It's a great project on paper. The reality is far messier and its slow build out shows how little impact is really having on the Lagos scene... Little to none... I still am rooting for it though because it would be nice to see it completed as envisioned..

Exactly. We'll see the return on investment after the completion of this new city.

One factor he didn't factor is that:
Eko Atlantic is NOT a government project.
The city isn't the only smart city in Lagos, they area a lot of smart cities in Lagos several targeting low end.
Bar beach was an environmental hazard to the financial district of Lagos plus the land was part of the Lagos coast.
The city was planned to be a gateway for Foreign companies to invest in Nigeria.

How about Abuja? It looks a pretty successfully planned city.
I think Diamniadio will ultimately be a successful project too. It might just be a little bit slow to fully be completed.
      Just like Kilamba in Angola.
I think new planned cities are necessary in most African countries. Old cities are often unrepairable and may be costly with very poor end results.
Most current African cities were just colonial settlements with no or just basic planning. Where master plan existed, they were never properly followed, implemented or regularly updated.
Vision city in Rwanda is not a city by the way. It’s just a gated community in Kigali.
Also please be serious, Akon City was never a thing. It was just Akon bragging and fooling naive people.

Abuja Nigeria started from scratch and it works perfectly. So why did Abuja from scratch works and not Eko Atlantic from the scratch. To me, Nigerian regional/ ethnic political factors which eventually manifested itself in investors(financing/funding) not too sure about their 'Return on investments'
Secondly, Eko Atlantic may have suffered the Faith & the same conspiracy like the Ajaokuta steel mill industrial complex.

Eko Atlantic will provide job opportunities to average Nigerians though, and the sea wall has saved half of the islands if Lagos
