Very clear and professional presentation. I am surprised that I've not seen more land/real estate businesses do the same. I've visited Utah for 9 consecutive Summers to see the parks, towns, sites, and also ride ATVs. I have ridden in areas fairly close to this property, areas around Panguitch, Circleville, and many areas all around as well as east of Richfield. The abundance of lakes (excluding the scenic San Rafael Swell) is a strong plus. One item not mentioned here was water. Not knowing Utah law, I wonder if water rights are included or excluded from the land, how complex it is to get a drill permit, and whether the water table in the area generally contains potable water.

Back in the day, that ski resort was named Elk Meadows. It has been purchased and reopened. The snow is deep up there and it gets very cold.

Can one dig a pond and water well on this property?
Cut out those cedars when you buy it. Each tree drinks about 30 gallons of water per day. The place will green up nicely.

So you have to drive 1 1/2 hours, one way, just to buy a piece of plywood
3k an acre is high for that property should be 300.00 an acre its scrub land and its in Utah. Their's nobody out there for a reason . And it's raw land

I want to sell my land in Utah, it's in the middle of nowhere near delta. 80 acres
Doing alot of talking about what is around it, so what is wrong with the land itself ?
160 acres is one square mile or a Section.

This is typical refusal to divide it up into affordable single-acre parcels.
That's $3,000 per acre which is extremely overpriced considering there's no paved road access which means it's a remote seasonal property. The 7760 ft elevation means you have to drill 760ft before reaching the ground surface at the front of the property to have to drill another 400 ft deep for a well. The BLM state land borders mean there will always be people trespassing on your land camping, ATV tire ruts, shooting guns, drinking, etc,,, without permission.
You didn't even mention current property taxes and the fact the price is $1.9 million will certainly increase new owner property tax vs current taxes.
You didn't mention mineral or gas rights, considering there are what appear to be above-ground gas pipes on Dog Valley RD which is basically Freemont Rd. Something is going on there.

Well fall out is a description of contaminants that come from the air. So not really sure how fracking activities that occur below ground get up into the air and then "fall out" onto the property. Sounds to me like you're completely full of crap and just being a troll.

Interesting if a fact. My grandfather second wife grandfather bought land in Wyoming. Near the res. Before my grandmother died. The land went back to the res. It was proven to be theirs. My grandmother grandfather built a log cabin on the property. It had a lot of history. A lot of the old gun slingers handed out there while the law was looking for them. It also had a shed on the property. With a pool table. The outlaws played pool on it. I got to see it all once. That property was south of Thermoplus in the valley. East side of the hwy. They gave land back to the res also in Riverton, Wyoming. So. Land does end up going back to the res. Also, it just happened in Oklahoma. People need to do their research before buying.
