Unlike other condos I’ve seen in Bangkok and Pattaya, you can immediately tell this condo has quality in mind. Top of the line Gaggenau 400 series appliances to mostly overlooked items like hidden door hinges.
Been watching you since the lockdown Jet ..your presentations are now masterful You've really honed your style and found your niche. Good luck as always.
Thank you so much for the continued support!
Please include *price estimate* of the properties you tour and show. Not as a link, but mention price in the video itself.
1 bedroom ~86 sq m for 45m baht. 2 bedroom ~155 sq m for 95m baht and up depending on number of bathrooms and size. They have 3 and 4 bedrooms also. One thing I don’t understand in Thailand is why larger units cost more per sq m than smaller units. Maybe Jeff can chime in?
@@kdu1 Thanks. So 1.27 million USD for 86 m². 🙂
@@kdu1 Hi, it depends but most of the time it's because there is less bigger units and also because the bigger one are mostly higher floor and corner unit. The price for the 86 sqm, for exemple, start at 45 mb but for this price you will have a low floor, with not the best exposure and probably not corner unit. Hope this help to understand
Wow, such a beautiful place. Love the modern, sleek look and the high ceilings are incredible. Great video. I always look forward to your work, Jett. Great job.
Amazing presentation and what a beautiful space!
Very nicely and professionally done Jeff!
The finest of Bangkok! Great video Jett
Thank you so much!
Jeff. Wonderful Presentation!
Very nice! Well presented.
I used to live in Soi Lang Suan. I would take a walk around Suan Lumpini every day. Great memories.
Yes, you feel confident, you feel energetic living in this beautiful place.
Absolutely!
Now this is motivation
Beautiful property
amazing, i love Thailand
Impressive. Excellent location at ChitLom BTS. Love the 2 bedroom apartment. Comparable with the Ritz Carlton apartments.
Jett is a solid real estate guy. Might consult his team in my next projects in Thailand.
wow an epic condo in BKK!
Nice thanks for the video 👌 But I always wonder what the utility rents are for places like this
Beyond amazing presentation.
Glad you liked it
You do very nice video.
Video production on point great job. That’s the way they should be built similar to the west
Yes the build quality at this condo is world class
ภาษาอังกฤษฟังง่ายดีครับ ชัดทุกคำเลย
ขอบคุณมากครับ 😊
Can you tell us the price of the 1 bathroom? Thank you.
subscribed and saved... are these properties available to rent?
Gym looks insane
I've been thinking of moving to Thailand with my "thai wife" due to the high expenses in the U,S right now. We are here now actually. That said, the air quality seems to be getting worse over the years in both Bangkok and Chiang Mai. That said, we are going to rule out Thailand until they can fix the situation. The US did back in the 80s. So can Thailand.
Beautiful places Jett. You're doing a great job showcasing them. I am a hotel photographer and also have a 30-person real estate media team out of Seattle.
Thank you. Would love to see your photography and real estate material. Got a website to share?
is there a HOA for this property?
Hot damn jetu know how to pick the music, it was the music that made me buy my last condo
Out of curiosity, which condo project did you buy at?
Breathtaking but starting at $27.000 per sq meter it should be. 10 out of 10 on your presentation
What's the property price?
How much is monthly rental for that amazing condo penthouse
I was planning to buy in Bangkok 3 condos but i will wait january to see the implémentation of the new tax law
I completely understand your concern and I would do the same if I were in your situation. It's shocking that this current administration, with the PM as the former CEO of a top real estate company, would make such a vague and troubling announcement.
My own personal, non-legal, non-investment advice opinion is that the tax announcement won't go through. It will be scaled back to only taxing overseas capital gains or business profits, if that.
Looks nice, but looks can be deceiving. How's the sound isolation/sound proofing between units? Can I hear the people above or beside me? Example: Cabinets closing/slamming, heavy walking/stomping...etc.
Personnally I hear nothing and no one even during construction in my neighbors room. Note that if you are under the 15 floor I think you can hear some of the trafic even with the double glass window
@@Theophile-eliet Traffic noise doesn't bother me. I'm tired of moving into "Luxury Condos" and keep hearing units above or beside me: Cabinets closing/slamming, heavy walking/stomping...etc. If it's advertised as "Luxury", it should not have these issues.
very very good point
I toured this condo on Tuesday. Truthfully, as nice as the amenities were, it was lacking in a couple departments.
1. If you are a Motorcycle Junkie like I am, there pretty much is no Motorcycle Parking.
2. The Views Aren't Very Good, If it was a bit closer to Lumpini, that would be better in terms of Park View.
3. Frankly, I feel like its overpriced. The Unit I looked at as 160k P/M I feel like for that price you could get a 2/3 Bedroom at The Sindhorn Residences with Hotel Style Amenities and a Much Better View.
