for both locals AND Foreigners would be a mandate. A higher price for foreigners is undoubtedly discriminatory, but still seems to be acceptable, sad. If it were me I would either negotiate or just plain walk away. Maybe if Briana just looked, would she get the local price for the rental? When and if you get a price, maybe she can go back and look as if she had never been there before to see if she gets a lower price, then you would know. I doubt they would recognize her. I know it was smaller than what you were hoping for, so maybe this is all a moot point, but I still think discrimination is ugly.