I will say, the amenities are second to none, bar the pool being so low (rooftop pools are where its at).
The Gym was simply amazing, the sauna and massage rooms were stunning. Unbelievably reasonably priced too if you want to book a Massage studio for a couple hours.
Coworking space and meeting rooms are pristine.
All that being said though, I still feel your hard earned money would be better spent closer to the Lumpini Area or Along the Banks of the Chao Prayao.
Criticisms Aside, Excellent Video Jett. Love Your Presentation Skills.
How many Sqs is the 2 br condo?
Ranges roughly between 155-165. I think the one in the video is 156
What is it with these see through bathrooms in Thailand ? I don't get it.
There’s a switch the make the screen opaque.
@@JettGunther I don't know about that one, but most of those work on the principle that when power is applied it is clear, and when power is off it is opaque. Even if there was no switch, it is easy to have frosted window film applied to any window. I had such film applied to the small windows at my front door of my single family detached home.
Big question is what the new tax regime will bring until.then all bets off . 180 -1 days but this means not buying at the moment. But that's just my opinion.
30 % flat tax would mean a no go for me
Having to bring in 13 million to buy a 10 million property would be insanity.
It’s a no go for me also. But I think the condo prices will also come down by 30%.
@kdu1 Let’s sit tight. I personally highly doubt the govt will tax ALL remittances.
❤❤❤
Hi I’m interesting in this 2 beds room.. I already emailed you.
It’s ok kinda small , can you buy two and combine them ?
the two bedroom who wants a window in to the bathroom ???????
That’s like a phone last place I want to be talking to anyone !!
Jett are property developers accepting Crypto Currency as payment for these Condo's?
Unfortunately no because you need a proof of bank transfer from abroad to Thailand in a fiat currency
@@JettGunther Will that change anytime soon?
If you’re serious about this question, go to my site jettgunther.com
You’ll find my email at the very bottom and I’ll tell you how this issue can have a workaround. Can’t talk about it in public.
For a city that is sinking few inches every year due to heavy rains ... I think *il raincheck* nevertheless, lovely properties !
Won't deny that it probably has some kind of effect somewhere. But I was literally just at the Millennium Hilton for a Sunday brunch at the riverside terrace. The hotel was built in 2005. At a few inches a year, I should have been dining with the river fish by now.
Extrapolate that further. The Mandarin Oriental. Built in 1876 by the riverside. Still there.
When you enter/exit your condo, do they have a side door for residents’ use? I don’t want the front desk people gawking at me every time I go in and out of my condo.
You can come in from the parking zone entrance.
Street level of Bangkok is hell.
sooo true!
Looking great! But what is Bangkok's plan to solve its traffic issues? With more high rises it can only get worse.
That's why this condo is 150 meters to the skytrain ;)
@@JettGunther But the target audience of this condo probably didn't pay 45m+ and a very nice garage, just to skytrain it everyday...
@davec8153 I know a few people who live in that condo and they take the skytrain all the time.
hi
Please quote in USD
Looks like a business center in a hotel
It's a very business-oriented and prestigious neighborhood, so the condo reflects that.
The problem with any real estate in Bangkok or anywhere else in Thailand is that you can spend mega millions for a beautiful condo/home but the neighborhoods and surrounding are so bad, dirty, and junky (trash are everywhere). I don't know how they justify that kind of price ranges. Don't get me wrong those condos or homes are absolutely beautiful.
pls convert to USD
The last place anyone want to be next to is the US embassy or any other diplomatic places 😂😂
Uh oh I won’t ask 😂
This kind of video -- twice a month in 2024.
💪
Love your English accent
And good presentation along with film
Thank you! 😃
I was living at Four Seasons residence in front of the river and it was much more luxury than this Jett
I love Four Seasons too. However, they only leases their properties. They don't sell. That's why I've never featured it on this channel.
Is there anything better than the Four Seasons Residences? Seems like Bkk penultimate luxury
@derricbecker8431 four seasons is nice but its biggest flaw is that it can only be leased.
Some freehold branded residences that can be owned outright:

Ritz Carlton: ua-cam.com/video/68EyOI9ZKX4/v-deo.htmlsi=dA7K7Airpu495OY5
@@derricbecker8431 I heard that mahanakorn tower and banyan tree residence are gems as well
Haaaaa🥲 how much is that apt,,,you don’t say
Read the video description.
I don’t say prices in the video itself anymore because it can change overtime.
